 1. PER THE DEVELOPMENT APPLICATION:
  
  1.1. THE SURVEY SHALL BE PROVIDED IN ELECTRONIC FORMAT
 (PDF).
  
  1.2. THE LEGAL DESCRIPTION OF THE PROPERTY SHALL BE
 PROVIDED IN ELECTRONIC FORMAT (WORD).
  
  1.3. A $212 ENGINEERING SERVICES FEE IS REQUIRED.
  
 2. A SCANNED VERSION OF A SCAD APPLICATION WAS INCLUDED
 IN THE SUBMITTAL ? WAS THIS APPLICATION EVER SIGNED BY
 THE CITY? HAS IT BEEN SUBMITTED TO THE SCHOOL DISTRICT?
 PLEASE PROVIDE A STATUS.
  
 3. THE SURVEY INDICATES THAT THE WESTERN-MOST PARKING
 IS CONTAINED WITHIN THE BOUNDARIES OF THE PROPERTY (AS
 PART OF ?PARCEL TWO?), BUT THIS IS SHOWN ON THE
 PROPERTY APPRAISER?S WEBSITE AS BEING A PART OF A
 PARCEL OWNED BY FEC RAILWAY LLC AND IS THE RAILROAD
 RIGHT-OF-WAY. PLEASE CLARIFY. NOTE THAT IF THIS PARKING
 IS BEING INCLUDED, THE MAIL LIST, MAP, ETC. ALL NEED TO
 BE UPDATED.
  
 4. SQUARE FOOTAGE AND ACREAGE SHALL BE PROVIDED ON THE
 SURVEY FOR THE LAND AREA OF EACH PARCEL. CONFIRM THAT
 ALL STUDIES, ETC. UTILIZE THIS CORRECT LAND AREA.
  
 5. WHILE NO DEVELOPMENT IS PROPOSED AT THIS TIME,
 CONCEPTUAL MASSING STUDIES SHALL BE PROVIDED TO
 INDICATE VARIOUS BUILD-OUT SCENARIOS UNDER THE PROPOSED
 FUTURE LAND USE DEVELOPMENT POTENTIAL.
  
 6. THE FOLLOWING COMMENTS HAVE BEEN ISSUED BY ALEX
 HANSEN, CITY COMPREHENSIVE PLANNER, AND SHALL BE
 ADDRESSED ACCORDINGLY:
  
  6.1. THE FLU AMENDMENT TRAFFIC ANALYSIS PREPARED BY
 KIMLEY HORN DATED MAY 9, 2022, STATES IN ITS CONCLUSION
 THAT, BECAUSE OF TRAFFIC LIMITATIONS, THE FOLLOWING
 RESTRICTIONS WOULD BE IN PLACE FOR THE AMENDMENT:
  
  - RESTRICTED MAXIMUM DAILY NON-RESIDENTIAL TRIPS:
 18,903 DAILY TRIPS
  - RESTRICTED MAXIMUM AM PEAK HOUR NON-RESIDENTIAL
 TRIPS: 567 PEAK HOUR TRIPS
  - RESTRICTED MAXIMUM PM PEAK HOUR NON-RESIDENTIAL
 TRIPS: 1,931 PEAK HOUR TRIPS
  
  ANY TYPE OF TRAFFIC RESTRICTION PLACED ON THIS FLU
 AMENDMENT SHOULD APPLY TO ALL THE TRIPS GENERATED BY
 THE AMENDMENT AND SHOULD NOT BE LIMITED ONLY TO
 ?NON-RESIDENTIAL TRIPS?. RESIDENTIAL USES ARE NOT
 EXEMPT FROM THE FLU AMENDMENT TRAFFIC REQUIREMENTS. THE
 TRAFFIC ANALYSIS SHALL BE REVISED ACCORDINGLY.
  
  6.2. THE FLU AMENDMENT LOS ANALYSIS INCLUDED IN THE
 APPLICATION ONLY INCLUDES THE SUMMARY LOS TABLE AND
 DOES NOT INCLUDE THE FULL LOS ANALYSIS AS REQUIRED. IN
 ADDITION, THE APPLICATION DOES NOT INCLUDE A WRITTEN
 CONFIRMATION FROM THE APPLICABLE SERVICE AGENCIES
 INDICATING THAT SUFFICIENT CAPACITY EXISTS TO
 ACCOMMODATE THE BUILD?OUT OF THE PROPOSED FLU
 DESIGNATION. THE LOS ANALYSIS NEEDS TO BE REVISED
 ACCORDINGLY.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) ELECTRONIC COPIES OF ALL REVISED PLANS AND/OR
 DOCUMENTS SHALL BE PROVIDED.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE AUGUST 16, 2022,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN FRIDAY, JUNE 24, 2022.
  
 G) TO BE PLACED ON THE AUGUST 16, 2022, PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN AUGUST 1, 2022. SIGNAGE SHALL CONFORM, AND BE
 INSTALLED ACCORDING TO THE REQUIREMENTS OF THE CITY?S
 ZONING AND LAND DEVELOPMENT REGULATIONS; SUCH
 REQUIREMENTS ARE ALSO PROVIDED IN THE DEVELOPMENT
 APPLICATION. A SIGNED AND NOTARIZED AFFIDAVIT SHALL BE
 PROVIDED BY THE DEADLINE REFERENCED ABOVE.
  
 H) IF AFTER THE CASE HAS BEEN ADVERTISED THE APPLICANT
 DESIRES TO REQUEST A CONTINUANCE, A FEE OF $50 PLUS THE
 COST OF ADVERTISING WILL BE CHARGED.
