2022-04-06 09:05:27SUBJECT TO THE FOLLOWING CONDITIONS:
  
 1.) A 6-FOOT TALL PROTECTIVE OPAQUE SCREEN FENCE/WALL
 SHALL BE PROVIDED ALONG THE EAST PROPERTY LINE ABUTTING
 THE PROPERTY AT 320 VALENCIA ROAD. IT IS RECOMMENDED
 THAT THE REQUIRED 6-FOOT TALL FENCE/WALL IS PLACED AT
 LEAST 1-FOOT FROM THE EAST PROPERTY LINE WITHIN THE
 5-FOOT WIDE UTILITY EASEMENT.
  
 2.) SIGNED EASEMENT CONSENT FROM ALL UTILITY PROVIDERS
 (AT&T, COMCAST, FPL, FPU AND THE CITY OF WEST PALM
 BEACH) SHALL BE REQUIRED FOR THE 6-FOOT TALL PROTECTIVE
 OPAQUE SCREEN FENCE/WALL LOCATED ALONG THE EAST
 PROPERTY LINE WITHIN THE 5-FOOT WIDE UTILITY EASEMENT
 PRIOR TO THE ISSUANCE OF THE BUILDING PERMIT FOR THE
 REQUIRED FENCE/WALL.
  
 3.) THE APPLICANT SHALL MAINTAIN THE EAST LANDSCAPE
 BUFFER AND REQUIRED 6-FOOT TALL PROTECTIVE OPAQUE
 FENCE/WALL ALONG THE EAST PROPERTY LINE AT ALL TIMES.
  
 4.) SIGNAGE IS NOT A PART OF THIS APPROVAL. ALL SIGNAGE
 FOR THE PROJECT SHALL BE REVIEWED AT TIME OF BUILDING
 PERMIT FOR CONSISTENCY WITH ARTICLE XIII (SIGN
 REGULATIONS) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS).
  
 5.) THE DUMPSTER ENCLOSURE SHALL COMPLY WITH THE LATEST
 REVISION OF THE CITY OF WEST PALM BEACH GENERAL
 CONSTRUCTION-GARBAGE ENCLOSURE STANDARDS , GC-7.
  
 6.) PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT - PLANNING DIVISION.
  
 7.) THE CONDITIONS PROVIDED IN THE CONDITIONAL APPROVAL
 LETTER FOR ISPR CASE NO. 20-09, ISSUED BY THE
 DEVELOPMENT SERVICES DEPARTMENT - PLANNING DIVISION ON
 MAY 19, 2021, ARE STILL VALID AND SHALL ALSO APPLY TO
 THE APPROVAL OF THIS AMENDMENT (IN ADDITION TO THE
 CONDITIONS LISTED ABOVE).
