2022-02-14 16:07:271) CONDITION - THE NEXT TIME THAT AN AMENDMENT UPDATES
 A SHEET CONTAINING THE ADOPTION CENTER, THE WESTERN
 ARMS SHALL BE RELABELED AS "FUTURE ENCLOSURE" TO
 REFLECT THAT EXTERIOR WALLS HAVE BEEN CONSTRUCTED FOR
 THE OUTDOOR PLAY AREAS AND THAT THIS AREA MAY BE
 ENCLOSED TO CREATE INTERIOR SPACE.
  
 2) CONDITION - THE SOLID WALL/FENCE SECTION NORTH OF
 THE MAINTENANCE BUILDING MUST BE INSTALLED PRIOR TO THE
 CERTIFICATE OF OCCUPANCY FOR THE MAINTENANCE BUILDING.
  
 3) CONDITION - BANNERS AND OTHER TEMPORARY SIGNAGE IS
 PROHIBITED, WHETHER IT IS GROUND, BUILDING OR
 WALL/FENCE MOUNTED, UNLESS INCLUDED AS PART OF AN
 APPROVED SPECIAL EVENT PERMIT. **** PEGGY ADAMS ANIMAL
 RESCUE LEAGUE IS NOT A CULTURAL FACILITY, SO SECTION
 94-407.16 DOES NOT APPLY TO THEM. FURTHERMORE, THE
 TEMPORARY SIGNAGE THAT HAS BEEN INSTALLED ON SITE DOES
 NOT COMPLY WITH THE STANDARDS OUTLINED IN THE
 REFERENCED CODE SECTION. THE EXISTING SIGN PLAN AS WELL
 AS THIS AMENDMENT PERMIT INCREASES TO THE NUMBER OF
 SIGNS ON THE ADOPTION CENTER AND ON THE SITE IN EXCESS
 OF WHAT IS PERMITTED BY RIGHT. THE ALLOWANCE OF
 ADDITIONAL BANNERS ARE NOT SUPPORTED BY STAFF. ****
  
 4) CONDITION - PRIOR TO THE CERTIFICATE OF OCCUPANCY
 (C.O.) FOR THE NEW MAINTENANCE BUILDING, THE LANDSCAPE
 BUFFER ALONG 12TH STREET AND HIBISCUS CIRCLE MUST BE
 INSTALLED IN ACCORDANCE WITH SHEET LP-4. AN ALTERNATIVE
 LANDSCAPE BUFFER PLAN MAY BE APPROVED AS PART OF MINOR
 PLANNED DEVELOPMENT AMENDMENT AND IS STILL REQUIRED TO
 BE INSTALLED PRIOR TO THE C.O. OF THE MAINTENANCE
 BUILDING.
  
 AS PART OF BRINGING THE ANNEXED PARCELS INTO THE
 COMMUNITY SERVICE PLANNED DEVELOPMENT, THE STREET SIDE
 EXTERIOR PROPERTY LINES ARE REQUIRED TO HAVE LANDSCAPE
 BUFFERS INSTALLED. THE BUFFERS WILL NEED TO BE
 INSTALLED PRIOR TO THE ISSUANCE OF THE CERTIFICATE OF
 OCCUPANCY FOR THE MAINTENANCE BUILDING THAT IS BEING
 REQUESTED AS PART OF THE MAJOR AMENDMENT. ANGELLA VANN
 ACCEPTED RELOCATION OF THE MATERIAL FROM MILITARY TRAIL
 AND USE OF EXISTING MATERIAL AS PART OF THE REQUIRED
 BUFFER AS AN ALTERNATIVE TO THE INSTALLATION OF ALL NEW
 MATERIAL. SINCE THE RESPONSE STATES THAT THE RELOCATION
 IS A FUTURE PROJECT, THE INSTALLATION SHOWN ON LP-4 IS
 REQUIRED. YOU WILL NOTE THAT STAFF WILL BE INCLUDING
 THE CONDITION PERMITTING AN ALTERNATIVE PLAN TO BE
 APPROVED AS A MINOR PLANNED DEVELOPMENT AMENDMENT,
 WHICH WOULD COVER THE MILITARY TRAIL CHANGE OUT VERSION
