 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF TWO
 (2) PAPER COPIES AND AN ELECTRONIC COPY IN .PNG FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - THE COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY 5 PM ON FRIDAY,
 JANUARY 28, 2022, TO BE ELIGIBLE TO BE SCHEDULED FOR
 THE MARCH 15, 2022 PLANNING BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS (BY MARCH 19, 2022),
 THE PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF SECTION
 94-39(I)(5) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 1) REMOVE "FUTURE EXPANSION" OR "PROPOSED" FROM THE
 PLANS WHERE THOSE ITEMS HAVE ALREADY BEEN CONSTRUCTED.
 EX:
  
 A. THE ADOPTION CENTER IS FULLY CONSTRUCTED, THE
 WESTERN AREAS ARE NO LONGER A FUTURE EXPANSION OR A
 PHASE 2.
 B. SIGN #2, WHICH IS CALLED OUT AS EXISTING ON THE SITE
 PLAN AND SIGN DETAILS, YET LISTED AS PROPOSED ON THE
 SECTION 94-408.F.2 COMPLIANCE TEXT ON SHEET SP-2.
  
 2) CONDITION - THE SOLID WALL/FENCE SECTION NORTH OF
 THE MAINTENANCE BUILDING MUST BE INSTALLED PRIOR TO THE
 CERTIFICATE OF OCCUPANCY FOR THE MAINTENANCE BUILDING.
  
 3) CONDITION - BANNERS AND OTHER TEMPORARY SIGNAGE IS
 PROHIBITED, WHETHER IT IS GROUND, BUILDING OR FENCE
 MOUNTED.
  
 LANDSCAPE ITEMS:
  
 4) THE LANDSCAPE PLANS SUBMITTED WITH THE MAJOR
 AMENDMENT APPLICATION MUST SHOW EITHER:
  
 A. THE CURRENT APPROVED LANDSCAPE ALONG MILITARY TRAIL.
 GREY AREAS STATING EXISTING PLANT MATERIAL TO REMAIN
 NEEDS TO BE CHANGED TO REFLECT WHAT THE MATERIAL
 ACTUALLY IS. THE EXISTING TREES/PALMS NEED TO BE SHOWN
 AND TAGGED. THE RESPONSES STATE THAT PAARL WISHES TO
 HAVE A MINOR AMENDMENT APPROVED FOR CHANGES TO THE
 MILITARY TRAIL BUFFER PRIOR TO THE MAJOR AMENDMENT
 BEING FINALIZED. AT SUCH POINT THAT A MINOR AMENDMENT
 IS APPROVED, THE MAJOR AMENDMENT LANDSCAPE PLANS MUST
 BE UPDATED TO REFLECT THE APPROVAL. PLEASE NOTE IF THE
 MAJOR AMENDMENT IS SCHEDULED FOR CITY COMMISSION PRIOR
 TO THE MINOR AMENDMENT APPROVAL, THEN THE MINOR
 AMENDMENT WILL NOT BE APPROVED BY STAFF PRIOR TO THE
 CITY COMMISSION RESOLUTION OF THIS AMENDMENT.
 B. THE LANDSCAPE THAT PAARL WOULD LIKE TO HAVE AS THE
 END LAYOUT. THIS OPTION HAS NO MINOR AMENDMENT.
  
 5) IN EITHER CHOICE A OR B, THE NOTE ON THE LANDSCAPE
 PLAN REFERRING TO THE LATER SUBMITTAL MUST BE REMOVED.
  
 6) AS OF YET, NO MINOR AMENDMENT HAS BEEN SUBMITTED TO
 FOR PLANNING STAFF REVIEW. IF YOU WISH TO MOVE FORWARD
 WITH A RECONFIGURED MILITARY TRAIL BUFFER SEPARATE FROM
 THE MAJOR AMENDMENT, THEN YOU MUST SUBMIT A MINOR
 AMENDMENT APPLICATION.
  
 7) WHICHEVER ROUTE IS CHOSEN FOR THE MILITARY TRAIL
 LANDSCAPE CHANGES, YOU NEED TO SUBMIT LANDSCAPE PLANS
 SHOWING THESE CHANGES. THE INFORMATION PROVIDED TO DATE
 DOES NOT INCLUDE ADEQUATE INFORMATION FOR STAFF TO
 REVIEW FOR COMPLIANCE WITH THE LANDSCAPE REQUIREMENTS.
 THE PLANS MUST CLEARLY IDENTIFY ALL THE TREES/PALMS IN
 THE RECONFIGURED BUFFER, BOTH REMAINING AND PROPOSED,
 AS WELL AS THE DISTANCE BETWEEN ANY TREES THAT EXCEED
 30 FEET. THIS WILL PERMIT STAFF TO VERIFY IF THE
 RECONFIGURED BUFFER COMPLIES WITH ALL CODE
 REQUIREMENTS. IF IT DOES NOT, THEN STAFF WILL NEED TO
 USE THE INFORMATION TO DETERMINE IF A WAIVER(S) IS
 REQUIRED AND IF STAFF WILL SUPPORT THE WAIVER(S).
  
 8) AS PART OF BRINGING THE ANNEXED PARCELS INTO THE
 COMMUNITY SERVICE PLANNED DEVELOPMENT, THE STREET SIDE
 EXTERIOR PROPERTY LINES ARE REQUIRED TO HAVE LANDSCAPE
 BUFFERS INSTALLED. THE BUFFERS WILL NEED TO BE
 INSTALLED PRIOR TO THE ISSUANCE OF THE CERTIFICATE OF
 OCCUPANCY FOR THE MAINTENANCE BUILDING THAT IS BEING
 REQUESTED AS PART OF THE MAJOR AMENDMENT.
