2023-04-19 10:49:17CONDITIONS OF APPROVAL:
  
 1.) PARKING STALL STRIPING SHALL BE CONSISTENT WITH THE
 MINIMUM STRIPING REQUIREMENTS AND STANDARDS OF SEC.
 94-485 OF THE ZONING AND LAND DEVELOPMENT REGULATIONS
 (ZLDRS).
  
 2.) THE FOLLOWING COMMENTS SHALL BE ADDRESSED AT TIME
 OF ENGINEERING PERMIT:
  
 2.1) SIDEWALK RAMP BETWEEN STREET SIDEWALK AND THE
 PARKING LOT WILL NEED HANDRAILS PER FBC ACCESSIBILITY
 CHAPTER (SLOPE IS IN EXCESS OF 5% AND MORE THAN 6
 INCHES HIGH). THE HANDRAILS CANNOT EXTEND INTO THE
 RIGHT-OF-WAY. A LEVEL LANDING MAY BE REQUIRED AT THE
 TOP OF THE RAMP. THE SLOPE MAY BE RESTRICTED TO LESS
 THAN 5% IF A PORTION OF THE SIDEWALK RUNS NORTH-SOUTH
 ALONG THE BUILDING AND THEN TURNS TO THE WEST TO THE
 RIGHT-OF-WAY.
  
 2.2) 5-YEAR RUNOFF DEPTH WILL BE 4.22 INCHES.
  
 2.3) IF THE PAVEMENT CUT FOR THE SEWER LATERAL EXTENDS
 PAST THE ROAD CENTERLINE, THEN THE MILL AND RESURFACE
 LIMITS WILL NEED TO EXTEND TO THE EDGE OF THE
 SOUTHBOUND TRAVEL LANE (EDGE OF THE PARKING SPACE) AND
 50 FEET NORTH AND SOUTH OF THE SEWER LATERAL.
  
 2.4) ALL INSTALLED CONTAINMENT BACKFLOW ASSEMBLIES MUST
 BE RP TYPE, LEAD FREE AND USC APPROVED.
  
 3.) A MINOR AMENDMENT TO THIS SITE PLAN APPROVAL SHALL
 BE REQUIRED FOR THE AS-BUILT PRIOR TO THE ISSUANCE OF A
 CERTIFICATE OF OCCUPANCY (C.O.). ALL PLAN SETS SHALL BE
 SUBMITTED AS PART OF THIS MINOR AMENDMENT (INCLUDING
 THE SITE PLAN, LANDSCAPE PLAN, ARCHITECTURAL DRAWINGS
 AND CIVIL PLANS), AND ALL PLANS SHALL MATCH THE
 AS-BUILT FOR CONSISTENCY.
