 SUBMITTAL, ISPR CASE N. 18-08 WAS WITHDRAWN BY STAFF.
 THE SAME PROJECT IS NOW SUBMITTED UNDER A NEW

 GENERAL COMMENTS:
  
 1.) A RESPONSE TO EACH STANDARD IN SEC. 94-35(C), SITE
 DESIGN AND QUALITATIVE DEVELOPMENT STANDARDS, OF THE
 ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS) SHALL
 BE PROVIDED. THE APPLICANT MUST EXPLAIN HOW EACH
 STANDARD (IN WORDS) IS MET THROUGH IN SITE DESIGN.
 [9/2/2021 REPEAT COMMENT: NO DOCUMENT ADDRESSING THE
 STANDARDS WAS FOUND IN THE RESUBMITTAL PACKET.
 APPLICANT'S 1/26/22 RESPONSE TO STAFF'S COMMENT IS THAT
 THE STANDARDS ARE ADDRESSED IN THE PLANS. THIS IS
 INSUFFICIENT, AS A WRITE-UP OF THE STANDARDS IS A
 REQUIRED COMPONENT OF THE APPLICATION PROCESS AND IT IS
 NECESSARY TO ASSIST STAFF WITH UNDERSTANDING THE SITE
 DESIGN OF THE PROJECT. PLEASE REFER TO PAGE 28 OF THE
 2022 DEVELOPMENT APPLICATION.]
  
 2.) THE PROPERTY IS ZONED INDUSTRIAL (I); HOWEVER,
 INFORMATION PROVIDED THROUGHOUT THE APPLICATION (PLANS
 AND DOCUMENTS, I.E. JUSTIFICATION STATEMENT, PROJECT
 FACT SHEET, SITE PLAN, ETC.) INDICATE THAT THE SITE IS
 ZONED LIGHT INDUSTRIAL (LI), WHICH IS INCORRECT. PLEASE

 3.) THE UPDATED PUBLIC FACILITIES LETTER FROM AT&T WAS
 NOT PROVIDED IN THE 1/28/22 RESUBMITTAL PACKET.
  
 4.) THE SITE PLAN INDICATES THAT THE PROPOSED PROJECT
 IS A SELF-STORAGE FACILITY; HOWEVER, THE APPLICANT'S
 1/28/22 RESPONSE TO STAFF'S COMMENTS STATES THAT "A USE
 IS NOT PROPOSED OR ANTICIPATED AT THIS TIME." A USE
 MUST BE DETERMINED AT THE SITE PLAN STAGE. IF THIS
 PROJECT IS A SELF-STORAGE FACILITY IT MUST BE CLEARLY
 STATED AS SUCH IN THE PLANS, JUSTIFICATION STATEMENT,
 ETC.
  
  
 SITE PLAN COMMENTS:
  
 1.) PLEASE ADDRESS THE FOLLOWING IN THE GENERAL NOTES
 ON SHEET A1.0: A) #8 (NEW SANITARY SEWER CONNECTION) IS
 NOT IDENTIFIED IN THE SITE PLAN. REMOVE THE NOTE IF NOT
 APPLICABLE; OTHERWISE PLEASE IDENTIFY THE LOCATION OF
 THE NEW SANITARY SEWER CONNECTION IN THE SITE PLAN.
  
 2.) PLEASE ADDRESS THE FOLLOWING IN THE PROJECT DATA
 TABULAR ON SHEET A1.0: A) ZONING IS INDUSTRIAL (I). B)
 THE INFORMATION ON THE FLOOR AREA RATIO IS
 CUT-OFF/INCOMPLETE. C) PROPOSED BUILDING HEIGHT
 INFORMATION IS MISSING AND MUST BE PROVIDED IN THE
 PROJECT DATA.
  
 3.) PLEASE ADDRESS THE FOLLOWING IN THE SITE DATA
 TABULAR ON SHEET A1.0: A) THE GROSS SITE AREA IS NOT
 1,475 ACRES. B) GROSS FLOOR AREA AND BUILDING COVERAGE
 IS INCONSISTENT WITH THE CALCULATIONS PROVIDED IN THE
 PROJECT DATA TABULAR AND IN THE SITE PLAN. NEEDS TO BE
 CORRECTED FOR CONSISTENCY. C) PERCENTAGE PROVIDED FOR
 THE BUILDING COVERAGE SEEMS TO BE INCORRECT. D) THE
 PARKING CALCULATIONS ARE INCORRECT AND NEEDS TO BE
 REFERENCED AS "WAREHOUSING FACILITIES FOR FAMILIES AND
 SMALL BUSINESSES" (I.E. THE PARKING CALCULATION FOR
 WAREHOUSING FACILITIES FOR FAMILIES AND SMLL BUSINESSES
 IS NOT 1 PARKING SPACE/1,000 SQ. FT.).
  
 4.) PLEASE ADD THE FOLLOWING ADDITIONAL NOTES TO THE
 SITE PLAN (AS NOTED IN THE APPLICANT'S 1/26/22 RESPONSE
 LETTER ADDRESSING MECHANICAL EQUIPMENT AND SITE
 LIGHTING): A) THESE BUILDINGS ARE INTENDED FOR
 UNOCCUPIED STORAGE AND WILL NOT BE EQUIPPED WITH AIR
 CONDITIONING OR HEATING. B) BUILDING MOUNTED LIGHTS
 ONLY. ALL OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE
 GLARE AND SHALL BE ARRANGED TO REFLECT LIGHT OR GLARE
 AWAY FROM ALL PUBLIC THROUGHFARES.
  
 5.) ALL BUILDINGS/STRUCTURES (I.E. FENCES, TRASH
 ENCLOSURE, ETC.) WITHIN THE PROPOSED PROJECT MUST BE
 LABELED WITH SETBACK DIMENSIONS FROM THE PROPERTY
 LINE(S). [9/2/2021 REPEAT COMMENT: SETBACK DISTANCE
 FROM THE TRASH ENCLOSURE TO THE FRONT (WEST/CLARE
 AVENUE) PROPERTY LINE (A CRITICAL DIMENSION) HAS NOT
 BEEN PROVIDED IN THE SITE PLAN.]
  
 6.) HOW TALL IS THE LOCKING SWING GATE AND THE ADA WALK
 GATE? THE HEIGHT OF THE GATE/FENCE SHALL BE PROVIDED IN
 THE SITE PLAN.
  
 7.) ACCORDING TO THE ARCHITECTURAL ELEVATIONS, AWNINGS
 WILL BE PROVIDED ABOVE THE DOORS OF EACH UNIT. THE
 AWNINGS AND DIMENSIONS SHALL BE OUTLINED IN THE SITE
 PLAN FOR CONSISTENCY WITH THE DRAWINGS.
  
 8.) THE PARKING STRIPING DETAIL PROVIDED ON SHEET C-2
 IS INCONSISTENT WITH THE CITY'S STANDARDS. PARKING
 STRIPING STANDARDS MUST BE CONSISTENT WITH ZLDR
 S.94-485.
  
 9.) THE AREA IDENTIFIED TO MANAGE TRASH GENERATED FROM
 THE PROJECT SHALL BE REVIEWED BY PUBLIC WORKS
 DEPARTMENT. SCREENING OF TRASH/RECEPTACLE ENCLOSURE
 SHALL COMPLY WITH THE REQUIREMENTS OF ZLDR S.94-315.

 CALCULATIONS PROVIDED IN THE SITE PLAN. PLEASE ADDRESS

 CALCULATIONS FOR BUILDING #2 IS STILL NOT CONSISTENT ON
 BOTH THE SITE PLAN AND FLOOR PLAN. THERE IS A

 FLOOR AREA CALCULATION OF THE ADA RESTROOM IN UNIT #5,
 IT MUST BE ALSO INCLUDED IN THE OVERALL BUILDING SQUARE
 FOOTAGE CALCULATION. PLEASE ADDRESS FOR CONSISTENCY.]
