 (REFERENCE: ISPR CASE NO. 18-08). DUE TO INACTIVITY
 OVER A SIGNIFICANT AMOUNT OF TIME WITH THE ORIGINAL
 SUBMITTAL, ISPR CASE NO. 18-08 WAS WITHDRAWN BY STAFF.
 THE SAME PROJECT IS NOW SUBMITTED UNDER A NEW
 APPLICATION NUMBER (REFERENCE: ISPR CASE NO. 21-11).
 ALL REQUIRED DOCUMENTS FOR THIS NEW SUBMITTAL MUST BE
 UPDATED. ***
  
 GENERAL COMMENTS:
  
 1.) IT WOULD BE BENEFICIAL TO THE APPLICANT TO SCHEDULE
 A MEETING WITH STAFF TO DISCUSS ALTERNATIVES WITH THE
 SITE DESIGN TO IMPROVE THE QUALITY OF THE PROJECT.
  
 2.) CIVIL PLANS ARE MISSING FROM THE SUBMITTAL PACKET.
 THE CIVIL DRAWINGS ARE A REQUIRED COMPONENT OF THE
 APPLICATION SUBMITTAL. PLEASE REFER TO PAGE 18 OF THE
 2021 DEVELOPMENT APPLICATION FOR THE ENGINEERING PLANS
 CHECKLIST.
  
 3.) AN UPDATED, ABSTRACTED ORIGINAL SIGNED AND SEALED
 SURVEY IS REQUIRED. THE SURVEY MUST BE LESS THAN A YEAR
 OLD. THE SURVEY PROVIDED IS OUTDATED (FROM 2018) AND IS
 NOT ABSTRACTED. A DIGITAL SIGNED AND SEALED SURVEY IS
 ALSO REQUIRED AS PART OF THE APPLICATION SUBMITTAL.
  
 4.) THE SIGNED OWNER'S CONSENT FORM PROVIDED WITH THE
 APPLICATION IS NO LONGER VALID. PLEASE EXECUTE A NEW
 OWNER'S CONSENT FORM.
  
 5.) PLEASE PROVIDE UPDATED WRITTEN CONFIRMATION THAT
 THE PUBLIC UTILITIES DEPARTMENT HAS REVIEWED THE
 PROPOSAL FOR WATER, SEWAGE TREATMENT, STORM DRAINAGE
 AND GARBAGE COLLECTION SERVICES.
  
 6.) PLEASE PROVIDE UPDATED LETTERS FROM THE FOLLOWING
 PUBLIC FACILITIES CONFIRMING THAT THE PROPOSED PROJECT
 DOES NOT ENCROACH INTO THEIR EASEMENTS OR OTHERWISE
 INTERFERE WITH THE PROVISION OF THEIR SERVICES: AT&T,
 FPU, FPL AND COMCAST.
  
 7.) THE TRAFFIC STUDY, PREPARED BY JFO GROUP, INC., IS
 OUTDATED (FROM 2018). A NEW STUDY IS REQUIRED FOR STAFF
 REVIEW.
  
 8.) A TRAFFIC PERFORMANCE STANDARDS (TPS) REVIEW LETTER
 FROM PALM BEACH COUNTY, INDICATING THAT THE PROPOSED
 PROJECT HAS MET THE TPS STANDARDS FOR THE COUNTY IS
 REQUIRED. THIS LETTER IS MISSING FROM THE APPLICATION
 PACKET.
  
 9.) THE PROPERTY IS ZONED INDUSTRIAL (I); HOWEVER,
 INFORMATION PROVIDED THROUGHOUT THE APPLICATION (PLANS
 AND DOCUMENTS, I.E. JUSTIFICATION STATEMENT, PROJECT
 FACT SHEET, SITE PLAN, ETC.) INDICATE THAT THE SITE IS
 ZONED LIGHT INDUSTRIAL (LI), WHICH IS INCORRECT. PLEASE
 ADDRESS FOR CONSISTENCY.
  
 10.) A RESPONSE TO EACH STANDARD IN SECTION 94-3(C),
 SITE DESIGN AND QUALITATIVE DEVELOPMENT STANDARDS, OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS)
 SHALL BE PROVIDED. THE APPLICANT MUST EXPLAIN HOW EACH
 STANDARD IS MET THROUGH THE SITE DESIGN.
  
 11.) IT IS IMPORTANT TO NOTE THAT THE PARKING
 REQUIREMENT FOR A SELF-STORAGE FACILITY (WAREHOUSING
 FOR FAMILIES AND SMALL BUSINESSES) IS DIFFERENT FROM A
 BUSINESS OPERATION WITHIN A WAREHOUSE BUILDING/UNIT.
 ANY CHANGE IN USE FROM WAREHOUSING FOR FAMILIES AND
 SMALL BUSINESSES (SELF-STORAGE) WILL REQUIRE THE NEW
 USE TO MEET THE MINIMUM PARKING REQUIREMENTS OF THE
 ZLDRS. [ZLDR S.94-481(D)]
  
  
  
 SITE PLAN COMMENTS:
  
 1.) CONSIDER JOINING THE SUBJECT PROPERTY WITH THE
 ADJACENT PARCEL TO THE NORTH (SAME PROPERTY OWNER).
 JOINING THE PARCELS WOULD ALLOW FOR GREATER FLEXIBILITY
 IN DESIGN (PARKING, LANDSCAPE REQUIREMENTS,
 INGRESS/EGRESS) AND INCREASE THE OVERALL FUNCTIONALITY
 OF THE SITE.
  
 2.) PER THE SUBMITTED OUTDATED SURVEY, THERE SEEMS TO
 BE AN EXISTING WATER METER AND VALVE IN CONFLICT WITH
 THE PROPOSED DRIVEWAY LOCATION.
  
 3.) PLEASE PROVIDE ADDITIONAL INFORMATION ON HOW THE
 PROPOSED "LOCKING SWING GATE" WILL FUNCTION (I.E.
 MANUAL OR MECHANICAL ACCESSIBILITY; ACCESS FOR
 EMERGENCY AND/OR SERVICE VEHICLES, ETC.). IS THE GATE
 ALSO CHAIN LINK? ADDITIONAL COMMENTS SHALL BE PROVIDED
 BY THE CITY?S FIRE AND SANITATION DEPARTMENTS.
  
 4.) DETAIL OF THE PARKING STALL STRIPING DETAIL IS
 INCONSISTENT WITH THE STANDARDS OF THE CITY. PLEASE
 REVISE TO DEMONSTRATE COMPLIANCE. [ZLDR S.94-485(J)]
  
 5.) ALL BUILDINGS/STRUCTURES (I.E. FENCES, ETC.) WITHIN
 THE PROPOSED PROJECT MUST BE LABELED WITH SETBACK
 DIMENSIONS FROM THE PROPERTY LINE(S).
  
 6.) THE AREA IDENTIFIED TO MANAGE TRASH GENERATED FROM
 THE PROJECT SHALL BE REVIEWED BY THE PUBLIC WORKS
 DEPARTMENT. SCREENING OF TRASH/GARBAGE RECEPTACLES
 SHALL COMPLY WITH THE REQUIREMENTS OF ZLDR S.94-315.
  
 7.) SHOW LOCATION FOR ALL MECHANICAL EQUIPMENT PROVIDED
 FOR THE PROPERTY (INCLUDING A/C IF APPLICABLE). SETBACK
 AND SCREENING MEASURES APPLY. [ZLDR S.94-305(4)]
  
 8.) PLEASE ADDRESS THE FOLLOWING IN THE SITE DATA
 TABULAR, AS REQUIRED IN THE SITE DATA CHECKLIST OF THE
 2021 DEVELOPMENT APPLICATION: A) ZONING DESIGNATION IS
 NOT LIGHT INDUSTRIAL (LI); B) PARCEL SIZE IS
 INCONSISTENT WITH THE PARCEL SIZE INFORMATION PROVIDED
 IN THE SURVEY; C) MAXIMUM AND PROPOSED CALCULATIONS
 REQUIRED FOR: LOT COVERAGE BY BUILDING, LOT COVERAGE BY
 IMPERVIOUS SURFACE, BUILDING HEIGHT, OPEN SPACE,
 LANDSCAPED AREA AND FLOOR AREA RATIO.
  
  
  
 ARCHITECTURAL COMMENTS:
  
 1.) CONSIDER ADDITION FENESTRATION/ARCHITECTURAL
 TREATMENT TO THE BUILDING FACADES (ESPECIALLY ON THE
 FACADES VISIBLE FROM THE STREET (I.E. ABUTTING THE
 RIGHT-OF-WAY).
  
 2.) BUILDING SQUARE FOOTAGE CALCULATIONS PROVIDED IN
 THE FLOOR PLAN(S) OF BOTH BUILDINGS DOES NOT MATCH THE
 CALCULATIONS PROVIDED IN THE SITE PLAN. PLEASE ADDRESS
 FOR CONSISTENCY.
  
  
  
 LIGHTING/PHOTOMETRIC COMMENTS:
  
 1.) IS ANY OUTDOOR LIGHTING PROPOSED FOR THE PROJECT
 SITE? IF SO, LOCATION AND HEIGHT OF ANY POLE FIXTURES
 AND A PHOTOMETRIC PLAN ILLUSTRATING INTENSITY SHALL BE
 PROVIDED.

 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS. PLEASE NOTE THAT
 CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.

 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
