 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THESE COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF ISSUE (BY DECEMBER 15, 2021), THE
 PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 ADDITIONAL RESUBMITTAL AT NO ADDITIONAL COST. IF
 PREVIOUSLY ISSUED COMMENTS CONTINUE TO NOT BE
 SUFFICIENTLY ADDRESSED, THE APPLICANT WILL BE ASSESSED
 A RESUBMITTAL FEE. SUCH FEE WILL BE 20% OF THE ORIGINAL
 APPLICATION FEE ($60).
  
 1) REPEAT COMMENT: THERE ARE INCONSISTENCIES BETWEEN
 THE SITE, CIVIL AND LANDSCAPE PLANS AS TO THE PLACEMENT
 OF THE SCULPTURE PADS NEAR THE VALET ONLY STAGING
 SPACES. ALL THE PLANS NEED TO SHOW THE SAME CONDITIONS.
  
 2) THANK YOU FOR PROVIDING THE BICYCLE ROOM DETAIL. IT
 SHOWS 12 RACKS THAT WILL HOLD ONE BICYCLE EACH, NOT THE
 13 LISTED ON THE SITE DATA SHEET. THE 12 SPACES EXCEED
 CODE MINIMUM; HOWEVER, THE SITE DATA SHEET NEEDS TO
 SHOW CORRECT INFORMATION. PLEASE NOTE THAT THE EMPLOYEE
 RACK HOLDS TWO BICYCLES, SO YOU MAY WISH TO ADD CLARITY
 TO THE TABLE.
  
 3) THANK YOU FOR PROVIDING THE SETBACK FROM THE BASE OF
 THE ANGLED AMENITY SUPPORT COLUMNS TO THE NORTH AND
 SOUTH PROPERTY LINES. HOWEVER, SINCE THE COLUMNS ANGLE
 TOWARD THE PROPERTY LINE, THE MEASURE NEEDS TO BE
 PROVIDED TO THE PORTION OF THE COLUMN THAT IS CLOSEST
 TO THE PROPERTY LINE. STAFF SCALED THE PLANS AND IT
 APPEARS THAT THE REQUIRES SETBACK DIMENSION IS MET;
 HOWEVER, IT MUST BE SHOWN.
  
 4) THE ELEVATION OR SECTION DRAWINGS MUST SHOW A
 DIMENSION TAG TO THE ROOF DECK THAT IS BASED ON THE
 MEAN AVERAGE EXISTING GRADE THAT VERIFIES THAT THE
 BUILDING HEIGHT IS NO TALLER THAN 300 FEET.
  
 5) THE ROOF PLAN SHOWS SAUNAS IN THE BATHROOMS. THIS IS
 NOT PERMITTED. STAFF PERMITS REQUIRED BATHROOMS ONLY AS
 ENCLOSED SPACE FOR ROOFTOP POOLS WHICH EXCEED THE
 BUILDING HEIGHT. THE SAUNA IS AN AMENITY AND THUS MUST
 STAY BELOW THE 300-FOOT BUILDING HEIGHT ALLOWANCE.
 NOTE: THE ORIGINAL ROOF PLAN JUST SHOWED ONE BATHROOM
 WITH A SHOWER. WHY ARE THERE NOW TWO BATHROOMS SHOWN?
  
 6) THE NUBMER OF SPACES ON SHEET G0.01 FOR THE BASEMENT
 1 PARKING LINE IS INCORRECT. THERE ARE 31 PARKING
 SPACES. PLEASE CORRECT THE PLAN.
  
 CONDITION: DUE TO THE PLACEMENT OF THE NEW COLUMN THAT
 RESTRICTS THE WIDTH OF THE DRIVE AISLE TO 13 FEET,
 TANDEM VALET SPACES B2-04/05 THROUGH B2-12/13 MUST
 ALWAYS REMAIN VALET ONLY (THIS MUST BE INCLUDED IN THE
 CONDOMINIUM DOCUMENTS) AND MAY NOT BE UTILIZED FOR
 SELF-PARKING.
