 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE

 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY OCTOBER 12,
 2021), THE PLANNING DIVISION MAY NOTIFY THE APPLICANT
 THAT THE CASE IS CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THERE ARE INCONSISTENCIES BETWEEN THE SITE, CIVIL
 AND LANDSCAPE PLANS AS TO THE PLACEMENT OF THE
 SCULPTURE PADS NEAR THE VALET ONLY STAGING SPACES. ALL
 THE PLANS NEED TO SHOW THE SAME CONDITIONS. NOTE: THE
 SHRUB PLAN SHOWS LANDSCAPE MATERIAL OVER ONE OF THE
 PADS.
  
 2) THE ARCHITECTURAL PLANS (EX. SHEETS A1.01 AND A0.01)
 DO NOT SHOW TWO OF THE EASTERNMOST AMENITY DECK SUPPORT
 COLUMNS THAT ARE SHOWN ON THE LANDSCAPE AND CIVIL
 PLANS. ALL THE PLANS NEED TO SHOW THE SAME CONDITIONS.
  
 3) ALL PARKING SPACES AND DRIVE AISLES NEED TO SHOW
 DIMENSIONS.
  
 4) THE PARKING LOT STRIPING IS NOT SHOWN MEETING CITY
 CODE. NO PARKING DETAIL IS INCLUDED.
  
 5) PROVIDE THE SETBACK FROM THE INSIDE CORNER (DENTIST
 LOT CORNER) TO THE EXTERIOR OF THE WALL OF THE UPPER
 PARKING (B1 LEVEL). THIS MAY BE NO CLOSER THAN SEVEN
 (7) FEET.
  
 6) THE GROUND FLOOR IS REQUIRED TO HAVE A SETBACK OF 70
 FEET TO THE EAST PROPERTY LINE. THE PLANS SHOW A
 SETBACK OF ONLY 66 FEET 11 INCHES, WHICH DOES NOT
 COMPLY WITH THE APPROVED WAIVER.
  
 7) PROVIDE THE LAYOUT OF NEW BICYCLE ROOM, WITH
 DIMENSIONS.
  
 8) PROVIDE THE SETBACK FROM THE AMENITY SUPPORT COLUMNS
 TO THE NORTH, SOUTH AND EAST PROPERTY LINES. 49 FEET,
 34 FEET AND 17 FEET, RESPECTIVELY, ARE REQUIRED.
  
 9) TURN OFF THE INCORRECT BACKGROUND LANDSCAPE LAYER
 THAT IS SHOWN ON THE PODIUM LEVEL PLAN (MULTIPLE
 BUILDING CONFLICTS) OR PROVIDE THE LANDSCAPE IN THE
 CORRECT LOCATIONS.
  
 10) PROVIDE SETBACK DIMENSIONS FROM THE EDGE OF THE
 AMENITY DECK TO THE EAST PROPERTY LINE AND THE COLUMN
 ON THE AMENITY DECK TO THE EAST PROPERTY LINE. 10 FEET
 AND 50 FEET, RESPECTIVELY, ARE REQUIRED.
  
 11) THE AMENITY DECK IS REQUIRED TO HAVE A SETBACK OF
 15 FEET 4 INCHES FROM CURRIE CRESCENT. THE PLANS SHOW A
 SETBACK OF ONLY 13 FEET 10 INCHES, WHICH DOES NOT
 COMPLY WITH THE APPROVED WAIVER.
  
 12) PROVIDE THE NORTH, SOUTH AND EAST SETBACK
 DIMENSIONS FROM THE AMENITY FLOOR BUILDING WALLS TO THE
 PROPERTY LINES (REQUIRED 48 FEET, 33 FEET AND 72 FEET,
 RESPECTIVELY) ON THE AMENITY LEVEL PLANS.
  
 13) FLOORS 4 - 24 ARE REQUIRED TO HAVE A SETBACK OF 47
 FEET 9 INCHES FROM THE EAST SIDE PROPERTY LINE. THE
 PLANS SHOW A SETBACK OF ONLY 47 FEET 3 INCHES, WHICH
 DOES NOT COMPLY WITH THE APPROVED WAIVER.
  
 14) PROVIDE AN OVERLAY OF EACH FLOOR TO SHOW THAT THE
 CURVILINEAR PORTIONS OF THE BUILDING ARE NO CLOSER TO
 THE PROPERTY LINES WHERE WAIVERS WERE REQUIRED. NOTE:
 STAFF HAS ALREADY NOTED LOCATIONS WERE THE CLOSEST
 POINT OF THE BUILDING DOES NOT COMPLY WITH THE APPROVED
 SETBACKES, SO THIS REQUIREMENT IS TO VERIFY DEVELOPMENT
 REGULATION NUMBER 17 OF RESOLUTION NO. 13-19 REGARDING
 THE FULL FLOORS.
  
 15) THE ROOF LEVEL PLAN NEEDS TO INCLUDE THE ELEVATION
 TAGS SO STAFF CAN VERIFY THAT THE BUILDING HEIGHT HAS
 NOT BEEN EXCEEDED.
  
 16) PROVIDE VERIFICATION ON HOW THE ARTIFICIAL TURF
 USED FOR THE DOG PARK WILL NOT BE VISIBLE FROM ANY
 PUBLIC RIGHT-OF-WAY.
  
 17) DUE TO THE PLACEMENT OF THE NEW COLUMN THAT
 RESTRICTS THE WIDTH OF THE DRIVE AISLE TO 13 FEET,
 TANDEM VALET SPACES B2-04/05 THROUGH B2-12/13 MUST
 ALWAYS REMAIN VALET ONLY (THIS MUST BE INCLUDED IN THE
 CONDOMINIUM DOCUMENTS) AND MAY NOT BE UTILIZED FOR
 SELF-PARKING.
  
 18) SPACE B1-28, B1-31, B1-11, B1-12, B1-16, B1-17,
 B2-41, B2-76, B2-74, B2-57, B2-58, B2-55, B2-54, B2-50,
 B2-48, B2-47, B2-45, B2-44 AND B2-29 DO NOT PROVIDE
 MUCH SPACE TO OPEN THE CAR DOOR. THIS IS A LUXURY
 CONDOMINIUM PROJECT WITH TIGHT PARKING SPACES. THE
 STAFF HAS HEARD COMPLAINTS FROM OWNERS IN PREVIOUS
 CONDOMINIUMS THAT THE STANDARD WIDTH STALL, WHEN
 AGAINST A WALL DOES NOT PROVIDE THE ABILITY TO OPEN CAR
 DOORS. YOU SHOULD TAKE THIS INTO ACCOUNT WHEN MARKETING
 THE PARKING SPACES IN RELATION TO THE OWNER'S CAR
