 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
  
 1. SATISFIED. THE GREEN BUTTON WOOD ON THE FAR SOUTH
 POINT OF THE DIVIDER MEDIAN COULD CAUSE A VISIBILITY
 ISSUE FOR DRIVERS AS IT MATURES. ADJUST TREE LOCATION
 TO MINIMIZE VISIBILITY ISSUES.
  
 2. SATISFIED. PROVIDE SCREENING FOR ALL GROUND MOUNTED
 VALVES AND EQUIPMENT. LOCATIONS IF ANY NEED TO BE
 SHOWN.
  
 3. PARTIALLY SATISFIED. SHOW PROPOSED LOCATIONS OF
 WATER SEWER AND DRAINAGE LINES, LIGHTING ON LANDSCAPE
 PLAN.
 LIGHTING LOCATIONS NEED TO BE SHOWN CLEARLY. PROVIDE A
 PHOTOMETRIC PLAN.
  
 4. SATISFIED. PLANTING ON EDGE OF PARKING SPACE SHALL
 BE NO HIGHER THAN 6 INCHES ABOVE CURB AND 24IN WIDE TO
 PREVENT DAMAGE TO LANDSCAPE FROM VEHICULAR
 ENCROACHMENT. PLEASE VERIFY SUNSHINE MIMOSA PLANTING
 AREA TO ACCOMMODATE THIS AND MINIMIZE DAMAGE TO SHRUBS
 .
 94-441 C 5 LANDSCAPE AREAS AND PLANT MATERIALS MUST BE
 PROTECTED FROM VEHICULAR ENCROACHMENT BY CURBS OR WHEEL
 STOPS. PARKED VEHICLES SHALL NOT EXTEND INTO A
 LANDSCAPED BUFFER AREA THAT IS FIVE OR LESS FEET WIDE
 UNLESS TWO ADDITIONAL FEET ARE ADDED TO THE BUFFER. THE
 TWO ADDITIONAL FEET OF LANDSCAPING SHALL CONTAIN NO
 PLANT, IRRIGATION DEVICE, OR OTHER OBJECT HIGHER THAN
 SIX INCHES ABOVE THE TOP OF THE CURB OF SUBSECTION (A)
 OF THIS SECTION. LANDSCAPE AREAS AND SIDEWALKS IN THE
 VEHICULAR USE AREA SHALL BE DESIGNED IN ACCORDANCE WITH
 THE MINIMUM REQUIREMENTS SET FORTH IN FIGURE XIV-2. THE
 USAGE OF CURBS IS MORE PREFERABLE TO WHEEL STOPS.
 HOWEVER, WHEEL STOPS SHOULD BE UTILIZED WHEN ON-SITE
 DRAINAGE IS A CONCERN. CURBING AND USAGE OF WHEEL STOPS
 ARE SUBJECT TO THE FOLLOWING REQUIREMENTS:
  
 ADDITIONAL COMMENTS 12/15/21:
  
 5. BIKE RACK IS SHOWN IN EXISTING LANDSCAPE ISLAND
 WHERE THERE SHOULD BE A REQUIRED TREE. SHOW REQUIRED
 APPROVED TREES IN THE TWO LANDSCAPE ISLANDS ON EITHER
 SIDE OF THE TWO PARKING SPACES WEST OF THE DRIVE
 THROUGH LANE.
  
 CONDITION OF APPROVAL
  
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREE ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT.
