2021-07-08 12:46:231. FURTHER DISCUSSIONS ARE NECESSARY REGARDING THE
 APPLICANTS PROPOSAL TO CONVERT GREEN SPACE INTO A
 VEHICULAR USE AREA.
 2. PROPOSED ADDITION WILL RESULT IN THE NEW BUILDING
 FRONTAGE TO BE SETBACK ONLY 9 FEET FROM THE BACK OF
 CURB OF TRINITY PLACE. DESPITE TRINITY PLACE IS A
 PRIVATE ROAD, IT IS PERCEIVED BY THE PUBLIC AS A PUBLIC
 STREET. FURTHER DISCUSSIONS ARE NECESSARY TO IMPROVE
 THE PEDESTRIAN CONDITIONS OF TRINITY PLACE (SHADE,
 LIGHTING, SIDEWALK).
 3. PROPOSED GRADING DESIGN IS TAKING ALL THE WATER FROM
 THE PHILLIPS POINT INTO THE TRINITY PARK AREA. PLEASE
 IDENTIFY ANY EXISTING FLOODING ISSUES OR NEW FLOODING
 THAT MAY BE GENERATED WITH THE NEW DESIGN.
 4. STAFF HAS CONCERNS WITH THE NEGATIVE IMPACT OF AN
 ADDITIONAL DROP-OFF AREA. THE PROJECT ALREADY HAS AN
 EXISTING DROP-OFF AREA ALONG LAKEVIEW AVENUE. WHY IS
 NECESSARY TO HAVE TO DROP-OFF AREAS? CAN THE RESTAURANT
 AND GYM FUNCTION WITH A ON-STREET DROP OFF AREA?
 5. PLEASE EXPLAIN THE BUILDING PROJECTION INDICATED
 WEST OF THE GYM ENTRANCE AND ENCROACHING INTO THE
 SIDEWALK.
 6. NEW FPL TRANSFORMER SHALL NOT BE LOCATED IN THE ONLY
 LANDSCAPE PROVIDED ALONG CHASE STREET, AND EXISTING
 DROP CURB SHALL BE REMOVED.
 7. PLEASE STUDY THE POSSIBILITY TO MAKE THE ADDITION
 MORE COMPATIBLE WITH THE OVERALL BUILDING DESIGN.
 8. ANY NEW MECHANICAL EQUIPMENT LOCATED ON THE NEW ROOF
 SHALL BE SCREENED WITH A WALL OR SCREEN AS TALL AS THE
 EQUIPMENT.
 9. PROPOSAL IS REMOVING 10 FICUS TREES. MITIGATION
 SHALL BE PROVIDED AND PROJECT SHALL INCLUDE SHADE TREES
 TO IMPROVE THE QUALITY OF THE PUBLIC REALM.
 10. PLEASE PROVIDE CALCULATIONS FOR INCREASE IN LOS.
