2021-11-10 12:26:36ZONING APPROVED WITH THE FOLLOWING CONDITIONS:
  
  
 1.) THE APPLICANT SHALL PROVIDE A DEED TO THE CITY FOR
 THE 959 SQ. FT. RIGHT-OF-WAY DEDICATION ALONG DATURA
 STREET PRIOR TO THE ISSUANCE OF A CERTIFICATE OF
 COMPLETION.
  
  
 2.) THE PARKING AREA SHALL BE PAVED WITH A LIGHTLY
 REFLECTIVE SURFACE TO REDUCE THE HEAT ISLAND EFFECT ON
 THE UNCOVERED SURFACE.
  
  
 3.) SIGNAGE IS NOT INCLUDED AS PART OF THIS APPROVAL.
 ALL SIGNAGE SHALL COMPLY WITH THE SIGNAGE REQUIREMENTS
 OF THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS)
 AND SHALL BE REVIEWED BY SEPARATE PERMIT.
  
  
 4.) THE FREESTANDING SIGN LOCATED AT THE DATURA STREET
 ENTRANCE SHALL ONLY PROVIDE DIRECTIONAL INFORMATION;
 ANY LOGO OR BRANDING INFORMATION IS PROHIBITED ON THIS
 SIGN.
  
  
 5.) THE REMOVABLE FENCE ON THE WEST SIDE OF THE PARKING
 AREA SHALL BE OF OPAQUE MATERIAL OR VINYL-COATED CHAIN
 LINK. IF VINYL-COATED CHAIN LINK IS USED, ADDITIONAL
 SCREENING SHALL BE REQUIRED AND APPROVED BY PLANNING
 STAFF. THE REMOVABLE FENCE SHALL BE APPROVED BY
 SEPARATE PERMIT.
  
  
 6.) A LETTER FROM COMCAST, CONFIRMING THAT THE PROJECT
 DOES NOT ENCROACH INTO THEIR UTILITY EASEMENT OR
 OTHERWISE INTERFERE WITH THE PROVISION OF THEIR SERVICE
 SHALL BE PROVIDED TO PLANNING STAFF PRIOR TO ZONING
 APPROVAL OF ANY PERMIT FOR THIS PROJECT.
  
  
 7.) PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT ? PLANNING DIVISION.
  
  
 8.) THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 RIGHT-OF-WAY LANDSCAPING AND IRRIGATION APPROVED WITH
 THIS PETITION.
  
  
 9.) THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD
 RIGHT-OF-WAY LANDSCAPING AND IRRIGATION APPROVED WITH
 THIS PETITION. THIS WILL BE THROUGH A SEPARATE
 MAINTENANCE AGREEMENT WITH THE CITY. THE MAINTENANCE
 AGREEMENT SHALL BE EXECUTED PRIOR TO THE ISSUANCE OF A
 CERTIFICATE OF COMPLETION.
  
  
 10.) PRIOR TO THE ISSUANCE OF A BUILDING PERMIT FOR ANY
 STRUCTURES, A LANDSCAPE PERMIT SHALL BE SUBMITTED WITH
 PLANS REVISED TO MAKE THE FOLLOWING CORRECTIONS:
  
 A. RELOCATE THE PROPOSED SIMPSON'S STOPPER TREE IN THE
 SOUTH BUFFER IN CONFLICT WITH AN EXISTING UTILITY POLE.
  
 B. PLANT LIST ON SHEET LP-1 IS NOT ACCURATE. REMOVE
 FROM SHEET LP-1 AND ONLY INCLUDE ACCURATE PLANT LIST ON
 SHEET LP-2.
  
 C. REMOVE CREEPING FIG ON COLUMNS. IF THE VINES WERE TO
 ATTACH TO THE DECORATIVE HISTORIC TILES, THEY COULD
 DAMAGE THE SURFACE.
  
 D. MICRO-MOBILITY STATION WAS MOVED NORTH, PLANTINGS
 ARE TO BE EXTENDED ALONG THE BUILDING WHERE A UTILITY
 POLE AND TRASH RECEPTACLE BLOCK ACCESS.
  
  
 11.) PLEASE ADDRESS THE FOLLOWING FOR ENGINEERING
 PERMIT:
  
 A. SHEET C-203 SHOWS THE ELEVATION OF THE FOUR CORNERS
 OF THE SIDEWALK CROSSING THE DRIVEWAY TO BE THE SAME.
 THERE SHOULD BE A MINIMUM CROSS SLOPE OF 0.5% FOR
 DRAINAGE AND MAXIMUM CROSS SLOPE OF 2% FOR ADA. THE
 CROSS SLOPE NEEDS TO BE SHOWN ON SECTION A-A ON SHEET
 C-205.
  
 B. THE VALLEY GUTTER WILL NOT BE PERPENDICULAR TO THE
 CURBING ON EITHER SIDE OF THE DRIVEWAY. THE SOUTH EDGE
 OF THE VALLEY GUTTER SHOULD BE TANGENT TO THE EP
 BETWEEN THE NEW MANHOLE (MH 1) AND THE TYPE 'F' C&G.
  
 C. ADD VERTICAL DATUM AND CONVERSION EQUATION TO SHEET
 C-304.
  
 D. THE TWO EXISTING PIPES BETWEEN THE CURB INLET TO BE
 REMOVED AND THE STRUCTURE ON THE SOUTH SIDE OF DATURA
 STREET ARE LESS THAN 15 INCHES IN DIAMETER BECAUSE THE
 ELECTRICAL DUCT BANK PREVENTED THE INSTALLATION OF
 15-INCH RCP. PROVIDE POTHOLE INFORMATION ON THE DUCK
 BANK WHERE THE STORM PIPE WILL BE CROSSING. SHOW THE
 CORRECT SIZE PIPES ON SHEET C-100, C-200 AND C-203.
  
 E. LABEL THE EXISTING AND PROPOSED PIPE SIZES AND
 MATERIAL ON SHEET C-203.
  
 F. THE SCALE BAR APPEARS TO BE MISLABELED ON SEVERAL
 ENGINEERING SHEETS.
  
 G. IS THE CONCRETE COLLAR (PLAN KEYNOTE #70 ON SHEET
 C-200) AROUND THE STRUCTURE CB1 NECESSARY? THE
 SURROUNDING PAVEMENT IS SHOWN TO BE CONCRETE. IF COLLAR
 IS NEEDED, STAFF SUGGESTS THE COLLAR BE A MINIMUM
 6-INCH THICK INSTEAD OF 3-INCHES SHOWN ON THE DETAIL ON
 SHEET C-308.
  
 H. SHOW OUTLINE OF EXFILTRATION TRENCH ON SHEETS C-200
 AND C-203.
  
 I. IS YARD DRAIN YD1 NEEDED? CAN THE AREA BE GRADED TO
