 1.) THE PROPOSED PROJECT IS TO OCCUR ON A HEAVY UTILITY
 SITE WITHIN THE DOWNTOWN CORE. STAFF WOULD LIKE TO
 CONTINUE TO WORK WITH THE APPLICANT ON IMPROVEMENTS TO
 THE ENTIRE SITE THAT WOULD REDUCE THE NEGATIVE VISUAL
 IMPACT OF THE UTILITY FACILITY ON THE PUBLIC REALM. SEE
 STAFF'S COMMENTS ON THE SITE PLAN AND LANDSCAPE PLAN
 BELOW.
  
 2.) THE FPL SERVICE LETTER (DATED JULY 23, 2021) STATES
 " FACILITIES HAVE POTENTIAL TO BE REQUIRED TO BE
 RE-LOCATED AND EASEMENTS ADJUSTED WITHIN THE SCOPE OF
 THE PROJECT." HAVE THE PLANS BEEN MODIFIED TO ADDRESS
 FPL'S COMMENT? ALL POTENTIAL UTILITY ISSUES MUST BE
 RESOLVED PRIOR TO SITE PLAN APPROVAL.
  
 3.) SERVICE LETTERS FROM COMCAST AND FPU ARE STILL
 OUTSTANDING.
  
 4.) RENDERINGS MUST BE ACCURATE AND MATCH ALL EXISTING
 AND PROPOSED CONDITIONS FOR THE PROJECT. REVIEW OF THE
 LATEST SET OF RENDERINGS WITH THE PLANS DO NOT MATCH.
 PLEASE ADDRESS FOR CONSISTENCY.
  
  
  
 SITE PLAN COMMENTS:
  
 1.) BARBED WIRED IS NOT PERMITTED ABOVE THE FENCE AND
 SHALL BE REMOVED. THIS IS DEPICTED IN THE RENDERINGS
 AND IN THE ENGINEERING PLANS.
  
 2.) PLEASE IDENTIFY THE EXISTING ON-STREET PARKING VS.
 PROPOSED ON-STREET PARKING ON DATURA STREET. THE FEE IS
 $16,900/REMOVED SPACE.
  
 3.) SKETCH AND LEGAL HAS BEEN PROVIDED FOR THE ROW
 DEDICATION ALONG DATURA (8/4/2021 RESUBMITTAL);
 HOWEVER, THE ROW DEDICATION SHALL ALSO BE
 ILLUSTRATED/CROSSHATCHED AND NOTATED IN THE SITE PLAN
 AND ROW DEDICATION CALCULATIONS SHALL BE PROVIDED IN
 THE SITE DATA TABULAR (SHEET SP-1) FOR CONSISTENCY.
  
 4.) A NEW FENCE IS DEPICTED ALONG QUADRILLE PLAZA ROAD
 (NOT PERMITTED OUTSIDE OF THE PROPERTY LINE) AND
 CONTINUING ALONG DATURA STREET AND THE ALLEY FOR THE
 PROJECT. THERE IS NO INFORMATION/DETAIL/NOTE PROVIDED
 ON THIS FENCE. PLEASE NOTE THAT STAFF OPPOSES THIS
 FENCE AS IT INHIBITS ACCESS AND INTEGRATION TO THE
 PUBLIC PLAZA.
  
 5.) THERE ARE SAFETY CONCERNS WITH THE ACCESSIBLE SPACE
 BETWEEN THE ENCLOSURE AND THE DC CONVERTER. IT IS
 HIGHLY RECOMMENDED THAT ONE SCREEN ENCLOSURE IS USED TO
 SCREEN ALL MECHANICAL EQUIPMENT AND/OR GATES ARE
 PROVIDED TO ELIMINATE THE ACCESSIBLE SPACE BETWEEN THE
 EQUIPMENT.
  
 6.) SETBACK DISTANCE FOR THE SOLAR PANEL TABLE CLOSEST
 TO THE PROPERTY LINE IS STILL MISSING. SETBACK DISTANCE
 SHALL COMPLY WITH THE MINIMUM SETBACK REQUIREMENTS OF
 ZLDR S.94-122; A MINIMUM OF 16 FT. FROM THE BACK OF
 CURB IS REQUIRED.
  
 7.) ALTHOUGH THE APPLICANT'S RESPONSE LETTER (DATED
 8/2/2021) STATES THAT "TELECOMMUNICATION AND POWERLINES
 WILL BE RELOCATED IN COORDINATION WITH ENGINEERING
 SERVICES," A NOTE SHALL BE PROVIDED IN THE SITE PLAN
 IDENTIFYING WHICH POLES WILL BE RELOCATED (AS THE
 UTILITY POLES ARE STILL REFLECTED AS INCUMBRANCES IN
 THE SITE PLAN]
  
 8.) THE RENDERINGS DEPICT AN ARTISTIC SURFACE FOR THE
 PARKING LOT; HOWEVER, DETAILS HAVE NOT BEEN PROVIDED ON
 THE ARTWORK. IF ART IS NOT PROVIDED ON THE PAVEMENT,
 THE PARKING AREA SHALL BE PAVED WITH A LIGHTLY
 REFLECTIVE SURFACE TO REDUCE THE HEAT ISLAND EFFECT ON
 UNCOVERED SURFACE.
  
 9.) THE RENDERINGS ILLUSTRATE AN AIR PUMP THAT IS NOT
 NOTED IN THE SITE PLAN. THE LOCATION OF THE AIR PUMP IN
 THE MIDDLE OF THE ONE-WAY DRIVE AISLE IS NOT IDEAL AND
 SHOULD BE EITHER ELIMINATED OR RELOCATED TO A MORE
 APPROPRIATE LOCATION.
  
 10.) CAN THE TWO ELECTRICAL POLES BE COMBINED TO ONE ON
 DATURA STREET?
  
  
  
 SIGNAGE COMMENTS:
  
 1.) MONUMENT SIGNS ARE PROHIBITED WITHIN THE DOWNTOWN
 MASTER PLAN (DMP) AREA. THE PROJECT PROPOSES A MONUMENT
 SIGN AT THE DATURA STREET ENTRANCE, WHICH IS NOT
 PERMITTED. DIRECTIONAL SIGNAGE IS PERMITTED [ZLDR
 S.94-110(B)(3)]. [NOTE: STAFF IS CURRENTLY REVIEWING A
 SEPARATE SIGN PACKAGE SUBMITTED AND WILL ADVISE ON
 COMPLIANCE ISSUES.]
  
  
  
 PHOTOMETRIC PLAN:
  
 1.) GROUND LIGHTING, AS DEPICTED IN THE RENDERINGS, DO
 NOT SEEM TO BE DEPICTED IN THE PLANS. PLEASE ADDRESS
 FOR CONSISTENCY.
  
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES, ONE (1) REDUCED COPY IN 11 INCHES X
 17 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS AND
 DOCUMENTS.
  
 * ANY CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
