 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. SATISFIED. RECOMMEND REMOVING GREEN WALLS TO
 INCREASE PLANTING SPACE IN LANDSCAPE BUFFER PLANTING
 BEDS LOCATED BETWEEN PARKING LOT AND PEDESTRIAN WALKS
 ON THE EAST SIDE BUFFER.
  
 2. SATISFIED. REPLACE/ IMPROVE PLANT MATERIAL IN
 EXISTING PLANTING BEDS ON SOUTH SIDE OF PROPERTY ON
 DATURA.
  
  
 3. SATISFIED. ADD ADDITIONAL TREES / LANDSCAPE BEDS TO
 THE DECORATIVE PAVEMENT POWERSTATION AREA CONTINUING
 THE PLANTING THEME FROM THE SOUTHERN LANDSCAPE BUFFER
 AROUND THE PARKING SPACES. PASS-THROUGH AREAS SHALL BE
 PROVIDED FOR ACCESS TO THE SIDEWALK.
  
 4. SATISFIED. EXTEND LANDSCAPE BUFFER FROM PARKING LOT
 EXIT ALONG ALLEY TO QUADRILLE PLAZA. INCORPORATE SMALL
 TREES IN BUFFER

 ADDITIONAL COMMENTS 8/20/21:
  
 5. SECTION 94-113(F)(2) OF THE DMP CODE REQUIRES ALL
 NEW SURFACE PARKING TO PROVIDE THE REQUIRED TERMINAL
 ISLAND LANDSCAPE AREA WITH THE REQUIRED TREE. IF THIS
 CANNOT BE PROVIDED ON THE NORTH END OF THE ROW OF
 PARKING, A VARIANCE MUST BE REQUESTED.
  
 6. THE PLAZA AREA IS LACKING IN ANY PLANTINGS. THE
 JAMAICAN CAPER HEDGE IN THE RIGHT OF WAY STREETSCAPE IS
 PROPOSED TO BE COMPLETELY REMOVED. STAFF SUGGESTS
 ADDING PLANTINGS BACK AROUND THE DECORATIVE HISTORIC
 COLUMNS TO KEEP TRAFFIC AWAY FROM THEM AND ENHANCE
 THEM. PLANTINGS SHOULD EXTEND ALONG EAST WALL OF THE
 ENCLOSURE ADJACENT TO THE COLUMN AND THE MICRO MOBILITY
 AREA MOVED NORTH AWAY FROM THE COLUMN.
  
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS SHALL BE RESPONSIBLE FOR
 THE PERMITTING AND INSTALLATION OF THE RIGHT OF WAY
 LANDSCAPING AND IRRIGATION APPROVED WITH THIS PETITION.
  
 3. THE APPLICANT, SUCCESSORS SHALL BE RESPONSIBLE FOR
 THE MAINTENANCE OF THE ROAD RIGHT OF WAY LANDSCAPING
 AND IRRIGATION. THIS WILL BE THROUGH A SEPARATE
 MAINTENANCE AGREEMENT WITH THE CITY.
