 1.) THE PROPOSED PROJECT IS TO OCCUR ON A HEAVY UTILITY
 SITE WITHIN THE DOWNTOWN CORE. STAFF WOULD LIKE TO
 CONTINUE TO WORK WITH THE APPLICANT ON IMPROVEMENTS TO
 THE ENTIRE SITE THAT WOULD REDUCE THE NEGATIVE VISUAL
 IMPACT OF THE UTILITY FACILITY ON THE PUBLIC REALM.
  
 2.) ALTHOUGH IT IS UNDERSTOOD BY STAFF THAT PUBLIC
 UTILITIES AND SERVICES WILL BE MINIMALLY IMPACTED BY
 THE PROJECT, PLEASE PROVIDE SERVICE LETTERS FROM THE
 CITY AND UTILITY PROVIDERS CONFIRMING THAT THE PROJECT
 WILL NOT IMPACT THEIR SERVICES FOR THE FILE.
  
  
 SITE PLAN COMMENTS:
  
 1.) THE SITE PLAN DOES NOT ACCURATELY DEPICT ALL
 EXISTING AND PROPOSED CONDITIONS ON THE SITE AND FOR
 THE PROJECT (I.E. SERVICE GATES ALONG DATURA STREET ARE
 NOT SHOWN, PROPOSED LIGHT POLES ARE SHOWN IN THE
 PHOTOMETRIC PLAN BUT NOT IN THE SITE PLAN, ETC.).
 PLEASE ILLUSTRATE ALL EXISTING AND PROPOSED CONDITIONS
 FOR CONSISTENCY. ALL PLANS SHALL MATCH FOR CONSISTENCY.
  
 2.) THE MINIMUM SETBACK FOR THE PROPOSED PARKING SHALL
 BE MEASURED FROM THE PREDOMINANT BACK OF CURB LINE
 FURTHEST FROM THE CENTER LINE OF THE ROAD. THE SETBACK
 DIMENSION OF 21 FT. ON THE SOUTH SIDE OF THE PROJECT IS
 NOT MEASURED FROM THE PREDOMINANT BACK OF CURB. THE
 MINIMUM SETBACK IS 16 FT. AND THE PROPOSED SETBACK DOES
 NOT SEEM TO COMPLY. [ZLDR S.94-109]
  
 3.) THERE ARE EXISTING UTILITY POLES AND OVERHEAD WIRES
 ALONG THE NORTH PROPERTY LINE (AT LEAST ONE POLE
 FIXTURE IS ENCUMBERING THE NORTH EXIT DRIVE). PLEASE
 COORDINATE WITH THE ENGINEERING SERVICES DEPARTMENT ON
 THE ALLEYWAY IMPROVEMENT AND RELOCATION OF THE OVERHEAD
 POWER LINES.
  
 4.) THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS)
 REQUIRES THE ACCESS POINTS TO HAVE A MINIMUM DISTANCE
 SEPARATION OF 50 FT. FROM QUADRILLE PLAZA DRIVE. IF
 THIS CANNOT BE MET, A VARIANCE WILL BE REQUIRED. [ZLDR
 S.94-312(2)]
  
 5.) THE SIDEWALK ALONG DATURA STREET SEEMS TO BE
 UNEVEN. HOW WIDE IS THE SIDEWALK (EXISTING AND
 PROPOSED)? THE WIDTH OF THE SIDEWALK (AT MINIMUM) SHALL
 BE CONSISTENT IN WIDTH ALONG THE ENTIRE DATURA STREET
 FRONTAGE.
  
 6.) PROVIDE THE SETBACK DISTANCE OF ALL PROPOSED
 STRUCTURES FOR THE PROJECT (I.E. LIGHT POLES, SOLAR
 TREES, ETC.) OR ILLUSTRATE THE MINIMUM SETBACK LINE IN
 THE PLAN TO DEMONSTRATE COMPLIANCE WITH THE SETBACK
 REQUIREMENTS OF ZLDR S.94-122, TABLE IV-24.
  
 7.) HOW TALL IS THE FENCE AT THE REMOVABLE FENCE LINE
 (AS NOTED IN THE PLAN)? ALSO, IS THE PROPOSED FENCE
 OPAQUE TO SCREEN THE SUBSTATION? INCLUDE A DETAIL WITH
 THE PLANS.
  
 8.) THERE IS INADEQUATE BACKOUT DISTANCE FOR THE
 SOUTHERN-MOST EV PARKING STALL FOR THE PROJECT. A
 MINIMUM OF 24 FT. (NOT 20 FT.) SHALL BE PROVIDED. THIS
 CAN BE ACHIEVED BY SHIFTING THE STALLS A FEW FEET
 NORTH.
  
 9.) ALL MECHANICAL EQUIPMENT THAT IS NOT INTERACTIVE
 FOR THE PUBLIC SHALL BE MOVED TO THE WEST SIDE OF THE
 DRIVE AISLE AND SCREENED FROM VIEW. THERE SEEMS TO BE
 SPACE ON THE WEST SIDE OF THE DRIVE AISLE FOR THE
 EQUIPMENT.
  
 10.) SINCE THERE IS ONLY A ONE-WAY DRIVE AISLE FOR THE
 PROJECT, PLEASE REDUCE THE CURB CUT WIDTH TO 12-14 FT.
 THIS MAY HELP TO MEET THE MINIMUM CORNER CLEARANCE
 DISTANCE REQUIREMENT PER ZLDR S. 94-312(2).
  
 11.) HOW TALL IS THE SCREEN WALL FOR THE MECHANICAL
 EQUIPMENT? PLEASE NOTE THE HEIGHT IN THE SITE PLAN.
 ALSO, ALL COMPONENTS OF THE MECHANICAL EQUIPMENT SHALL
 HIDDEN BY THE SCREEN WALL.
  
 12.) WHAT IS THE PURPOSE OF THE GREEN WALL ALONG THE
 EAST PROPERTY LINE (BETWEEN THE RIGHT-OF-WAY AND THE
 PARKING STALLS)? IF THE SCREEN DOES NOT PROVIDE A
 PURPOSE, STAFF RECOMMENDS ELIMINATING THE SCREEN TO
 PROVIDE ADDITIONAL PLANTING SPACE. THE GREEN WALL CAN
 BE USED TO SCREEN THE MECHANICAL EQUIPMENT.
  
 13.) PROVIDE A STALL STRIPING DETAIL IN THE SITE PLAN.
 PLEASE NOTE THAT THE STALL STRIPING DETAIL SHALL BE
 CONSISTENT WITH THE REQUIREMENTS IN ZLDR S.94-485,
 FIGURE XV-2.
  
 14.) WHAT TYPE OF CURB (I.E. TYPE D, ETC.) SEPARATES
 THE EV STALLS FROM THE PEDESTRIAN WALKWAY? IF THE CURB
 IS FLUSHED, THEN WHEEL STOPS WILL NEED TO BE PROVIDED
 FOR THE EV PARKING SPACES AND MUST ALSO BE ILLUSTRATED
 IN THE PLAN.
  
 15.) IT IS RECOMMENDED THAT LANDSCAPING BE INSTALLED
 ALONG THE NORTH PROPERTY LINE OF THE PROJECT (ABUTTING
 THE ALLEY). THE LANDSCAPING WOULD PROVIDE A PHYSICAL
 SEPARATION FROM THE ALLEY AND ADDITIONAL LANDSCAPING
 FOR THE PROJECT.
  
 16.) A RIGHT-OUT ONLY SIGNAGE/PAVEMENT MARKINGS SHALL
 BE PROVIDED FOR THE EXIT POINT INTO THE ALLEY.
  
  
 SIGNAGE COMMENTS:
  
 1.) MONUMENT SIGNS ARE PROHIBITED WITHIN THE DOWNTOWN
 MASTER PLAN (DMP) AREA. THE PROJECT PROPOSES A MONUMENT
 SIGN AT THE DATURA STREET ENTRANCE, WHICH IS NOT
 PERMITTED. DIRECTIONAL SIGNAGE MAY BE PERMITTED. [ZLDR
 S.94-110(B)(3)]
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES, ONE (1) REDUCED COPY IN 11 INCHES X
 17 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS AND
 DOCUMENTS.
  
 * ANY CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
