 05-06-2022:
  
 1. [SATISFIED] ON THE CIVIL DRAWINGS, INDICATE BY
 HATCHING AND CALLOUTS, PROPOSED CONCRETE CONSTRUCTION.
  
 2. [PARTIALLY SATISFIED ? SLOPE OF THE SOUTH END
 SIDEWALK APPEARS TO BE GREATER THAN 5% (STAFF
 CALCULATES 8.8%) AND WOULD BE CONSIDERED A RAMP AND
 WOULD NEED HANDRAILS, WHICH SHOULD NOT ENCROACH INTO
 THE RIGHT OF WAY. SLOPE OF NORTH SIDEWALK APPEARS TO BE
 4.9%. CAN BE ADDRESSED WITH THE ENGINEERING PERMIT
 SUBMITTAL] AT THE SOUTH END OF THE MIDDLE PARKING LOT,
 THE SLOPE OF THE SIDEWALK BETWEEN HANDICAP ACCESS AISLE
 AND SIDEWALK ALONG RAILROAD AVE MAY NOT MEET ADA
 CRITERIA. CHECK THE SLOPE OF THE SIDEWALK FROM 9TH
 STREET TO THE NORTH PARKING LOT ALSO.
  
 3. [SATISFIED] PROVIDE SPOT GRADES FOR THE ALLEY NORTH
 OF 9TH STREET. WILL THERE BE A BERM ALONG THE NORTH
 PROPERTY LINE?
  
 4. [SATISFIED] CONSIDER SLOPING THE WEST EDGES OF THE
 PARKING LOTS SO THAT THE WHEEL STOPS DO NOT TRAP WATER.
  
 5. [PARTIALLY SATISFIED ? VIEW PORT ON SHEET C1.1 ISN?T
 AT THE SHEET SCALE; CAN BE ADDRESSED WITH THE
 ENGINEERING PERMIT SUBMITTAL.] CHECK THE NORTH-SOUTH
 DIMENSIONS OF ALL THE PARKING AREAS. FOR EXAMPLE, THE
 SOUTH HALF OF THE PARKING LOT BETWEEN THE ALLEY AND 9TH
 STREET MEASURES 50.5 FT BETWEEN THE CURBS OF THE
 LANDSCAPE ISLANDS. IF THE SIX PARKING SPACES ARE EACH
 8.5 FEET WIDE, THEN THE DISTANCE SHOULD BE 51 FEET. THE
 NORTH HALF OF THE PARKING LOT SOUTH OF THE ALLEY
 MEASURES 42 FEET BUT FOR FIVE 8.5 FEET WIDE PARKING
 SPACES, THE DISTANCE SHOULD BE 42.5 FEET.
  
 6. [SATISFIED] HOW WAS THE BERM ELEVATIONS DETERMINED
 FOR THE RIGHT SIDE OF SECTIONS A, B, AND C?
  
 7. [SATISFIED] CIVIL PLAN PARKING LAYOUT DOES NOT MATCH
 THE LAYOUT SHOWN ON SHEET SP1 OF 1. FOR EXAMPLE, SHEET
 SP1 OF 1 SHOWS ON EITHER SIDE OF THE 4.5 WIDE STRIP TO
 THE WEST OF THE CENTER PARKING SPACES IN THE NORTH
 PARKING LOT AND THE CIVIL PLANS DOES NOT SHOW THE
 CURBING. EXAMPLE 2, IN THE SAME PARKING LOT, SP1 OF 1
 DOES NOT SHOW CURBING ALONG THE EDGE OF PAVEMENT
 BETWEEN THE HANDICAP PARKING SPACES AND THE DRIVEWAY
 ENTRANCE (AND ALONG THE OTHER OUTER EDGES OF THE
 PARKING AREAS OF THE LOT) AND THE CIVIL PLANS DO.
  
 8. [SATISFIED] PROVIDE DETAIL SHOWING HOW THE PARALLEL
 HANDICAP PARKING SPACES ARE TO BE STRIPED.
  
 9. [SATISFIED] SUGGEST ADDING CENTERLINE STRIPING AT
 STOP BARS SINCE THE ENTRANCES ARE ONLY 20 FEET WIDE.
  
 10. [NOT SATISFIED ? RESPONSE TO COMMENT INDICATED
 SIGNAGE IS FOR WESTBOUND TURNS ONLY. SIGNAGE AND
 STRIPING PLAN DOES NOT SHOW ANY SIGNS RESTRICTING TURNS
 FROM THE PARKING LOT ONTO THE ALLEY; PAVEMENT STRIPING
 SHOWS EASTBOUND TURN ARROWS AT THE PARKING LOT DRIVEWAY
 EXITS TO THE ALLEY. CITY'S ] WILL EASTBOUND TURNS ONTO
 THE ALLEY BE ALLOWED FROM THE PARKING LOTS ON EITHER
 SIDE OF THE ALLEY?
  
 11. [SATISFIED] REPLACE DETAIL SHOWING HAY BALE
 PROTECTION OF INLETS WITH ALTERNATIVE METHOD/MATERIALS.
  
 12. [SATISFIED] THE SITE DEMOLITION PLAN SHOWS THE
 CLOSING OF THE ALLEY.
  
 13. [SATISFIED ? THE VIEWPORT ON SHEET C1.1 MAY NOT BE
 TO THE SHEET SCALE.] THE NORTH EDGE OF THE NORTH
 PARKING LOT IS CUTOFF IN THE PLAN VIEW.
  
 14. [SATISFIED] LOCATE THE CONSTRUCTION ACCESS OUTSIDE
 OF THE RIGHT OF WAY.
  
 15. [SATISFIED] DRAINAGE STRUCTURES AT THE EAST END OF
 THE STREETS MAY REQUIRE INLET PROTECTION.
  
 16. [SATISFIED] SHOW UTILITIES ON THE LANDSCAPE PLANS.
  
 17. [SATISFIED] SUGGEST LOCATING LIGHT POLES OPPOSITE
 THE STRIPING BETWEEN PARKING SPACES INSTEAD OF OPPOSITE
 THE WHEEL STOPS TO REDUCE THE LIKELIHOOD OF THE LIGHT
 POLE GETTING HIT WHEN ADJACENT TO THE 2-FOOT OVERHANG
 AREA.
  
 CONDITIONS OF SITE PLAN APPROVAL:
 A. RE-DESIGN THE GRADING PLAN TO REDUCE LONGITUDINAL
 SLOPES OF SIDEWALK CONNECTIONS BETWEEN THE PARKING LOTS
 AND RIGHTS-OF-WAY TO LESS THAN 5% SO THAT THEY ARE NOT
 CONSIDERED RAMPS ACCORDING TO THE A.D.A. BUILDING CODE.
  
 B. CORRECT LAYOUT OF SHEET C1.1 SO THAT IT MEETS THE
 SHEET SCALE.
  
 C. STRIPING/SIGNAGE FOR DRIVEWAY EXITS TO THE ALLEY TO
 BE CLARIFIED AND APPROVED BY CITY TRANSPORTATION
