 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. PARTIALLY SATISFIED. PER SECTION 94-441(C)(2), THE
 VALUE OF THE PERMIT WILL EXCEED 50% OF THE VALUE OF THE
 STRUCTURE, SO THE SITE MUST BE BROUGHT INTO COMPLIANCE
 WITH THE CURRENT LANDSCAPE CODE REQUIREMENTS.
 THE APPLICANT WAS GIVEN THE LANDSCAPE CODE REQUIREMENTS
 AT A PRE APPLICATION MEETING, AND THE EXISTING SITE
 CONDITIONS WERE REVIEWED. IT IS POSSIBLE TO MEET THE
 REQUIREMENTS FOR THE SITE AND STAFF IS AVAILABLE TO
 REVIEW ANY POSSIBILITIES.
  
 2. PARTIALLY SATISFIED. REQUIRED OPEN SPACE FOR THIS
 ZONING CATEGORY TO CALCULATE REQUIRED TREES, FLOWERING
 TREES AND SHRUBS PER SECTION 94-442(C)(2)B. AND (3) IS
 40% OF THE ENTIRE SITE. REFLECT THIS SQUARE FOOTAGE ON
 THE SITE DATA AND LANDSCAPE CALCULATIONS.
 8/16/21 TOTAL SITE AREA IS 380,133 SQ FT. 40% IS
 152,053.2 SQ FT. THESE FIGURES ARE TO BE SHOWN ON THE
 LANDSCAPE CALCULATIONS. REQUIRED TREES (102), FLOWERING
 TREES (26) AND SHRUBS (305) ARE CALCULATED ON 152,053.2
 SQ FT. CORRECT ALL ITEMS ON CHART.

 REQUIRES A TERMINAL LANDSCAPE ISLAND AND REQUIRED TREE
 FOR EACH ROW OF PARKING. (3)B. REQUIRES AN INTERIOR
 LANDSCAPE ISLAND WITH A REQUIRED TREE SO THERE ARE NO
 MORE THAN 10 SPACES IN A ROW. ALL THESE LANDSCAPE AREAS
 MUST MEET THE MINIMUM WIDTH OF 8 FEET OF LANDSCAPE AREA
 AND BE THE FULL LENGTH OF THE ADJACENT SPACE. (3) C.
 REQUIRES DIVIDER MEDIANS WHERE THERE ARE MORE THAN 3
 CONSECUTIVE ROWS OF PARKING. ALL AREAS OF PARKING MUST
 MEET THESE REQUIREMENTS.
 THERE ARE ISLANDS THAT DO NOT RUN THE LENGTH OF THE
 PARKING SPACE, AND THAT ARE MINIMIZED BY HAVING
 SIDEWALKS THROUGH THEM. THE INTENT OF THE CODE IS TO
 PROVIDE SHADE FOR AS MANY PARKING SPACES AS POSSIBLE
 AND MINIMIZE THE HEAT ISLAND EFFECT CREATED BY THE
 ASPHALT. ONLY ONE PARTIAL DIVIDER MEDIAN IS PROVIDED
 THAT IS ONLY ADJACENT TO 5 PARKING SPACES.
  
 THE LENGTH OF THE ISLANDS HAS BEEN ADDRESSED PER
 DISCUSSIONS WITH THE ENGINEER. CONFIGURATION OF ADA
 WALKWAYS NEEDS TO BE ADJUSTED TO ELIMINATE UNNECESSARY
 PAVED AREAS REDUCING THE PERVIOUS LANDSCAPE AREA.
  
 4. PARTIALLY SATISFIED. SECTION 94-443(C)(3) REQUIRES
 THAT A MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE
 REQUIRED TO BE PLANTED WITHIN THE INTERIOR OF AN OFF
 STREET PARKING AREA SHALL BE CATEGORY 1 SHADE TREES.
 SHOW THE PERCENTAGE OF CATEGORY 1 TREES PROVIDED FOR
 THE REQUIRED LANDSCAPE AREAS AS REQUIRED BY SECTION
 94-443(C)(3) FOR DIVIDER ISLANDS, TERMINAL, AND
 INTERIOR ISLANDS. THE ONLY TREE SPECIES LISTED ON THE
 PLANT LIST THAT ARE CATEGORY 1 ARE THE LIVE OAK TREES.
  
 79 LANDSCAPE ISLANDS REQUIRE 60 BE CATEGORY 1 SHADE
 TREES. LIVE OAK AND GUMBO LIMBO QUALIFY. ONLY 42 ARE
 PROVIDED, SO STAFF SUGGESTS RELOCATING OR REMOVING
 EXISTING PALMS AND REPLACING WITH 18 SHADE TREES.
  
 THERE ARE NOW 82 LANDSCAPE INTERIOR AND TERMINAL
 ISLANDS SHOWN. 62 CATEGORY 1 SHADE TREES ARE REQUIRED.
 COCONUT PALMS NEED TO BE REPLACED WITH SHADE TREES.
 GREEN BUTTONWOOD IS A CATEGORY 1 SHADE TREE.
  
  
 5. PARTIALLY SATISFIED. PROVIDE A PLAN SHOWING THE
 PARKING LANDSCAPE AREAS COUNTED TOWARD COMPLIANCE WITH
 SECTION 94-443(C)(3) AND (4) AND PROVIDE CALCULATIONS.
 PROVIDE THE TOTAL REQUIRED AND PROVIDED AS ONE TOTAL
 FOR BOTH SECTIONS. A SEPARATE EXHIBIT PLAN MUST BE
 PROVIDED TO SHOW THE AREAS COUNTED FOLLOWING THE
 DESCRIPTION OF AREAS AS SHOWN IN FIGURE XIV-1.
 AN EXHIBIT WAS PROVIDED ON SHEET L1.01 BUT IS
 INCOMPLETE. THE AREA OF PARKING SPACES NEEDS TO BE
 INDICATED AND ALL OTHER AREAS OF PAVEMENT NEED TO BE
 SHADED AND SQUARE FOOTAGE PROVIDED. CALCULATIONS ARE TO
 BE DONE AND ADD THE REQUIRED LANDSCAPE AREAS TOGETHER
 AND SHOW THE SQUARE FOOTAGE OF THE AREA PROVIDED.
 REMOVE THE CALCULATIONS FOR REQUIRED TREES PER 100
 SQUARE FEET, AS THIS IS NO LONGER IN THE LANDSCAPE
 CODE.
  
 STILL NEEDS TO BE REVISED.
  
 6. SATISFIED. THE TREE DISPOSITION CHART IS TO BE
 CORRECTED TO SHOW COCONUT PALMS AS CATEGORY 3 WITH 100
 SQ FT CANOPY MITIGATION DUE.
  
 7. NOT SATISFIED. PER SECTION 94-443(B), BUFFER LENGTHS
 REQUIRE ONE TREE PER 30 FEET OR PORTION THEREOF FOR
 EACH BUFFER LENGTH AND A CONTINUOUS HEDGE. PROVIDE THE
 REQUIRED AND PROVIDED BUFFER TREES IN A CHART WITH THE
 INDIVIDUAL BUFFER SECTIONS IDENTIFIED AND THE BUFFER
 LENGTH EQUAL TO THE SURVEY LENGTH.
 8/16/21 REPEAT COMMENT -PROVIDE THE REQUIRED AND
 PROVIDED BUFFER TREES IN A CHART WITH THE INDIVIDUAL
 BUFFER SECTIONS IDENTIFIED AND THE BUFFER LENGTH EQUAL
 TO THE SURVEY LENGTH.

 8. SATISFIED. BUFFERS NEED TO BE CONVERTED TO LANDSCAPE
 AREA FOR REQUIRED TREES AND HEDGES ON THE EAST AND WEST
 SIDES OF THE PROPERTY. THE CRAPE MYRTLE TREES ALONG
 SOUTHERN BOULEVARD WERE PLANTED BY THE PROPERTY OWNER
 AND ARE PART OF THE LANDSCAPING FOR THE SITE. THE NORTH
 5 FOOT LANDSCAPE BUFFER SHOULD BE CREATED INSIDE THE
 PROPERTY LINE AND MEET THE REQUIREMENTS. THE RIGHT OF
 WAY PLANTINGS WILL BE ACCEPTED TO MEET THE REQUIREMENTS
 OF SECTION 94-452 ROADWAY BEAUTIFICATION.
  
  
 9. NOT SATISFIED. PER SECTION 94-443 (E)1., PROVIDE THE
 FOUNDATION PLANTING CALCULATION REQUIRED AND PROVIDED
 FOR THE ENTIRE BUILDING.
  
 MEASUREMENT AND PERCENTAGE WERE ONLY PROVIDED FOR THE
 FA?ADE. PROVIDE THE REQUIRED AND PROVIDED FOR THE
 BUILDING PERIMETER.
  
  
 10. PARTIALLY SATISFIED. PROVIDE THE NUMBER AND
 PERCENTAGE OF SUBSTITUTION OF PALMS FOR REQUIRED TREES.
 SECTION 94-442(D) REQUIRES A 3:1 RATIO FOR SUBSTITUTION
 FOR PALMS EXCEPT THE LISTED 1:1 SPECIES.
 PROVIDE THE PERCENTAGE OF PALMS SUBSTITUTED FOR THE 128
 REQUIRED SHADE AND FLOWERING TREES.
  
 11. SATISFIED. RECALCULATE THE SECTION IN THE LANDSCAPE
 DATA CHART TO COMPLY WITH SECTION 94-445 L. PLANT
 SPECIES. A MINIMUM OF 60 PERCENT OF PLANT MATERIAL
 ADDED SHALL BE FLORIDA NATIVE OR DROUGHT TOLERANT
 SPECIES SELECTED FROM THE CITY LIST OR THE LIST OF
 SPECIES IN THE MOST RECENT EDITION OF SOUTH FLORIDA
 WATER MANAGEMENT DISTRICT WATERWISE SOUTH FLORIDA
 LANDSCAPES. PROVIDE THE TOTAL PERCENTAGE OF NATIVE AND
 DROUGHT TOLERANT PLANTS BASED ON FINAL PLANT LIST.
 PERCENTAGE IS BASED ON TOTAL PLANTS, NOT SPECIES.
 REVISE PERCENTAGES.

 LIGHTING ON THE LANDSCAPE PLAN AND REDESIGN THE
 LOCATIONS OF THE LIGHTING ON SHORTER POLES TO RESOLVE
 ANY CONFLICTS WITH TREES IN THE PARKING AREA LANDSCAPE
 ISLANDS.
 STAFF COULD LOCATE ONLY ONE LIGHT POLE ON THE PLAN.
 LOCATIONS HAVE BEEN SHOWN, BUT AFTER THE REQUIRED SHADE
 TREES ARE ADDED IN THE LANDSCAPE ISLANDS, ALL CONFLICTS
 MUST BE RESOLVED, WHICH MAY INVOLVE ADJUSTING LOCATIONS
 OF THE LIGHT POLES.
  
  
 13. SATISFIED. SHOW THE LOCATIONS OF ALL UTILITIES ON
 THE LANDSCAPE PLAN, THERE ARE MULTIPLE CONFLICTS WITH
 TREES PER THE CIVIL DRAWINGS.
  
 14. SATISFIED. PROVIDE SCREENING FOR ALL GROUND MOUNTED
 VALVES AND EQUIPMENT.
 ALL DUMPSTERS AND TRASH COMPACTORS ARE REQUIRED TO HAVE
 A HEDGE AROUND THE NON-ACCESS SIDES OF THE ENCLOSURES.
 ADD THE REQUIRED LANDSCAPING TO ALL EXISTING AND
 PROPOSED ENCLOSURES.
  
 15. SATISFIED. SHOW LOCATIONS OF FPL TRANSFORMERS ON
 THE LANDSCAPE PLAN AND RESOLVE CONFLICTS WITH
 LANDSCAPING.
 ONLY 2 TRANSFORMER LOCATIONS ARE INDICATED. EXPLAIN IF

 CROSS SECTIONS NEED TO BE SHOWN THAT REPRESENT ALL
 DIFFERENT CONDITIONS. IF THE WIDTH OF THE LANDSCAPE
 BUFFER AREA OR SLOPE VARIES, A CROSS SECTION MUST BE
 SHOWN FOR EACH TYPICAL CONDITION.

 REMOVED. AN ARBORIST REPORT MUST BE SUPPLIED SHOWING

 APPLICANT HAS INDICATED THIS WILL BE SUPPLIED WITH A

 22. SHOW CALCULATIONS BY LINEAR FEET AND PERCENTAGE FOR
 THE ADA ACCESS AND DRIVEWAY OPENINGS THAT INTERRUPT THE
 LANDSCAPE BUFFER FOR EACH SIDE OF THE PROPERTY. PER
 SECTION 94-443(B)(2) CANNOT EXCEED 25% OF THE REQUIRED
 LENGTH.
  
 23. IDENTIFY EXISTING TREES, PALMS AND SHRUBS TO REMAIN

 24. PROVIDE CALCULATIONS FOR THE LANDSCAPE AREAS AND

 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
 SEPARATE MAINTENANCE AGREEMENT WITH THE CITY.
