 FROM THE DATE OF THESE COMMENTS (BY OCTOBER 16, 2021),
 THE PLANNING DIVISION MAY NOTIFY THE APPLICANT THAT THE
 CASE IS CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 ADDITIONAL RESUBMITTAL AT NO ADDITIONAL COST. IF
 PREVIOUSLY ISSUED COMMENTS CONTINUE TO NOT BE
 SUFFICIENTLY ADDRESSED, THE APPLICANT WILL BE ASSESSED
 A RESUBMITTAL FEE. SUCH FEE WILL BE 20% OF THE ORIGINAL
 APPLICATION FEE ($200).
  
 1) REPEAT COMMENT: PROVIDE A TRAFFIC IMPACT STATEMENT
 VERIFYING THAT THE NEW DEVELOPMENT DOES NOT INCREASE
 VEHICLE TRIPS. IF THE TRAFFIC IMPACT STATEMENT SHOWS
 THAT THERE IS AN INCREASE IN TRAFFIC TRIPS, THEN YOU
 MUST PROVIDE A TPS APPROVAL LETTER FROM PALM BEACH
 COUNTY. **** THE COMMENT RESPONSE STATES THAT A
 CERTIFIED TRAFFIC ENGINEER STATED THAT A TRAFFIC STUDY
 WAS IS NOT NEEDED. YOU NEED TO SUBMIT
  
 2) UPDATED COMMENT: PROVIDE THE FPL, FPU, COMCAST, AND
 WEST PALM BEACH UTILITY LETTER APPROVALS.
  
 3) BASED ON THE ENTIRE SITE BEING ONE PARCEL, YOU MUST
 USE THE TOTAL SITE ACREAGE IN YOUR SITE DATA
 CALCULATIONS ON THE CIVIL AND LANDSCAPE PLANS - 380,133
 SF (8.727 ACRES). NOTE: THE LANDSCAPE PLANS MUST REMOVE
 THE ERRONEOUS REFERENCE TO THE PROPERTY LINE.
  
 4) THE PLANS SHOW THAT THE PARKING LOT IS BEING MILLED
 AND RESURFACED. IN ACCORDANCE WITH THE ZONING AND LAND
 DEVELOPMENT REGULATIONS, THIS REQUIRES THE PARKING LOT,
 INCLUDING THE PERIMETER LANDSCAPE BUFFERS, TO BE
 BROUGHT INTO CONFORMANCE WITH THE CURRENT LANDSCAPE
 REQUIREMENTS. PROVIDE THE DIMENSIONS FOR THE PERIMETER
 LANDSCAPE BUFFERS AROUND THE ENTIRE SITE. THESE BUFFERS
 MUST BE AT LEAST FIVE (5) FEET IN WIDTH AND CONTAIN THE
 REQUIRED LANDSCAPE MATERIAL. **** THIS WAS NOT
 PROVIDED. SEE LANDSCAPE REVIEW COMMENTS FOR MORE
 INFORMATION.
  
 5) A ROUGH CALCULATION OF THE NEW CONSTRUCTION VALUE
 BASED ON THE INTERNATIONAL CODE COUNCIL (ICC), BUILDING
 VALUATION DATA (BVD) TABLE SHOWS THAT THE NEW
 CONSTRUCTION WILL EXCEED 50% OF THE VALUE OF THE
 EXISTING STRUCTURE. IN ACCORDANCE WITH THE ZONING AND
 LAND DEVELOPMENT REGULATIONS, THE ENTIRE SITE NEEDS BE
 BROUGHT INTO CONFORMANCE WITH THE LANDSCAPE
 REQUIREMENTS, INCLUDING FOUNDATION PLANTING AND,
 MINIMUM SITE LANDSCAPE PERCENTAGE. **** THIS WAS NOT
 PROVIDED. SEE LANDSCAPE REVIEW COMMENTS FOR MORE
 INFORMATION.
  
  
 6) UPDATED COMMENT: PLEASE VERIFY THAT ALL PARKING ROWS
 ARE PROVIDING A 45-DEGREE ANGLE. THIS IS NOT SHOWN ON
 EACH ROW AT THE MAIN PARKING FIELD NOR FOR THE PARKING
 ON THE EAST SIDE OF THE BUILDING. PARKING DETAILS ARE
 REQUIRED FOR ALL CONDITIONS.
  
 7) THE DIMENSION LINE ON THE PLAN FOR THE STALL DEPTHS
 IS NOT USING THE CORRECT MEASURE POINTS. STAFF IS
 UNABLE TO VERIFY THAT THE STALL DEPTHS COMPLY WITH THE
 ZONING AND LAND DEVELOPMENT REQUIREMENTS.
  
 8) THE ZONING AND LAND DEVELOPMENT REQUIREMENTS REQUIRE
 THAT PARKING LOT LANDSCAPE ISLANDS BE THE FULL LENGTH
 OF THE PARKING SPACE. THE PLANS DO NOT COMPLY WITH THIS
 REQUIREMENT.
  
 9) REPEAT COMMENT: THE SITE PLAN DOES NOT CLEARLY SHOW
 WHERE THE STOREFRONT BOLLARDS AND GUARD RAILS ARE
 LOCATED. **** THESE NEED TO BE LABELED ON THE SITE
 PLAN.
  
 10) THANK YOU FOR SHOWING THE SCREEN WALLS FOR THE
 COMPACTOR AND THE GENERATOR ON THE ELEVATION DRAWINGS.
 PLEASE PROVIDE THE HEIGHT DIMENSIONS ON THE ELEVATIONS
 AND THE SCREEN WALL LOCATIONS ON THE CIVIL AND
 LANDSCAPE PLANS.
  
 11) PROVIDE DIMENSIONS OF THE NEW DUMPSTER ENCLOSURES
 ON THE PLANS.
  
 12) ALL THE COLUMNS FOR THE BUILDING OVERHANG NEED TO
 BE REFLECTED ON THE CIVIL PLAN AS THE COLUMN LOCATIONS
 IMPACT BOTH CAR AND BICYCLE PARKING.
  
 13) THANK YOU FOR SHOWING BICYCLE RACKS ALONG THE FRONT
 OF THE BUILDING.
  
 A. THE PLANS MUST CLEARLY SHOW THE REQUIRED PAD DEPTH
 OF SIX (6) FEET AND 24 INCHES ON EITHER SIDE OF THE
 RACK (30 INCHES IS RACKS ARE IMMEDIATELY ADJACENT TO
 EACH OTHER INSTEAD OF SPREAD OUT).
  
 B. HOW WILL THE CARS PARKING IN FRONT OF THE BUILDING
 BE PREVENTED FROM OVERHANGING THE CURB (EX. WILL WHEEL
 STOPS BE PROVIDED)? THE CURRENT PLANS SHOW THAT AN
 OVERHANG IS POSSIBLE; HOWEVER, THIS OVERHANG DIRECTLY
 CONFLICTS WITH ANY BICYCLES THAT ARE PARKED IN THE
 BICYCLE RACKS AS SHOWN.
  
 C. IN ORDER TO PROVIDE WEATHER PROTECTION FOR PARKED
 BICYCLES, THE RACKS SHOULD BE MOVED UNDER THE ROOF
 OVERHANG.
  
 D. THE PUBLIX IS THE ANCHOR OF THIS SHOPPING PLAZA AND
 AS SUCH NEEDS TO HAVE A SOME OF THE BICYCLE RACKS
 CLOSER TO THE ENTRANCE, BOTH FOR CUSTOMERS AND
 EMPLOYEES.
  
 14) PLEASE DESCRIBE THE MICRO-MOBILITY STATION THAT IS
 NOW SHOWN ON THE PLANS.
  
 15) PROVIDE THE DETAILS OF THE COMPACTOR SCREENING. IT
 IS NOT PERMITTED TO SIT ON A PAD UNSCREENED AS SHOWN IN
 PERSPECTIVE #2.
  
 16) REPEAT COMMENT: THERE SEEMS TO BE A DISCREPANCY
 BETWEEN THE PERSPECTIVE DRAWINGS AND THE COLOR
 ELEVATIONS ON THE REAR PARAPET WALL. THE PERSPECTIVES
 CLEARLY SHOW A PARAPET THAT WILL HIDE THE ROOFTOP
 EQUIPMENT; HOWEVER, THE ELEVATIONS DO NOT SHOW A REAR
 PARAPET. **** THE PERSPECTIVE DRAWINGS CLEARLY SHOW THE
 SIDE AND REAR PARAPET WALLS AT THE SAME HEIGHT. THE
 REAR OF THE SIDE PARAPET WALLS IS VISIBLE AND EXTENDING
 HIGHER THAN WHAT IS SHOWN AS THE HIGH POINT OF THE REAR
 OF THE BUILDING. THE REAR PARAPET NEEDS TO BE
 ACCURATELY DEPICTED SO STAFF CAN BE CONFIDENT THAT THE
 ROOFTOP MECHANICAL EQUIPMENT WILL BE SCREENED (AS SHOWN
 ON THE PERSPECTIVE DRAWINGS). PROVIDE THE HEIGHT TO THE
 ROOF AND THE TOP OF THE REAR PARAPET ON THE ELEVATIONS
 (COLOR ELEVATIONS ARE NOT REQUIRED).
  
 17) IS NEW LIGHTING BEING PROPOSED ON THE SITE?
 LIGHTING NEEDS TO BE CLEARLY SHOWN ON THE CIVIL AND
 LANDSCAPE PLANS.
