2021-07-16 09:15:021) CONDITION: PRIOR TO SCHEDULING THE HEARING BEFORE
 THE CITY COMMISSION, PROVIDE THE COPY OF THE COMCAST
 LETTER OF NO OBJECTION.
  
 2) CONDITION: PRIOR TO SCHEDULING THE HEARING BEFORE
 THE CITY COMMISSION, PROVIDE A SKETCH AND LEGAL
 DESCRIPTION FOR THAT PORTION OF THE NEW DRAINAGE
 EASEMENT WITHIN THE CAR WASH PROPERTY SO THAT THE CITY
 CAN PREPARE THE AGREEMENT TO TERMINATE AND REDEDICATE
 THE DRAINAGE EASEMENT TO REFLECT THE ACTUAL PIPE
 LOCATION.
  
 3) DEVELOPMENT REGULATION (DRAFT): PRIOR TO ZONING
 APPROVAL OF ANY BUILDING PERMITS FOR DEVELOPMENT OF THE
 SITE BASED ON THE CURRENTLY SUBMITTED PLANS, YOU WILL
 NEED TO PROVIDE VERIFICATION THAT BEST BUY HAS RELEASED
 THEIR INTEREST IN THEIR CROSS-ACCESS EASEMENT. THE SITE
 AND LANDSCAPE PLANS SHOW REQUIRED LANDSCAPE WITHIN THE
 EASEMENT WHICH WOULD PREVENT ITS USE FOR CROSS-ACCESS
 PURPOSES. IF BEST BUY DOES NOT RELEASE THEIR INTEREST
 IN THE EASEMENT, THEN THE SITE WILL NEED TO BE
 RECONFIGURED VIA A PLANNED DEVELOPMENT AMENDMENT PRIOR
 TO THE ISSUANCE OF PERMITS.
  
 4) DEVELOPMENT REGULATION (DRAFT): PRIOR TO CO OF THE
 BUILDING, A PLAT FOR THE SITE MUST BE APPROVED BY THE
 CITY AND RECORDED BY THE APPLICANT.
  
 5) DEVELOPMENT REGULATION: THE MENU SIGNS MAY INCLUDE
 THE BUSINESS NAME AND/OR LOGO; HOWEVER, THE NAME/LOGO
 MUST BE POSITIONED SO AS NOT TO FACE OR BE VISIBLE FROM
 EXECUTIVE CENTER DRIVE.
  
 6) DEVELOPMENT REGULATION: SEATING ALONG EXECUTIVE
 CENTER DRIVE MUST MEET CRIME PREVENTION THROUGH
 ENVIRONMENTAL DESIGN (CPTED) STANDARDS.
