 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - UPON STAFF REVIEW OF THE RESUBMITTED PLANS AND
 DETERMINATION THAT THE NEW PLANS HAVE MET THE COMMENTS,
 YOU WILL BE SCHEDULED FOR THE NEXT AVAILABLE PLANNING
 BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY MAY 11, 2021),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE ADDITIONAL
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF SECTION
 94-39(I)(5) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 1) REPEAT COMMENT: YOU NEED TO SHOW THE CORRECT TRAFFIC
 MARKINGS ON THE SITE PLAN (EXAMPLE STOP BAR AND SIGN
 FOR VEHICLES EXITING THE BRANDSMART/BJS SITE), EVEN
 THOUGH THEY WILL NOT NEED TO BE INSTALLED UNTIL THE
 CONNECTION IS COMPLETED.
  
 2) REPEAT COMMENT: PROVIDE A COPY OF THE FPU, FPL AND
 COMCAST LETTERS OF NO OBJECTION.
  
 3) THANK YOU FOR PROVIDING THE PAY STRUCTURE
 ELEVATIONS. THE SOUTHERN WALL CONTINUES TO BE SHOWN
 ENCROACHING INTO THE REQUIRED FIVE (5) FOOT SIDE
 SETBACK, WHICH IS NOT PERMITTED. PROVIDE THE DIMENSION
 OF THE ARCHITECTURAL OVERHANG FROM THE BUILDING WALL.
 THE OVERHANG MAY NOT ENCROACH MORE THEN THREE (3) FEET
 INTO THE REQUIRED SETBACK.
  
 4) THE LANDSCAPE AND SITE PLANS NEED TO SHOW THE
 REVISED LOCATION OF THE CONTROL STRUCTURE AND OUTFALL
 PIPE AND THE CONNECTION TO THE STORM MANHOLE ON THE
 BRANDSMART PROPERTY. NOTE: THE LANDSCAPE PLAN NEEDS TO
 SHOW ALL THE UNDERGROUND UTILITY AND DRAINAGE LOCATIONS
 (TO INCLUDE THE EXTENT OF THE EASEMENT) SO THAT STAFF
 CAN VERIFY THAT THERE ARE NOT CONFLICTS AND THE
 PROPOSED ROOT BARRIERS WILL BE EFFECTIVE. IF POSSIBLE,
 THE CONTROL STRUCTURE AND OUTFALL PIPES SHOULD BE
 LOCATED OUTSIDE OF LANDSCAPE AREAS TO PERMIT TREE ROOT
 GROWTH.
  
 5) THE CIVIL PLAN CONTINUES TO SHOW THE CITY'S OLD, TOO
 SMALL OPENING, DUMPSTER ENCLOSURE. PLEASE REMOVE OR
 REPLACE.
  
 6) CURRENTLY THE SITE IS ONLY PERMITTED TO HAVE A
 RESTAURANT, WHICH IS THE REASON THAT YOU NEED TO AMEND
 THE PLANNED DEVELOPMENT TO PERMIT THE CAR WASH USE
 (FALLS UNDER THE MOTOR VEHICLE FUEL SALES AND SERVICE
 CATEGORY. STAFF IS WONDERING WHY YOU HAVE INCLUDED
 MOTOR VEHICLE REPAIR, LIGHT, AS A PERMITTED USE. THIS
 ITEM NEEDS FURTHER DISCUSSION.
  
 7) PROVIDE THE DIMENSION OF THE ARCHITECTURAL OVERHANG
 FROM THE BUILDING WALL OF THE CAR WASH BUILDING. IT
 SCALES AT TWO (2) FEET, WHICH WOULD STILL MEET CODE
 SINCE THE BUILDING WALL IS SHOWN AT SEVEN (7) AT ITS
 CLOSEST POINT TO THE PROPERTY LINE. REMEMBER, THE
 OVERHANG MAY NOT ENCROACH MORE THAN THREE (3) FEET INTO
 THE REQUIRED SETBACK.
  
 8) PROVIDE NOTARIZED VERIFICATION FROM THE NEIGHBORING
 PROPERTY OWNER AT 1840 PALM BEACH LAKES BOULEVARD THAT
 HE WILL EXTEND THE ACCESS EASEMENT TO THE NEW DRIVEWAY
 LOCATION.
  
 9) CONDITION (DRAFT): PRIOR TO THE ISSUANCE FOR THE
 PERMIT TO CONSTRUCT THE DRIVEWAY CONNECTION TO THE
 INTERNAL DRIVE ON THE GAS STATION PARCEL, PROVIDE
 VERIFICATION THAT THE ACCESS EASEMENT HAS BEEN MODIFIED
 TO REACH YOUR PROPOSED DRIVEWAY.
  
 10) CONDITION (DRAFT): PRIOR TO CO OF THE CAR WASH
 BUILDING, THE APPLICANT WILL WORK WITH THE CITY TO
 TERMINATE AND REDEDICATE THE DRAINAGE EASEMENT IN THE
 SOUTHWEST PORTION OF THE SITE TO REFLECT THE ACTUAL
 PIPE LOCATION.
