 1.) PROVIDE THE FOLLOWING NOTE IN THE SITE PLAN TO
 DEMONSTRATE CONSISTENCY WITH ZLDR S.94-142: ALL PUBLIC
 UTILITIES SERVICE CONNECTIONS, INCLUDING TELEPHONE,
 CABLE AND ELECTRIC DISTRIBUTION SERVICE SHALL BE
 INSTALLED UNDERGROUND. [2/10/2021 MODIFIED COMMENT:
 THIS WAS PROVIDED AS A GENERAL COMMENT, BUT IT SHOULD
 BE PROVIDED IN THE SITE PLAN TO GIVE STAFF SOME
 ASSURANCES OF COMPLIANCE.]
  
 2.) PURSUANT TO SECTION 94-207 OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS) THE INTENT OF A PLANNED
 DEVELOPMENT IS TO ENCOURAGE THROUGH INCENTIVES, THE USE
 OF INNOVATIVE LAND PLANNING AND DEVELOPMENT TECHNIQUES
 TO CREATE MORE DESIRABLE AND ATTRACTIVE DEVELOPMENT IN
 THE CITY. PLEASE PROVIDE ADDITIONAL INFORMATION IN THE
 JUSTIFICATION STATEMENT HOW THIS IS BEING ACHIEVED IN
 THE SITE DESIGN FOR THE PROPOSED DEVELOPMENT PROJECT.

 JUSTIFICATION LETTER DOES NOT EXPLAIN HOW THE CREATION
 OF THE CPD WOULD BENEFIT THE CITY AND THE COMMUNITY

 DESIRABLE AND ATTRACTIVE DEVELOPMENT.]
  
 3.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES. PLEASE CONTACT THE CITY'S
 ENGINEERING SERVICES DEPARTMENT AT (561) 494-1040 FOR

 ENCROACH INTO THEIR EASEMENTS OR OTHERWISE INTERFERE
 WITH THE PROVISION OF THEIR SERVICES: AT&T, FLU, FPL

 5.) EXPLAIN THE SITE PLAN TECHNIQUES THAT WILL BE
 UTILIZED TO ASSIST IN THE MITIGATION OF WAIVER REQUEST
 #3 (SETBACK REQUIREMENTS) IN THE JUSTIFICATION
 STATEMENT.
  
 6.) IT WOULD BE HELPFUL TO BREAK-UP THE SETBACK WAIVER
 REQUESTS AND PROVIDE A SUMMARY AND EXPLANATION AND
 MITIGATIVE MEASURES FOR EACH (I.E. FRONT SETBACK
 (CLAREMORE AVENUE), SIDE INTERIOR SETBACK, ETC.)
  
  
 SITE PLAN COMMENTS:
  
 1.) PLEASE ADDRESS THE FOLLOWING OUTSTANDING/ADDED
 COMMENTS FROM 2/10/2021 FOR THE SITE DATA TABULAR: A)
 THE AGREED UPON PARKING CALCULATION FOR THE PROPOSED
 TENNIS COURTS WAS 2 PARKING SPACES PER COURT (AS
 UTILIZED IN THE FLAMINGO HEALTH CLUB PROJECT, ISPR
 18-07). THIS IS NOT REFLECTED IN THE PARKING
 CALCULATIONS FOR THE PROPOSED INDOOR RECREATION
 FACILITY. B) CHECK THE CANOPY AREA CALCULATIONS. THE
 AMOUNT OF CANOPY AREA DID NOT ADD UP TO 6,038 SQ. FT.
 AS NOTED IN THE TABULAR.
  
 2.) CONSIDER UTILIZING A MORE ATTRACTIVE MATERIAL FOR
 THE PROPOSED 6 FT. HIGH ROLLING GATE, SINCE IT WILL BE
 VISIBLE FROM SOUTH DIXIE HIGHWAY. A DIFFERENT TYPE OF
 GATE (VS. CLF) WOULD ENHANCE THE AESTHETIC APPEARANCE
 OF THE PROJECT FROM THE VISIBLE ROW.
  
 3.) LIGHT POLE FIXTURES SHALL BE SETBACK AT LEAST 5 FT.
 FROM THE PROPERTY LINE(S). THERE SEEMS TO BE POLE
 FIXTURE(S) THAT DO NOT COMPLY WITH THE MINIMUM SETBACK
 FOR THE POLE FIXTURES. ALSO, PLEASE ENSURE THAT THE
 PLACEMENT OF THE POLE FIXTURES WILL NOT BE IN CONFLICT
 WITH THE PARKING OF VEHICLES.
  
 4.) PLEASE CONSULT WITH THE PUBLIC WORKS DEPARTMENT TO
 DETERMINE IF THE ROLLOUT DUMPSTERS ARE ACCEPTABLE, AS
 SPECIFIED IN #14 SITE PLAN COMMENTS RESPONSE TO STAFF
 IN THE PPRC RESPONSE TO COMMENTS, DATED 3/8/2021 AND
 RECEIVED BY THE DEVELOPMENT SERVICES DEPARTMENT -
 PLANNING DIVISION ON 3/9/2021.
  
 5.) THE PROPOSED LOCATION FOR THE ADMINISTRATIVE OFFICE
 BUILDING BICYCLE RACK IS INCONSISTENT WITH THE BICYCLE
 PARKING STANDARDS FOR RACK PLACEMENT. [ZLDR
 S.94-485(Q)]
  
 6.) PARKING AND STRIPING DETAIL SHOULD ACCURATELY
 REFLECT THE PROPOSED PARKING STALLS FOR THE PROJECT
 (I.E. UTILIZATION OF A 2 FT. CURB OVERHANG VS. WHEEL
 STOPS).
  
 7.) PROPOSED SIGN A DOES NOT MEET THE MINIMUM SETBACK
 DISTANCE OF 24 FT. FROM ANOTHER LOT LINE. [ZLDR
 S.94-408(D)(2)]
  
  
 LIGHTING/PHOTOMETRIC PLAN:
  
 1.) THE PHOTOMETRIC PLAN SHALL SHOW ILLUMINATION
 SPILLOVER BEYOND THE PROPERTY LINES OF THE PROJECT.
 PLEASE NOTE THAT PER ZLDR S.94-207(D)(8), ANY SOURCE OF
 ILLUMINATION FOR A CPD SHALL NOT EXCEED ONE FOOTCANDLE
 AT OR BEYOND THE BOUNDARIES OF THE DEVELOPMENT. PLEASE
 DEMONSTRATE COMPLIANCE.
  
 2.) THE FOLLOWING NOTE SHALL BE INCLUDED IN THE
 PHOTOMETRIC PLAN (IN ADDITION TO THE SITE PLAN): ALL
 OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE GLARE AND
 SHALL BE ARRANGED TO REFLECT LIGHT OR GLARE WAY FROM
 ALL ADJACENT RESIDENTIAL DISTRICTS, ADJACENT
 RESIDENCES, OR PUBLIC THOROUGHFARES.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5 INCHES X
 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS.
  
 * CHANGES ON THE RESUBMITTAL PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
