 1.) SIGNED AND NOTARIZED PROPERTY OWNER'S LIST
 AFFIDAVIT IS MISSING FROM THE APPLICATION SUBMITTAL.
  
 2.) THE APPLICANT SHOULD SUBMIT AN APPLICATION FOR A
 FUTURE LAND USE (FLU) MAP AMENDMENT TO CONSOLIDATE THE
 SPLIT FLU OF THE PARCELS THAT MAKE UP THE PROPOSED
 PLANNED DEVELOPMENT SITE.
  
 3.) ALL PUBLIC UTILITIES SERVICE CONNECTIONS, INCLUDING
 TELEPHONE, CABLE AND ELECTRIC DISTRIBUTION SERVICE IN
 COMMERCIAL DISTRICTS SHALL BE INSTALLED UNDERGROUND ON
 ALL SITES GREATER THAN 30,000 SQ. FT. [ZLDR S.94-142

 4.) PURSUANT TO SECTION 94-207 OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS) THE INTENT OF A PLANNED
 DEVELOPMENT IS TO ENCOURAGE THROUGH INCENTIVES, THE USE
 OF INNOVATIVE LAND PLANNING AND DEVELOPMENT TECHNIQUES
 TO CREATE MORE DESIRABLE AND ATTRACTIVE DEVELOPMENT IN
 THE CITY. PLEASE PROVIDE ADDITIONAL INFORMATION IN THE
 JUSTIFICATION STATEMENT HOW THIS IS BEING ACHIEVED IN
 THE SITE DESIGN FOR THE PROPOSED DEVELOPMENT PROJECT.
  
 5.) AS REQUIRED BY THE ZLDRS FOR A PLANNED DEVELOPMENT,
 PROVIDE ADDITIONAL INFORMATION IN THE JUSTIFICATION
 STATEMENT ON COMPLIANCE WITH THE FOLLOWING SECTIONS OF
 THE ZLDRS: S.94-35(C) (SITE DESIGN QUALITATIVE
 DEVELOPMENT STANDARDS), S.94-33 (COMPREHENSIVE PLAN
 CONSISTENCY), ARTICLE XII (NATURAL RESOURCE
 PROTECTION), AND ARTICLE XVII (FLOOD PREVENTION AND
 CONTROL). [ZLDR S.94-207(B)(1)]
  
 6.) A TPS LETTER FROM THE PALM BEACH COUNTY ENGINEERING
 DEPARTMENT-TRAFFIC DIVISION, STATING THAT THE PROPOSED
 PROJECT MEETS THE TRAFFIC PERFORMANCE STANDARDS (TPS)
 OF PALM BEACH COUNTY IS REQUIRED PRIOR TO SCHEDULING
 FOR PLANNING BOARD.
  
 7.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES. PLEASE CONTACT THE CITY'S
 ENGINEERING SERVICES DEPARTMENT AT (561) 494-1040 FOR
 INFORMATION.
  
 8.) PROVIDE LETTERS FROM THE FOLLOWING PUBLIC UTILITY
 COMPANIES CONFIRMING THAT THE PROPOSED PROJECT DOES NOT
 ENCROACH INTO THEIR EASEMENTS OR OTHERWISE INTERFERE
 WITH THE PROVISION OF THEIR SERVICES: AT&T, FLU, FPL
 AND COMCAST.
  
  
 SITE PLAN COMMENTS:
  
 1.) PLEASE ADDRESS/CLARIFY THE FOLLOWING IN THE SITE
 DATA TABULAR: A) THE PROJECT NAME (ACCORDING TO THE
 APPLICATION SUBMITTAL) IS GREENE SCHOOL CPD (NOT
 BISCAYNE TENNIS CENTER). B) THE PROJECT NUMBER IS:
 PLANNING BOARD CASE NO. 1878 (Z21010029). C) THE
 PROPOSED FUTURE LAND USE DESIGNATION IS LISTED AS
 COMMERCIAL (C). PLEASE CLARIFY IF A FLUMA APPLICATION
 IS TO BE SUBMITTED TO CONSOLIDATE THE FLU OF THE
 PARCELS WITHIN THE PROPOSED DEVELOPMENT. D) CHECK SITE
 CALCULATIONS - SOME OF THE NUMBERS PROVIDED IN THE
 TABLE ARE INACCURATE/INCORRECT AND/OR MISSING
 (INCLUDING BUT NOT LIMITED TO: PROJECT SITE AREA,
 CANOPY AREA CALCULATIONS, SCHOOL CALCULATIONS WHICH
 DOES NOT INCLUDE BREEZEWAY, PARKING CALCULATIONS,
 LOADING AREA REQUIREMENTS, BICYCLE PARKING, ETC.). E)
 BUILDING HEIGHT PROVIDED DOES NOT MATCH THE BUILDING
 HEIGHT IN THE ARCHITECTURAL DRAWINGS.
  
 2.) PLEASE ADDRESS THE FOLLOWING IN THE PROPERTY
 DEVELOPMENT REQUIREMENTS TABLE: A) CHECK REQUIRED AND
 PROPOSED CALCULATIONS FOR: MINIMUM LANDSCAPE AREA B)
 REQUIRED FRONT, SIDE STREET AND SIDE INTERIOR IS
 INCORRECT. C) A NOTATION THAT A WAIVER IS BEING
 REQUESTED FOR THE DEVELOPMENT REGULATIONS THAT CANNOT
 BE MET SHALL BE PROVIDED. D) PROVIDE A NOTE THAT STATES
 THE 0 FT. SETBACK ALONG THE FEC IS PERMITTED.
  
 3.) THE PROPOSED BUILDING SETBACK ALONG CLAREMORE
 AVENUE IS INCORRECTLY LABELED AS THE SIDE SETBACK. THE
 PROPERTY HAS MULTIPLE FRONTAGES AND PER THE CITY'S
 ZLDRS, THE FRONTAGE ALONG CLAREMORE AVENUE IS DEFINED
 AS A FRONT LOT LINE.
  
 4.) THE REQUIRED BUILDING SETBACK FROM THE FRONT LOT
 LINE IS 20 FT. ACCORDING TO THE PLANS, A 5 FT. SETBACK
 IS PROVIDED, AND THEREFORE, A WAIVER SHALL BE REQUIRED.

 5.) THE REQUIRED INTERIOR SIDE SETBACK IS 15 FT.
 ACCORDING TO THE PLANS, A 5 FT. INTERIOR SIDE SETBACK
 IS PROVIDED, AND THEREFORE, A WAIVER SHALL BE REQUIRED.

 6.) A ROLLING GATE IS PROVIDED WITHIN THE PORTION OF
 BISCAYNE DRIVE PROPOSED FOR ABANDONMENT. THERE DOES NOT
 SEEM TO BE A VEHICULAR TURNAROUND DESIGNED AT THE GATE.
 PROVISIONS FOR AN ADEQUATE TURNAROUND SHALL BE
 REQUIRED.
  
 7.) HOW HIGH IS THE ROLLING GATE, AND WHAT MATERIAL
 WILL THE ROLLING GATE BE?
  
 8.) VISIBILITY TRIANGLES SHALL BE DRAWN IN ACCORDANCE
 TO THE MINIMUM REQUIREMENTS OF ZLDR S.94-305(E). THE
 VISIBILITY TRIANGLE(S) DEPICTED AT THE CORNER OF
 BISCAYNE DRIVE AND SOUTH DIXIE HIGHWAY SEEM TO BE
 INCORRECT.
  
 9.) ARE THERE ANY LIGHT POLES/FIXTURES PROPOSED FOR THE
 PROJECT? IF SO, PLEASE ILLUSTRATE IN THE PLANS AND
 INCLUDE SETBACK DISTANCE FROM THE PROPERTY LINE(S).
  
 10.) THE PARKING WITHIN THE PROJECT BOUNDARIES SEEMS TO
 BE INCORRECTLY TABULATED. PLEASE ADDRESS FOR
 CONSISTENCY.
  
 11.) DIMENSION OUT THE NEW PARALLEL PARKING SPACES ON
 FLAMINGO DRIVE.
  
 12.) SHOW DIMENSIONS FOR THE 5 COMPACT PARKING SPACES
 PROVIDED FOR THE PROJECT. MINIMUM DIMENSIONS FOR
 COMPACT PARKING SPACES SHALL BE 8 FT. X 16 FT.

 13.) PROVIDE AN OPAQUE FENCE ALONG THE PROPOSED LOADING
 ZONE AREA (VS. EXISTING CHAIN LINK FENCE) TO SCREEN THE
 USE FROM THE ABUTTING PROPERTIES.
  
 14.) PROVIDE AN AUTO-TURN ANALYSIS FOR THE PROPOSED
 LOADING ZONE AREA TO DEMONSTRATE THAT TRUCKS CAN EASILY
 MANEUVER IN AND OUT OF THE LOADING AREA.
  
 15.) PER THE ZLDRS, ONE (1) 10 FT. X 25 FT. LOADING
 ZONE IS REQUIRED FOR THE PROPOSED ADMINISTRATIVE OFFICE
 BUILDING, AND TWO (2) 10 FT. X 50 FT. LOADING ZONES ARE
 REQUIRED FOR THE INDOOR RECREATION BUILDING. IF THE
 LOADING SPACE REQUIREMENT CANNOT BE MET, A WAIVER
 REQUEST WILL BE NECESSARY. INCONSISTENT INFORMATION HAS
 BEEN PROVIDED IN BOTH THE JUSTIFICATION STATEMENT AND

 1.) FINAL ARCHITECTURAL DRAWINGS SHALL BE SIGNED AND
 SEALED BY A FLORIDA REGISTERED ARCHITECT.
  
 2.) CLEARLY LABEL WHICH BUILDING IS ASSOCIATED WITH THE
 ARCHITECTURAL DRAWINGS (I.E. INDOOR RECREATION
 BUILDING/TENNIS FACILITY, ETC.).
  
 3.) ARE THERE FLOOR PLANS AND ELEVATIONS AVAILABLE FOR
 THE CONVERSION OF THE EXISTING WAREHOUSE BUILDING TO AN
 ADMINISTRATIVE OFFICE SPACE?
  
 4.) PARKING CALCULATIONS INDICATE THAT THERE IS 2,500
 SQUARE FEET OF FITNESS/EXERCISE WITHIN THE TENNIS
 FACILITY; HOWEVER, THERE IS NO INDICATION OF AN AREA
 DEDICATED TO EXERCISE (ASIDE FROM THE INDOOR COURTS) IN
 THE ARCHITECTURAL DRAWINGS. PLEASE CLARIFY.
  
 5.) PLEASE NOTE THAT A FITNESS ROOM IS DEPICTED IN THE
 CONCEPT PLANS FOR THE INDOOR TENNIS FACILITY; HOWEVER,
 IT IS NOT DEPICTED IN THE FLOOR PLAN. PLEASE ADDRESS
 FOR CONSISTENCY.
  
 6.) THE APPLICANT SHOULD PROVIDE ADDITIONAL
 ARCHITECTURAL TREATMENT ON THE SOUTH BUILDING FACADE OF
 THE INDOOR TENNIS FACILITY, FACING THE ABUTTING
 COMMERCIAL PROPERTIES.
  
  
 SIGNAGE:
  
 1.) NO INFORMATION PROVIDED ON THE PROPOSED MONUMENT
 SIGN LOCATED AT THE SOUTH SIDE OF THE SCHOOL BUILDING
 (I.E. DETAILS, SIGN SETBACKS FROM PROPERTY LINE(S)).
 PLEASE NOTE THAT PURSUANT TO ZLDR S.94-305(B)(13),
 REQUIRED FRONT, SIDE AND REAR SETBACKS SHALL BE OPEN
 AND UNOBSTRUCTED BY STRUCTURES.
  
 2.) WILL THE PROJECT BE UTILIZING THE EXISTING
 MCARTHUR?S MONUMENT SIGN? IF SO, PLEASE PROVIDE
 ADDITIONAL INFORMATION ON THE PROPOSAL FOR THE EXISTING
 SIGN.
  
 3.) PLEASE PROVIDE A NOTE IN THE PLANS IF THE PROJECT
 IS TO FULLY COMPLY WITH THE SIGN REGULATIONS OF ARTICLE
 XIII OF THE ZLDRS (WALL AND FREESTANDING).
  
  
 LIGHTING (PHOTOMETRICS):
  
 1.) A PHOTOMETRIC PLAN HAS NOT BEEN PROVIDED WITH THE
 SUBMITTAL. ALL SOURCE OF ILLUMINATION LOCATED WITHIN
 THE PROPOSED CPD SHALL NOT EXCEED ONE FOOT-CANDLE AT OR
 BEYOND THE BOUNDARIES OF SUCH DEVELOPMENT. PLEASE
 PROVIDE A PHOTOMETRIC PLAN TO DEMONSTRATE COMPLIANCE.
