 1.) THE SITE PLAN ASSOCIATED WITH THIS PLAT APPLICATION
 (REFERENCE: PB CASE NO. 1875) HAS BEEN REVIEWED AT THE
 2/11/2021 PPRC MEETING. ANY CHANGES TO THE SITE PLAN
 THAT WILL TRIGGER CHANGES IN THE PLAT DOCUMENT WILL
 NEED TO BE ADDRESSED FOR CONSISTENCY.
  
 2.) SIGNED AND NOTARIZED MAILING LIST AFFIDAVIT IS
 MISSING FROM THE SUBMITTAL PACKET.
  
 3.) A SCHOOL CAPACITY AVAILABILITY DETERMINATION (SCAD)
 LETTER IS REQUIRED SINCE THE PROJECT CONTAINS
 RESIDENTIAL UNITS. THE SCAD LETTER IS REQUIRED PRIOR TO
 THE APPLICATION MOVING FORWARD TO A PUBLIC HEARING.
  
 4.) PROVIDE LETTERS FROM THE FOLLOWING PUBLIC UTILITIES
 CONFIRMING THAT THE PROPOSED PROJECT DOES NOT ENCROACH
 INTO THEIR EASEMENTS OR OTHERWISE INTERFERE WITH THE
 PROVISIONS OF THEIR SERVICES: COMCAST AND FPU.
  
 5.) A WORD DOCUMENT, CONTAINING THE LEGAL DESCRIPTION
 OF THE SUBJECT PROPERTY (NOT THE PROPOSED REPLAT, AS IT
 HAS NOT BEEN APPROVED) SHALL BE SUBMITTED FOR THE FILE.
  
 6.) PLEASE CLARIFY/ADDRESS IN THE JUSTIFICATION
 STATEMENT THE FOLLOWING: A) THE STATEMENT REFERENCES
 "ATTACHED SINGLE-FAMILY" ; HOWEVER, THE BUILDING FORM
 DOES NOT MEET THE DEFINITION OF "ATTACHED
 SINGLE-FAMILY" AND APPEARS TO BE A TOWNHOUSE FORM. B)
 FUTURE LAND USE AND ZONING DESIGNATIONS NORTH OF THE
 SUBJECT PROPERTY IS INCORRECT.
  
 7.) FURTHER DISCUSSION WITH CITY STAFF ON HOW TO
 IMPROVE THE QUALITY OF DESIGN TO PROVIDE GREATER
 BENEFITS TO THE RESIDENTS OF THE DEVELOPMENT AND THE
 SURROUNDING COMMUNITY SHALL BE REQUIRED. DISCUSSION MAY
 INCLUDE PROVISION FOR COMMON OPEN SPACE, PEDESTRIAN
 CONNECTION TO SURROUNDING COMMUNITY AMENITIES (I.E.
 WAREHOUSE DISTRICT; HOWARD PARK), ETC.
  
  
 PLAT COMMENTS:
  
 1.) THE USE OF TRACT "A" SHALL BE CLEARLY DEFINED IN
 THE DEDICATIONS AND RESERVATIONS. ALSO, HOW BIG IS
 TRACT A? AS NOTED IN THE PPRC COMMENTS FOR THE SITE
 PLAN (PB CASE NO. 1875: GENERAL COMMENTS #2), THE
 INTENT OF A PLANNED DEVELOPMENT IS TO ENCOURAGE THROUGH
 INCENTIVES, THE USE OF INNOVATIVE LAND PLANNING AND
 DEVELOPMENT TECHNIQUES TO CREATE A MORE DESIRABLE AND
 ATTRACTIVE DEVELOPMENT IN THE CITY. IT IS ENCOURAGED
 THAT TRACT "A" BE DEDICATED AND DESIGNED AS OPEN SPACE
 FOR USE BY THE RESIDENTS/COMMUNITY(SEMI-PUBLIC).
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5 INCHES X
 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS.
  
 * ANY CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE
