 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
 ? THE RESPONSES TO COMMENTS DROPPED THE NUMBER ON
 COMMENT#2 ON LANDSCAPE COMMENTS, SO THE REST ARE
 MIS-NUMBERED.
  
 1. SATISFIED. ON THE TREE DISPOSITION CHART SHOWING THE
 MANGO TREE TO BE REMOVED, IF THE DIAMETER IS 25 FEET,
 THE MITIGATION DUE WOULD BE 491 SQ FT. STAFF SUGGESTS
 SAVING THE TREE AND WORKING IT INTO THE REVISED SITE
 PLAN WITH THE PARKING AND THE REQUIRED PRIVATE OPEN
 SPACE.
  
  
 2. PARTIALLY SATISFIED. PROVIDE THE LOCATION OF THE 12%
 REQUIRED PRIVATE OPEN SPACE AND IDENTIFY THE TYPE. SHOW
 THE REQUIREMENTS MET FOR THE TYPE OF OPEN SPACE
 INCLUDING VEGETATED AREA AND TREE CANOPY COVERAGE
 REQUIRED.
  
 INTERIOR COURTYARD MUST BE SURROUNDED BY WALLS AND
 CANNOT BE AREAS AROUND THE BUILDING AS SHOWN. OTHER
 CHOICES FOR NWD -5 ARE ROOFTOP GARDEN TERRACE WHICH ARE
 NOT POSSIBLE. STAFF SUGGESTS USING THE AREA ON THE
 NORTH SIDE OF THE BUILDING TO DO EITHER GARDEN OR
 INTERIOR COURTYARD ENCLOSED BY A WALL AND THE BUILDING.
 IT MAY NEED SOME OF THE SPACE DESIGNATED FOR FUTURE
 BUILDING LOCATION. THE AREA CAN BE EXTENDED TOWARD
 TAMARIND TO THE BUILDING SETBACK LINE.
  
 3. SATISFIED. PROVIDE THE REQUIRED TERMINAL LANDSCAPE
 ISLAND WITH 8 FEET LANDSCAPE WIDTH AT THE END OF EACH
 ROW OF PARKING. ALONG THE NORTH BUFFER, THE 5 FEET OF
 REQUIRED LANDSCAPE BUFFER CAN BE A PART OF THE TERMINAL
 ISLAND, BUT THE 8 FEET INSIDE CURB MUST BE PROVIDED.
 THE REQUIRED TREE MUST BE PROVIDED IN ADDITION TO THE
 BUFFER TREE REQUIREMENT.
  
 4. SATISFIED. SECTION 94-443(C)(3) REQUIRES THAT A
 MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE REQUIRED TO
 BE PLANTED WITHIN THE INTERIOR OF AN OFF-STREET PARKING
 AREA SHALL BE CATEGORY 1 SHADE TREES. SHOW THE
 PERCENTAGE OF CATEGORY 1 TREES PROVIDED FOR THE
 REQUIRED LANDSCAPE AREAS AS REQUIRED BY SECTION
 94-443(C)(3) FOR TERMINAL AND INTERIOR ISLANDS. ONLY
 THREE TREES ARE SHOWN, BUT THE CHART INDICATES 4.
  
 5. SATISFIED. BUFFER LENGTHS REQUIRE ONE TREE PER 30
 FEET OR PORTION THEREOF ADJACENT TO PARKING AREAS.
 PROVIDE THE REQUIRED AND PROVIDED BUFFER TREES FOR THE
 NORTH AND WEST BUFFER. TREE SPECIES AND MATURE HEIGHT
 MUST MEET FALL ZONE REQUIREMENTS TO BE LESS THAN THE
 DISTANCE TO THE FIRST TRACKS.
  
 6. SATISFIED. UPDATE THE DESIGN OPTIONS CHART FOR
 FLORIDA FRIENDLY LANDSCAPE REQUIREMENTS PER SECTION
 94-442(G) TO UTILIZE DROUGHT TOLERANT SPECIES FOR
 REMAINDER OF REQUIRED TREES AND SHRUBS RATHER THAN THE
 ADDITIONAL PARKING AREA TREES.
  
 7. SATISFIED. ADD A SECTION IN THE LANDSCAPE DATA CHART
 TO COMPLY WITH SECTION 94-445 L. PLANT SPECIES. A
 MINIMUM OF 60 PERCENT OF PLANT MATERIAL ADDED SHALL BE
 FLORIDA NATIVE OR DROUGHT TOLERANT SPECIES SELECTED
 FROM THE CITY LIST OR THE LIST OF SPECIES IN THE MOST
 RECENT EDITION OF SOUTH FLORIDA WATER MANAGEMENT
 DISTRICT WATERWISE SOUTH FLORIDA LANDSCAPES. PROVIDE
 THE TOTAL PERCENTAGE OF NATIVE AND DROUGHT TOLERANT
 PLANTS BASED ON FINAL PLANT LIST.
  
 8. SATISFIED. SHOW LOCATIONS OF FPL TRANSFORMERS ON THE
 LANDSCAPE PLAN AND RESOLVE CONFLICTS WITH LANDSCAPING.
 INDICATE THAT THE OVERHEAD WIRES AND POLE IN THE ALLEY
 WILL BE ELIMINATED.
  
 9. PARTIALLY SATISFIED. SHOW LOCATIONS OF ALL PROPOSED
 WATER, SEWER AND DRAINAGE LINES ON THE LANDSCAPE PLAN.
  
 ? LOCATION OF DRAINAGE LINE PREVENTS ANY TREE PLACEMENT
 ON THE SOUTH SIDE OF BUILDING, LOCATION SHOULD BE
 CONSIDERED TO ALLOW ROOM FOR TREES.
  
 10. PARTIALLY SATISFIED. PROVIDE A DETAIL AND LOCATIONS
 OF ROOT BARRIERS TO SEPARATE LANDSCAPING FROM UTILITY
 LINES.
 ? LOCATIONS OF ROOT BARRIERS SHOWN DO NOT ALLOW PROPER
 ROOT SPACE FOR THE SPECIES. ROOT BARRIERS SHOULD BE
 LOCATED CLOSER TO THE LINES ON PRIVATE UTILITIES.
 ? THE LOCATION OF WATER LINES AND ROOT BARRIERS
 ADJACENT TO THE EXISTING MEDJOOL DATE PALM IN THE RIGHT
 OF WAY ARE NOT ACCEPTABLE. MOVE AWAY FROM ROOT SYSTEM
 OF PALM.
  
 11. SATISFIED. PROVIDE SCREENING FOR ALL GROUND MOUNTED
 VALVES AND EQUIPMENT.
  
 12. SATISFIED. SHOW THE LOCATIONS OF ALL SITE LIGHTING
 ON THE LANDSCAPE PLAN AND REDESIGN THE LOCATIONS OF THE
 LIGHTING ON SHORTER POLES TO RESOLVE ANY CONFLICTS WITH
 TREES IN THE PARKING AREA LANDSCAPE ISLANDS.
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
