 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
  
 1. SATISFIED. PROVIDE A TREE INVENTORY PLAN THAT HAS
 ALL TREE NUMBERS CLEARLY VISIBLE. SOME ARE OBSCURED BY
 THE THICK LINE REPRESENTING THE PROPERTY LINE.
  
 2. SATISFIED. SECTION 94-448 (D)(3) REQUIRES NATIVE
 TREES AND PALMS IN GOOD CONDITION TO BE PRESERVED ON
 SITE OR RELOCATED. LIVE AND LAUREL OAK TREES AND SABAL
 PALMS ARE LISTED TO BE REMOVED THAT ARE INDICATED AS IN
 GOOD CONDITION. PROVIDE AN ARBORISTS REPORT CONTAINING
 THE METHOD OF DETERMINATION OF THE CONDITION AND
 RELOCATION ASSESSMENT FOR THE NATIVE TREES AND PALMS
 PROPOSED TO BE REMOVED.
  
 3. SATISFIED. PROVIDE LOCATIONS FOR TREES WITHIN 10
 FEET OF THE PROPERTY LINE ON ADJACENT PARCELS AND
 ADJUST SPACING OF PROPOSED TREES O AVOID CANOPY
 CONFLICTS PER SECTION 94-442(B) (2)Q.
  
  
 4. SATISFIED. IN THE LANDSCAPE REQUIREMENTS CHART ON
 SHEET LP-1.00, EXPLAIN THE NOTE ?(EXCLUDES LANDSCAPE
 WITHIN PARKING LOT AREA)? UNDER GENERAL LANDSCAPING.
  
 5. SATISFIED. UNDER NATURAL GRASS CORRECT THE REQUIRED
 LANDSCAPE AREA TO 15% FOR PD AND SHOW SQUARE FOOTAGE
 AND PERCENTAGE OF GRASS PROPOSED.
  
 6. SATISFIED. EXPLAIN THE REASON FOR INCLUDING PLAZA
 DATA.
  
 7. SATISFIED. PROVIDE THE PERCENTAGE OF PALM
 SUBSTITUTIONS FOR REQUIRED TREES NOT EXCEEDING 35% PER
 SECTION 94-442(D).
  
 8. SATISFIED. INDICATE THE 5 FOOT LANDSCAPE BUFFER
 LOCATIONS ON THE SITE PLAN AND LANDSCAPE PLAN ADJACENT

 9. SATISFIED. PROVIDE ALL CALCULATIONS FOR THE REQUIRED
 TREES FOR BUFFER SEGMENTS IN A PERIMETER BUFFER
 REQUIREMENT CHART AND LIST LINEAR FOOTAGE OF EACH
 PROPERTY LINE SEGMENT MEASURED ALONG THE CENTERLINE OF
 EACH BUFFER CONTINUOUSLY. DUE TO THE IRREGULAR SHAPE,
 EACH BUFFER LENGTH MAY BE DESIGNATED WITH A LETTER,
 THEN CALCULATIONS FOR REQUIRED TREES CALCULATED FOR
 EACH SEGMENT CALCULATED, ROUNDING UP FOR ANY PORTION
 LEFT AFTER DIVIDING BY THE REQUIRED 30 FOOT LENGTHS.
 SEE SECTION 94-443 (B) FOR THE BUFFERS ADJACENT TO
 NON-RESIDENTIAL AND SECTION 94-443(A) FOR BUFFERS
 ADJACENT TO RESIDENTIAL ZONING.
  
 BUFFER A IS 374 LINEAR FEET SO 13 TREES ARE REQUIRED.
 SECTION 94-443(2) DOES NOT DEDUCT DRIVEWAY OPENINGS, IT
 IS THE ENTIRE LENGTH THAT IS USED TO CALCULATE REQUIRED
 BUFFER TREES.
 THE VACANT LOT DOES NOT RELATE TO THIS BUFFER, THE PLAN
 IS STILL SHOWING DEDUCTION OF 50 FEET FOR DRIVEWAYS.
  
 10. SATISFIED. EXPLAIN THE REFERENCE TO THE 25? BUFFER.
  
 11. SATISFIED. PROVIDE CALCULATION FOR BUFFER LENGTHS
 WITH ACCESS DRIVEWAYS TO SHOW THEY DO NOT EXCEED 20%
 INTERRUPTION FOR VEHICULAR ACCESS AS REQUIRED BY
 SECTION 94-443(D)(1)A.
 25% PER 94-443(B)(2) IS THE CORRECT SECTION FOR
 NONRESIDENTIAL.
  
 12. SATISFIED. PROVIDE THE REQUIRED AND PROVIDED LINEAR
 FOOTAGE OF LANDSCAPE AREA ADJACENT TO EACH BUILDING.
  
 13. SATISFIED. MODIFY THE PLANT LIST TO ADD COLUMN FOR
 DROUGHT TOLERANCE LEVELS TO PROVIDE EASIER REFERENCE.
  
 14. SATISFIED. ADD ANY RELOCATED OR EXISTING TREES AND
 PALMS TO THE PLANT LIST AND COUNT THEM TOWARD THE
 REQUIRED TREES.
  
 15. SATISFIED. SECTION 94-443(C)(3) REQUIRES THAT A
 MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE REQUIRED TO
 BE PLANTED WITHIN THE INTERIOR OF AN OFF STREET PARKING
 AREA SHALL BE CATEGORY 1 SHADE TREES. SHOW THE REQUIRED
 NUMBER OF TREES AND THE PERCENTAGE OF CATEGORY 1 TREES
 PROVIDED FOR THE REQUIRED LANDSCAPE AREAS.
  
 16. SATISFIED. PROVIDE AN EXHIBIT SHOWING THE PARKING
 AREA SURFACE CALCULATIONS, PARKING SPACE AREAS AND
 LANDSCAPE AREAS PROVIDED TO DEMONSTRATE COMPLIANCE WITH
 SECTIONS 94-443 (C)(3) AND (4), FOLLOWING THE AREA
 CLASSIFICATIONS AS SHOWN IN FIGURE XIV-1.

 17. SATISFIED. DIMENSION ALL INTERIOR AND TERMINAL
 LANDSCAPE ISLANDS ON THE SITE PLAN TO SHOW THE MINIMUM
 8 FEET WIDTH OF THE LANDSCAPE AREA IS AT LEAST 8 FEET.
  
 18. SATISFIED. TERMINAL LANDSCAPE ISLAND TREE IS
 MISSING AT THE SOUTHWEST CORNER ADJACENT TO THE 20 FOOT
 MAINTENANCE ACCESS.
  
 19. SATISFIED. LANDSCAPE DIVIDER MEDIANS HAVE A
 REQUIREMENT FOR TREES PER SECTION 94-443(C)(3)C. THE
 INTENT IS TO PROVIDE SHADE OVER THE PAVED AREAS.
 PROVIDE THE REQUIRED TREES AS PALMS DO NOT MEET THE
 INTENT.
  
 20. SATISFIED. UPDATE THE FLORIDA FRIENDLY LANDSCAPE
 CHART TO ADD DESIGN OPTION 8 FOR THE REQUIRED MULCH AND
 RECHECK THE 50% SOD AREA FOR THE PROVIDED LANDSCAPE
 AREA.
  
  
 21. SATISFIED. THERE APPEAR TO BE CONFLICTS IN SEVERAL
 LOCATIONS BETWEEN REQUIRED TREES IN LANDSCAPE ISLANDS
 AND WATER AND SEWER LINES ON THE LANDSCAPE PLAN. ADJUST
 LOCATIONS OF UTILITY LINES TO RESOLVE CONFLICTS WITH
 TREES. HYDRANTS, BACKFLOW PREVENTERS AND FDC
 CONNECTIONS CANNOT INFRINGE ON THE REQUIRED LANDSCAPE
 AREAS INTENDED FOR THE TREES.
  
 22. PARTIALLY SATISFIED. PROVIDE LOCATIONS AND
 SCREENING FOR ALL ABOVE GROUND UTILITY VALVES, BACKFLOW
 PREVENTERS, A/C UNITS, AND FPL TRANSFORMERS.
 COULD NOT LOCATE FPL TRANSFORMER LOCATIONS.
  
 23. SATISFIED. PROVIDE THE PERCENTAGE TO BASED ON THE
 PLANT LIST TO SHOW COMPLIANCE WITH SECTION 94-445 L.
 PLANT SPECIES. A MINIMUM OF 60 PERCENT OF PLANT
 MATERIAL ADDED SHALL BE FLORIDA NATIVE OR DROUGHT
 TOLERANT SPECIES SELECTED FROM THE CITY LIST OR THE
 LIST OF SPECIES IN THE MOST RECENT EDITION OF SOUTH
 FLORIDA WATER MANAGEMENT DISTRICT WATERWISE SOUTH
 FLORIDA LANDSCAPES.
  
 ORDINANCE NO. 4146-08 DESIGN STANDARDS #12 LANDSCAPE
 GUIDELINES:
  
 24. SATISFIED. PROVIDE APPROVAL FROM THE CPD
 ARCHITECTURAL REVIEW BOARD FOR THE FINAL LANDSCAPE AND
 IRRIGATION PLANS.
  
 25. SATISFIED. SHOW THE LOCATION OF THE 5 FOOT HEIGHT
 FENCE AS REQUIRED ALONG THE EAST PROPERTY LINE.
  
 26. SATISFIED. BUFFER TREES ADJACENT TO RESIDENTIAL
 ALONG THE EAST PROPERTY LINE NEED TO BE LARGER SPECIES
 THAN CLUSIA AND PIGEON PLUM TO MEET THE BUFFERING
 INTENT OF THE LANDSCAPE GUIDELINES.
  
 ADDITIONAL COMMENTS 1/12/21:
  
 27. SATISFIED. ALL TREES PROVIDED MUST MEET THE 12 FOOT
 MINIMUM HEIGHT. ADJUST PLANT LIST TO CORRECT PIGEON
 PLUM, SILVER BUTTONWOOD, DAHOON HOLLY, CRAPE MYRTLE,
 AND PLUMERIA FROM 8 FEET TO 12 FEET.
 ADDITIONAL COMMENTS 3/4/21:
 28. SATISFIED. BUFFER G MUST CONTAIN 7 QUALIFYING TREES
 AND THE REQUIRED HEDGE. APPROPRIATE UNDERSTORY TREES
 PLACED AWAY FROM THE PROPERTY LINE AS APPROPRIATE MAY
 BE USED. IF NOT, A WAIVER MUST BE REQUESTED.
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
