 RESPONSE: A COPY OF THE COUNTY TPS LETTER HAS BEEN
 PROVIDED AS REQUESTED.
 COMMENT: OK. PLEASE PROVIDE COUNTY'S DRIVEWAY ACCESS
 APPROVAL NOTIFICATION/LETTER, ONCE AVAILABLE.
  
 2. INDEPENDENTLY FROM COUNTY APPROVAL AND VESTED TRIPS
 GENERATION, A FULL TRAFFIC STUDY BASED ON COUNTY'S
 TRAFFIC CONCURRENCY GUIDELINES (E.G. RDI, TEST 1, TEST
 2, ETC.) IS REQUIRED. THAT IS DUE TO SIGNIFICANT
 CHANGES TO TRAFFIC CONDITIONS AND SURROUNDING
 DEVELOPMENTS SINCE THE LATEST SITE PLAN APPROVAL.
 RESPONSE: THE ECF CORPORATE OFFICE AT MAJESTIC PLAZA
 PROJECT IS PROPOSING 45,000 SF OF PROFESSIONAL OFFICE
 BUILDINGS WHICH WILL REPLACE THE 64,430 SF OF
 DEVELOPMENT APPROVED UNDER ORDINANCE 1762-84. THE
 PROPOSED REQUEST TO REPLACE THE 64,430 SF OF
 DEVELOPMENT APPROVED UNDER ORDINANCE 1762-84 WITH
 45,000 SF OF PROFESSIONAL OFFICE WILL GENERATE LESS
 TRAFFIC THAN WHAT IS CURRENTLY VESTED FOR THE SITE.
 THEREFORE, A TRAFFIC STUDY IS NOT REQUIRED.
 COMMENT: A REDUCTION IN NUMBER OF VESTED TRIPS IS NOT
 SUFFICIENT TO WAVE THE FULL TRAFFIC STUDY REQUIREMENT.
 AS CURRENT EXISTING CONDITIONS HAVE SIGNIFICANTLY
 CHANGED SINCE THE FIRST ORDINANCE DATED 1984, AND THE
 LATEST ONE, DATED 2008. MOREOVER, AN INCREASE IN DEADLY
 INCIDENTS IN RECENT MONTHS ALONG N CONGRESS AVENUE
 WARRANTS FURTHER SCRUTINY OF ANY PROJECTS THAT WOULD
 INCREASE VEHICULAR TRAFFIC AND COULD SIGNIFICANTLY
 IMPACT THE TRANSPORTATION NETWORK WITHIN THE RADIUS OF
 DEVELOPMENT INFLUENCE. THUS, EXACERBATING INCIDENTS
 STATISTICS. PLEASE ADDRESS THE ORIGINAL COMMENT
 ACCORDINGLY. ALSO PROVIDE A CRASH STUDY INCLUSIVE OF
 COLLISION DIAGRAMS AT LOCATIONS WHERE DEADLY INCIDENTS
 HAVE BEEN REPORTED IN THE PAST 5 YEARS.
  
 3. IF PARKING AREAS ARE BUILT IN PHASES, PROVIDE
 PARKING CONFIGURATIONS DURING EACH OF THE CONSTRUCTION
 PHASES FOR SAKE OF DESIGN COMPLIANCE AND PROPER
 VEHICULAR CIRCULATION.
 RESPONSE: THE DEVELOPMENT IS NO LONGER PROPOSED TO BE
 BUILT IN PHASES.

 4. PROVIDE BICYCLE RACKS NEARBY BUILDING ENTRANCES.
 INSERT NUMBER OF BICYCLE STALLS PROVIDED IN THE SITE
 DATA TABLE.
 RESPONSE: BICYCLE PARKING HAS BEEN PROVIDED AS
 REQUESTED AT NEARBY BUILDING ENTRANCES, AND THE NUMBER
 OF STALLS HAS BEEN INCLUDED
