 SUBDIVISION.
 2. SITE PLAN DIMENSIONS DO NOT MATCH HISTORIC BOARD
 APPROVAL PLAN.
 3. THE EXISTING 5' UE'S ON LOT 3 WILL ALSO NEED
 ABANDONED. UTILITY SIGN-OFF LETTERS WILL BE REQUIRED.
 4. EXISTING SANITARY SEWER LINE AND WATER MAIN NEED TO
 BE FIELD LOCATED AND SURVEYED TO DETERMINE IF WITHIN
 EXISTING EASEMENTS.
 5. NEW EASEMENTS FOR WATER AND SEWER ARE REQUIRED TO BE
 10' IN WIDTH AND CAN BE DEDICATED BY PLAT.
 6. AN ENGINEERING PLAN WILL NEED TO BE SUBMITTED TO
 SHOW THAT THE SANITARY SEWER CAN BE RELOCATED. THE CITY
 IS CURRENTLY EVALUATING THE LIFT STATION ON PERSHING
 WAY.
 7. APPRAISAL WILL BE REQUIRED. PLEASE PROVIDE A CHECK
 IN THE AMOUNT OF $1800.00 MADE PAYABLE TO ANDERSON &
 CARR. CITY WILL THEN ORDER APPRAISAL.
 8. PLEASE NOTE THAT APPRAISAL OF ALLEY IS BASED ON AN
 "ACROSS THE FENCE" EVALUATION BASED ON CURRENT LAND
 VALUES.
 9. A SEPARATE PLAT REVIEW COMMENTS LETTER WILL BE
 ISSUED. SIDEWALK EASEMENT WILL BE REQUIRED FOR EXISTING
 SIDEWALK ALONG FLAGLER DRIVE.
  
 PLEASE NOTE THAT THE ALLEY WAS CREATED BY THE EL CID
 2ND ADDITION PLAT AND, IF ABANDONED, WILL TRANSFER TO
 THE 2501 S FLAGLER PROPERTY. IT DOES NOT GET SPLIT
 BETWEEN THE ADJOINING PROPERTIES.
