 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. EACH PROPOSED SUBDIVIDED LOT SHALL MEET THE
 REQUIREMENTS FOR THE DISTRICT/PROPOSED USES.
  
  
 2. LOTS 1 & 2 CREATE NONCONFORMITIES WITH THE ZONING
 AND LAND DEVELOPMENT REGULATIONS AND MAY NOT BE
 CREATED:
 A. MINIMUM SIDE SETBACK IS 5 FEET. THE EXISTING
 BUILDING ON PROPOSED LOT 1 DOES NOT MEET MINIMUM SIDE
 SETBACK REQUIREMENTS.
 B. MAXIMUM LOT COVERAGE BY BUILDINGS IS 60%. LOT 1
 EXCEEDS THE MAXIMUM ALLOWABLE COVERAGE BY BUILDINGS.
 C. MINIMUM LOT COVERAGE BY IMPERMEABLE SURFACE WITHIN
 THE GENERAL COMMERCIAL DISTRICT IS 85%. PROPOSED LOT 1
 EXCEEDS THE MAXIMUM ALLOWABLE IMPERMEABLE SURFACE.
 D. MINIMUM REQUIRED OPEN SPACE AREA IS 40%. THE MINIMUM
 REQUIRED LANDSCAPE AREA IS 15%. PROPOSED LOT 1 EXCEEDS
 THE MINIMUM REQUIRED OPEN SPACE AND LANDSCAPE AREAS.
 E. MINIMUM REQUIRED LANDSCAPE BUFFER IS 5 FEET. PROVIDE
 PLANS/NARRATIVE SHOWING FUTURE COMPLIANCE WITH THIS
 REQUIREMENT.
  
  
 3. THE APPLICANT SHALL PROVIDE NARRATIVES OF FUTURE
 DEVELOPMENT PLANS FOR LOTS 1 & 2 IN ORDER FOR STAFF TO
 DETERMINE COMPLIANCE WITH ZONING AND LAND DEVELOPMENT
 REGULATIONS FOR A PROPERTY IN THE GENERAL COMMERCIAL
 ZONING DISTRICT.
  
  
 4. THE APPLICANT SHALL PROVIDE PAYMENT IN THE AMOUNT OF
 $636 IN ORDER FOR STAFF TO FINISH FURTHER REVIEW.
  
  
 5. THE APPLICANT SHALL PROVIDE A RESPONSE TO EACH
 STANDARD PROVIDED IN SEC. 94-342, SUBDIVISION GENERAL
 DESIGN STANDARDS, OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.

 INSTRUCTIONS FOR RESUBMITTAL:
  
 A) PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 B) WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES AND AN ELECTRONIC COPY IN .PDF FORMAT
 OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($120).
