 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. THE ELECTRONIC VERSION OF THE JUSTIFICATION
 STATEMENT IS DATED FEBRUARY 2, 2020, BUT THE HARD COPY
 INCLUDED IN THE SUBMITTAL IS MAY 15, 2020. ALL
 DOCUMENTS (HARD COPY AND ELECTRONIC) NEED TO BE
 CONSISTENT.
  
 2. THE VARIANCE AND WAIVER TABLE ON THE SITE PLAN
 SHOULD BE MODIFIED TO SHOW WHAT IS REQUIRED, WHAT WAS
 APPROVED BY THE ZBA (ZBA CASE NO. 3285), AND WHAT IS
 PROPOSED WITH THE CURRENT SUBMITTAL. THE VARIANCE TABLE
 SHOULD REFERENCE THE ZBA CASE NO., NOT THE RESOLUTION.
  
 3. THE VARIANCE AND WAIVER TABLE ON THE SITE PLAN NEEDS
 TO BE UPDATED TO REFLECT THE VARIANCES/WAIVERS THAT
 WERE ACTUALLY GRANTED BY THE ZBA. THIS SHOULD HAVE BEEN
 CORRECTED WITH THE ORIGINAL APPROVALS.
  
 4. STAFF DOES NOT SUPPORT THE PROPOSED REPLACEMENT OF
 THE GROUND FLOOR RESIDENTIAL UNITS WITH RESIDENTIAL
 STORAGE AND MECHANICAL ROOMS. AND WHY DOES RESIDENT
 STORAGE AREAS NEED BATHROOMS?
  
 5. THE ARCHITECTURE OF THE ELEVATIONS HAS COMPLETELY
 BEEN MODIFIED FROM THE ORIGINAL APPROVAL. THESE CHANGES
 ARE NOT MENTIONED IN THE JUSTIFICATION STATEMENT, AND
 STAFF DOES NOT SUPPORT THE NEW DESIGN.
  
 6. GLAZING CALCULATIONS SHALL BE PROVIDED FOR EACH
 STREET FA?ADE. THE ENTIRE FA?ADE SHALL BE BETWEEN 25-45
 PERCENT.
  
 7. STOREFRONT GLAZING IS ONLY PERMITTED AT RETAIL
 FRONTAGE LOCATIONS. ALL OTHER WINDOWS SHALL BE
 OPERABLE.
  
 8. THE BOLD LINE ON THE SITE PLAN (IDENTIFYING THE
 BUILDING FOOTPRINT) DOES NOT MATCH THAT WHICH IS SHOWN
 ON THE ARCHITECTURAL PLANS; SPECIFICALLY, THE AREA IN
 THE NORTHWEST CORNER, AND THE SOUTH SIDE, OF THE
 BUILDING.
  
 9. DIMENSIONS OF THE GROUND FLOOR SHALL BE PROVIDED
 FROM FINISHED FLOOR TO FINISHED CEILING.
  
 10. SETBACK FROM THE EAST PROPERTY LINE SHALL BE
 PROVIDED FOR THE GROUND FLOOR (NO INCLUDING THE OPEN
 STAIRCASE).
  
 11. ONLY ONE (1) SITE PLAN SHALL BE PROVIDED; PLEASE
 CLARIFY THE NEED FOR THE ARCHITECTURAL SITE PLAN.
  
 12. WINDOW DETAIL SHALL BE PROVIDED FOR EACH WINDOW
 TYPE, CONFIRMING THE FOLLOWING:
  
 12.1. ALL WINDOWS, EXCEPTED PERMITTED STOREFRONTS,
 SHALL BE OPERABLE.
  
 12.2. ALL WINDOWS SHALL BE RECESSED A MINIMUM OF TWO
 (2) INCHES FROM THE EXTERIOR FACE OF THE FA?ADE.
  
 13. IS THE ENTRY DRIVE PROPOSED TO BE GATED? NOTHING IS
 LABELED BUT GATES APPEAR TO BE SHOWN. IF GATED, STAFF
 HAS THE SAME CONCERNS THAT WERE PRESENTED PREVIOUSLY.
 NO CALL BOX IS SHOWN AND WHAT PLANS ARE IN PLACE
 REGARDING GUEST ACCESS?
  
 14. HOW IS THE SOUTH SETBACK THE SAME AS WHAT WAS
 PROPOSED PREVIOUSLY, BUT THE BUILDING SEPARATION HAS
 INCREASED BY ONE (1) FOOT? THE DIMENSION LINE SEEMS TO
 BE GOING INSIDE OF THE BUILDING FA?ADE LINE THAT IS
 SHOWN.
  
 15. DIMENSION OF BALCONY ENCROACHMENT INTO THE SETBACK
 SHALL BE PROVIDED.
  
 16. OVERHANGS SHALL NOT ENCROACH MORE THAN THREE (3)
 FEET INTO THE REQUIRED SETBACK.
 17. DIMENSION SHALL BE PROVIDED FROM THE WEST PROPERTY
 LINE TO THE EASTERN CORNER OF THE ROW OF PARKING. THIS
 DIMENSION SHALL BE AT LEAST 18 FEET 1 INCH.
  
 18. LANDSCAPE BUFFER ALONG THE EAST PROPERTY LINE SHALL
 BE A MINIMUM OF SIX (6) FEET.
  
 19. IS A WALL PROPOSED ON THE SOUTH PROPERTY LINE,
 EXTENDING ALL THE WAY TO THE EAST PROPERTY LINE? IT IS
 RECOMMENDED THAT THIS WALL STOP AND TIE INTO THE
 SOUTHWEST CORNER OF THE BUILDING.
  
 20. DETAIL SHALL BE PROVIDED OF THE PROPOSED SIX (6)
 FOOT FENCE THAT IS JUST EAST OF THE ANGLED PARKING
 SPACES.
  
 21. LANDSCAPE ISLAND SHALL BE PROVIDED AT THE NORTH AND
 SOUTH ENDS OF THE UNCOVERED PARKING ROW.
  
 22. LANDSCAPE ISLAND SHALL BE PROVIDED AT THE WEST END
 OF THE ACCESSIBLE PARKING ROW.

 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
