 1.) IN ACCORDANCE WITH ZLDR S.94-175, THE APPLICANT
 SHALL SUBMIT A NEIGHBORHOOD COMPATIBILITY ANALYSIS OF
 THE PROPOSED FACILITIES AND OPERATIONS. SITE PLAN
 APPROVAL SHALL NOT BE GRANTED UNLESS THERE IS
 COMPLIANCE WITH ALL THE REQUIREMENTS FOUND IN ZONING
 AND LAND DEVELOPMENT REGULATIONS (ZLDR) S.94-175(B)(2).

 RESPONSE LETTER TO STAFF (DATED 8/26/21 AND RECEIVED
 8/31/21), THE APPLICANT IS STILL ADDRESSING COMMENTS
 FROM PALM BEACH COUNTY. ONCE THE PRE-DETERMINATION
 LETTER IS RECEIVED, THE APPLICANT WILL FORWARD TO
 STAFF.]
  
 3.) PLEASE REMEMBER TO UPDATE THE SHEETS WITH THE NEW
 REVISION DATE FOR TRACKING PURPOSES.

 1.) PLEASE ADDRESS/CORRECT THE FOLLOWING IN THE COVER
 SHEET, CONTAINING THE SITE DATA: A) THE CORRECT PARCEL
 CONTROL NUMBER (PCN). B) THE EXISTING ZONING OF THE
 PROPERTY C) THE PROPOSED ZONING OF THE PROPERTY.

 2.) CONSIDER ADDING A GATE ON THE WEST SIDE OF THE

 SEEMS TO BE HIDDEN FROM VIEW (SIDEWALK ALONG THE WEST
 SIDE OF THE BUILDING).
  
 3.) THE PROPOSED LIGHT POLES ON THE WEST SIDE OF THE
 PROPERTY SEEM TO BE IN CONFLICT WITH THE 2 FT. CURB
 OVERHANG. PLEASE RELOCATE/ELIMINATE LIGHT FIXTURES TO
 PREVENT CONFLICT.
  
 4.) SHOW SETBACK DIMENSIONS OF ALL PROPOSED LIGHT
 FIXTURES TO THE PROPERTY LINE(S). A MINIMUM 5 FT.
 SETBACK SHALL BE PROVIDED.
  
 5.) PLEASE CHECK WITH MATT HEJAZI, INDUSTRIAL ENGINEER,
 PUBLIC WORKS DEPARTMENT - SANITATION DIVISION @ (561)
 822-2045, TO DETERMINE TRASH PICK-UP FOR THE PROPERTY
 AND IF A DUMPSTER ENCLOSURE IS REQUIRED. STAFF WILL
 NEED WRITTEN DOCUMENTATION FROM THE SANITATION DIVISION
 STAFF THAT THE PROPOSAL FOR HANDLING REFUSE IS
 ACCEPTABLE.
  
 6.) PROPOSED PARKING COUNT DOES NOT ADD UP TO THE 20
 PARKING SPACES PROVIDED IN THE SITE PLAN. PLEASE
 ADDRESS.
  
 7.) MINIMUM OFF-STREET LOADING SHOULD REFERENCE THAT
 ONE 10 FT. BY 25 FT. LOADING ZONE IS REQUIRED FOR THE
 PROJECT.
  
 8.) SHOW SETBACK DISTANCE OF THE PROPOSED WATER
 EQUIPMENT. SCREENING OF THE EQUIPMENT IS RECOMMENDED
 ALONG 45TH STREET.
  
  
  
 ARCHITECTURAL COMMENTS:
  
 1.) NO UPDATED ARCHITECTURAL PLANS HAVE BEEN PROVIDED
 TO ADDRESS THE COMMENTS FROM THE 11/30/2020 ZONING
 STAFF REVIEW.
  
  
  
 SITE PHOTOMETRICS/LIGHTING COMMENTS:
  
 1.) THE PHOTOMETRIC PLAN MUST BE UPDATED TO REFLECT THE
 LATEST CHANGES MADE TO THE SITE PLAN. ALSO, SEE SITE
 PLAN COMMENTS FOR ADDITIONAL COMMENTS ON LIGHTING THAT
 MUST BE ADDRESSED.
  
 2.) THE FOLLOWING NOTE SHALL BE PROVIDED IN THE
 PHOTOMETRIC PLAN: ALL OUTDOOR LIGHTING SHALL BE
 SHIELDED TO REDUCE GLARE AND SHALL BE ARRANGED TO
 REFLECT LIGHT OR GLARE AWAY FROM PUBLIC THROUGHFARES,
 IN ACCORDANCE WITH SEC. 94-309(A) OF THE ZLDRS.
