 1.) IN ACCORDANCE WITH ZLDR S.94-175, THE APPLICANT
 SHALL SUBMIT A NEIGHBORHOOD COMPATIBILITY ANALYSIS OF
 PROPOSED FACILITIES AND OPERATIONS. SITE PLAN APPROVAL
 SHALL NOT BE GRANTED UNLESS THERE IS COMPLIANCE WITH
 ALL OF THE REQUIREMENTS FOUND IN ZLDR S.94-175(B)(2).

 DURING THE INITIAL REVIEW. THE STANDARDS ARE STRAIGHT
 FORWARD AND SHOULD NOT BE AN ISSUE FOR THE PROPOSED

 2.) AS DISCUSSED WITH THE AGENT (HUNTER JOHNSON OF ACT)
 ON 11/10/2020, THE APPLICANT IS SEEKING A ROW APPROVAL
 LETTER FROM PALM BEACH COUNTY FOR THE INGRESS/EGRESS
 POINT ON 45TH STREET. THE ROW APPROVAL LETTER FROM PALM
 BEACH COUNTY IS REQUIRED AS IT IS CLEARLY STATED IN THE
 5/18/2020 TPS LETTER THAT THE ACCESS POINT DOES NOT
 MEET COUNTY ACCESS MANAGEMENT STANDARDS. STAFF IS
 REQUESTING THE COUNTY ROW APPROVAL LETTER BE SUBMITTED
 TO STAFF PRIOR TO SITE PLAN APPROVAL TO ENSURE THERE
 WILL BE NO/MINIMAL SITE PLAN CHANGES AFTER APPROVAL IS
 GRANTED.
  
 3.) AS NOTED IN SITE PLAN COMMENTS #5 FROM ZONING
 REVIEW #1 (5/11/2020), THE INGRESS/EGRESS POINT CANNOT
 EXCEED 24 FT. IN WIDTH, UNLESS APPROVED BY THE
 ENGINEERING SERVICES DEPARTMENT. STAFF WILL NEED
 WRITTEN DOCUMENTATION FROM THE ENGINEERING SERVICES
 DEPARTMENT APPROVING THE DESIGN AND WIDTH OF THE ACCESS
 POINT.
  
  
 SITE PLAN COMMENTS:
  
 1.) PLEASE ADDRESS THE FOLLOWING IN THE COVER SHEET,
 CONTAINING THE SITE DATA TABULAR: A) THE CORRECT PARCEL
 CONTROL NUMBER IS 74-42-43-01-22-001-0000. B) THE
 EXISTING ZONING OF THE PROPERTY IS INDUSTRIAL (I) (NOT
 OFFICE REGIONAL DISTRICT). C) THE PROPOSED ZONING OF
 THE PROPERTY IS INDUSTRIAL (I) (NOT COMMERCIAL GENERAL
 DISTRICT).
  
 2.) SHOW LOCATION OF ALL PROPOSED MECHANICAL EQUIPMENT.
 MECHANICAL EQUIPMENT MAY NOT PROJECT MORE THAN 4 FT.
 INTO A REQUIRED SETBACK; ROOFTOP EQUIPMENT SHALL BE
 SCREENED FROM PUBLIC VIEW BY A PARAPET. [5/11/2020

 3.) PARKING STALL PAINTING DETAIL IS REQUIRED IN THE
 PLAN. THE STALL PAINTING DETAIL SHALL BE CONSISTENT
 WITH THE REQUIREMENTS IN ZLDR S.94-485, FIGURE XV-2.

 ADDRESSED. ALTHOUGH PARKING STALL DIMENSIONS ARE
 REQUIRED IN THE SITE PLAN, IT IS ALSO REQUIRED THAT A
 STALL PAINTING DETAIL, CONSISTENT WITH THE PAVEMENT
 STRIPING STANDARDS OF THE CITY ARE PROVIDED IN THE
 PLANS TO DEMONSTRATE CONSISTENCY WITH THE ZLDRS.]
  
 4.) PURSUANT TO 94-485(N)(1) OF THE ZLDRS, IF THE TOTAL
 PARKING REQUIREMENT OF ANY USE OR STRUCTURE IS LESS
 THAN 20 SPACES, NO SMALL CAR/COMPACT PARKING SPACES ARE
 PERMITTED. THE SITE PLAN SHOWS THAT THERE ARE 5 COMPACT
 PARKING STALLS FOR THE PROJECT. PER THE LATEST PARKING
 CALCULATIONS, A TOTAL OF 18 PARKING SPACES IS REQUIRED
 (NOT 19 PARKING SPACES AS NOTED IN THE SITE DATA
 TABULAR), WHICH DOES NOT MEET THE MINIMUM REQUIREMENT
 FOR COMPACT SPACES. PLEASE ADDRESS.
  
 5.) THE BICYCLE RACK SHALL BE LOCATED AS NEAR THE
 PRINCIPAL ENTRANCE AS PRACTICABLE. THE PROPOSED
 LOCATION IN THE SITE PLAN DOES NOT MEET THIS STANDARD.

 ARCHITECTURAL COMMENT #1, A RENDERED VIEW OF THE
 PROJECT FROM 45TH STREET CAN BE PROVIDED UPON REQUEST.
 STAFF IS REQUESTING THE RENDERING TO DETERMINE IF THE
 5/11/2020 ARCHITECTURAL COMMENT #1 HAS BEEN SATISFIED.
  
 2.) GENERAL AREA FOR WALL SIGNAGE DETECTED IN THE
 BUILDING ELEVATIONS FOR THE PROPOSED PROJECT. PLEASE
 PROVIDE THE FOLLOWING NOTE IN THE ARCHITECTURAL
 BUILDING ELEVATIONS PAGE: ALL WALL SIGNAGE SHALL COMPLY
 WITH ARTICLE XIII, SIGN REGULATIONS, OF THE CITY'S
 ZONING AND LAND DEVELOPMENT REGULATIONS.
  
  
 SITE PHOTOMETRICS/LIGHTING:
  
 1.) THE FOLLOWING NOTE SHALL BE PROVIDED IN THE
 PHOTOMETRIC PLAN: ALL OUTDOOR LIGHTING SHALL BE
 SHIELDED TO REDUCE GLARE AND SHALL BE ARRANGED TO
 REFLECT LIGHT OR GLARE AWAY FROM PUBLIC THOROUGHFARES,
 IN ACCORDANCE WITH SEC. 94-309(A) OF THE ZONING AND

 WITHIN THE 10 FT. WIDE UTILITY EASEMENT ALONG THE FRONT
 PROPERTY LINE, UNLESS EASEMENT RELEASE(S) ARE PROVIDED
 FROM THE HOLDER(S) OF THE EASEMENT.
  
 2.) DETAILS ON THE HEIGHT AND THE SIGN AREA OF THE
 PROPOSED FREESTANDING SIGN SHALL BE PROVIDED AT THIS
 TIME. PLEASE NOTE THAT HEIGHT AND SIGN AREA
 REQUIREMENTS IN THE INDUSTRIAL (I) ZONING DISTRICT ARE
