 1.) PROVIDE A LETTER FROM THE PALM BEACH COUNTY
 DEPARTMENT OF ENGINEERING AND PUBLIC WORKS - TRAFFIC
 DIVISION, STATING THAT THE PROPOSED PROJECT MEETS THE
 TRAFFIC PERFORMANCE STANDARDS (TPS) OF THE COUNTY.
  
 2.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES.
  
 3.) LETTERS FROM AT&T AND COMCAST, CONFIRMING THAT THE
 PROPOSED PROJECT DOES NOT ENCROACH INTO THEIR EASEMENTS
 OR OTHERWISE INTERFERE WITH THE PROVISION OF THEIR
 SERVICES IS REQUIRED.
  
 4.) STAFF DOES NOT AGREE THAT ALL THE SITE DESIGN
 QUALITATIVE DEVELOPMENT STANDARDS HAVE BEEN MET,
 PURSUANT TO SEC. 94-35(C) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDRS); SPECIFICALLY, SEC.
 94-35(C)(3), SCREENING AND BUFFERING, AS STAFF BELIEVES
 THAT CERTAIN SITE ELEMENTS, SUCH AS THE LOCATION OF THE
 PROPOSED LOADING ZONE AND REFUSE AND RECYCLING STAGING
 AREA IS MORE APPROPRIATE AT THE REAR OF THE BUILDING TO
 PROVIDE FOR BETTER SCREENING (AS RECOMMENDED BY STAFF
 IN THE PRE-APPLICATION MEETING). THE CURRENT SITE
 DESIGN DOES NOT PROVIDE ANY SCREENING FOR THE LOADING
 AND STAGING AREA. ADDITIONALLY, PURSUANT TO ZLDR
 S.94-315, THE OUTDOOR STAGING AREA IS NOT PERMITTED
 UNLESS APPROPRIATE SCREENING IS PROVIDED.
  
 5.) THE INGRESS/EGRESS POINT HAS BEEN MODIFIED IN THE
 PLAN. AS A RESULT, A PREDETERMINATION LETTER FROM PALM
 BEACH COUNTY IS REQUIRED PRIOR TO FINAL SITE PLAN
 APPROVAL.
  
 6.) ALL PUBLIC UTILITIES SERVICE CONNECTIONS, INCLUDING
 TELEPHONE CABLE AND ELECTRIC DISTRIBUTION SERVICE,
 SHALL BE INSTALLED UNDERGROUND ON ALL SITES LARGER THAN
 30,000 SQ. FT. [ZLDR S.94-172(G)]
  
 7.) IT SHOULD BE NOTED THAT THE PARCEL IMMEDIATELY
 SOUTH OF THE SUBJECT PROPERTY IS A LAND LOCKED PARCEL.
 THE PARCELS IN THE IMMEDIATE VICINITY WAS NOT
 SUBDIVIDED IN THIS MANNER (REFERENCE: RESOLUTION NO.
 239-18/PB 1771). A RESOLUTION FOR THE LAND LOCKED
 PARCEL MUST BE RESOLVED.
  
  
 SITE DESIGN COMMENTS:
  
 1.) AS DISCUSSED IN THE PREAPPLICATION MEETING, IT WAS
 RECOMMENDED THAT THE BUILDING FOOTPRINT BE PLACED
 CLOSED TO 45TH STREET TO PROVIDE FOR A STRONGER STREET
 PRESENCE. IT IS STILL HIGHLY RECOMMENDED THAT THE SITE
 BE REDESIGNED TO ACCOMMODATE THIS.
  
 2.) IT IS NOT CLEAR WHY AN EXFILTRATION TRENCH WAS NOT
 CONSIDERED IN THE CURRENT SITE DESIGN. AN EXFILTRATION
 TRENCH WOULD ALLOW THE BUILDING TO BE PLACED CLOSER TO
 THE STREET AND PROVIDE FOR IMPROVED INTERNAL SITE
 CIRCULATION AND SCREENING OF PARKING AND LOADING.
  
  
 SITE PLAN COMMENTS:
  
 1.) NOT ALL REQUIRED INFORMATION IN THE SITE PLAN
 CHECKLIST (SEE PAGE 15 OF THE 2020 DEVELOPMENT
 APPLICATION) HAS BEEN PROVIDED IN THE PLAN. SOME OF THE
 MISSING DETAILS INCLUDE: THE DATA TABLE, STANDARD CITY
 DETAILS OF PARKING, ETC.
  
 2.) NOTED SCALE IN THE SITE PLAN IS NOT THE CORRECT
 SCALE (MEASUREMENTS DO NOT ADD UP). PLEASE CORRECT.
  
 3.) ALL BUILDING SETBACKS SHALL BE ILLUSTRATED IN THE
 SITE PLAN. PLEASE ADDRESS FOR COMPLIANCE WITH THE
 ZLDRS.
  
 4.) SHOW LOCATION OF ALL PROPOSED MECHANICAL EQUIPMENT.
 MECHANICAL EQUIPMENT MAY NOT PROJECT MORE THAN 4 FT.
 INTO A REQUIRED SETBACK; ROOFTOP EQUIPMENT SHALL BE
 SCREENED FROM PUBLIC VIEW BY A PARAPET. [ZLDR
 S.94-305(B)(4)]
  
 5.) THE EXISTING DRIVEWAY HAS BEEN MODIFIED. PLEASE
 NOTE THAT ANY MODIFIED DRIVEWAY SHALL MEET THE MINIMUM
 STANDARDS OF THE ZLDRS, AND THEREFORE, THE
 INGRESS/EGRESS POINT SHALL NOT EXCEED 24 FT. IN WIDTH.
  
 6.) WHEEL STOPS SHALL NOT BE PROVIDED IN THE PROJECT IF
 THERE IS A 2 FT. CURB OVERHANG FOR VEHICLES.
 ADDITIONALLY, PARKING STALL DEPTH CAN BE REDUCED TO 16
 FT. WHEREVER THERE IS A 2 FT. CURB OVERHANG.
  
 7.) PARKING STALL PAINTING DETAIL IS REQUIRED IN THE
 PLAN. THE STALL PAINTING DETAIL SHALL BE CONSISTENT
 WITH THE REQUIREMENTS IN ZLDR S.94-485, FIGURE XV-2.
  
 8.) COMPACT PARKING STALLS SHALL NOT BE CONCENTRATED IN
 ONE AREA OF THE PARKING LOT AND SHALL BE DISPERSED
 EQUALLY THROUGHOUT THE PARKING LOT. [ZLDR
 S.94-485(N)(1)]
  
 9.) THE BICYCLE RACK SHALL BE LOCATED AS NEAR THE
 PRINCIPAL ENTRANCE AS PRACTICABLE. THE PROPOSED
 LOCATION IN THE SITE PLAN DOES NOT MEET THIS STANDARD.

 10.) PROVIDE A DETAIL OF THE BICYCLE RACK. THE RACK
 DETAIL SHALL BE CONSISTENT WITH THE DESIGN STANDARDS OF
 THE CITY'S BICYCLE PARKING GUIDELINES. PLEASE NOTE THAT
 STAFF CAN PROVIDE A COPY OF THE BICYCLE PARKING
 GUIDELINES UPON REQUEST.
  
  
 ARCHITECTURAL COMMENTS:
  
 1.) IT IS HIGHLY ENCOURAGED THAT THE BUILDING FACADES
 ARE IMPROVED WITH ADDITIONAL ARCHITECTURAL
 FEATURES/FENESTRATION.
  
  
 SITE PHOTOMETRICS/LIGHTING:
  
 1.) A PHOTOMETRIC PLAN IS MISSING FROM THE APPLICATION
 SUBMITTAL. PLEASE PROVIDE FOR STAFF REVIEW.
  
 2.) THE FOLLOWING NOTE SHALL BE PROVIDED IN THE
 PHOTOMETRIC PLAN: ALL OUTDOOR LIGHTING SHALL BE
 SHIELDED TO REDUCE GLARE AND SHALL BE ARRANGED TO
 REFLECT FLIGHT OR GLARE AWAY FROM PUBLIC THOROUGHFARES,
 IN ACCORDANCE WITH SEC. 94-309(A) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS.
  
  
 SIGNAGE:
  
 1.) PROVIDE INFORMATION ON PROJECT SIGNAGE. PLEASE NOTE
 THAT SETBACK DIMENSIONS, CONSISTENT WITH ARTICLE XIII,
 SIGN REGULATIONS, SHALL BE PROVIDED IN THE PLANS IF
 FREESTANDING SIGNAGE IS PROPOSED FOR THE SITE.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5 INCHES X
 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS.
  
 * PLEASE NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY
 RESULT IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE.
