 1.) A NEW MONUMENT SIGN HAS BEEN DETECTED IN THE PLANS;
 HOWEVER, THERE IS NO MENTION OF THIS IN THE
 JUSTIFICATION STATEMENT. PLEASE CLARIFY AND ADDRESS IN
 THE JUSTIFICATION STATEMENT IF NECESSARY.
  
 2.) ACCORDING TO THE LIST OF CONDITIONS PROVIDED BY THE
 NORTHERN PALM BEACH COUNTY IMPROVEMENT DISTRICT
 (NPBCID) PROVIDED WITH THE SIGNED OWNER'S CONSENT
 FORM), THE SCOPE OF WORK IS LIMITED TO THE "DEMOLITION
 OF THE EXISTING EAST ENTRANCE GATEHOUSE AND
 CONSTRUCTION OF A NEW EAST ENTRANCE GATEHOUSE PURSUANT
 TO THE SITE PLANS AND LANDSCAPE PLANS DATED MARCH 16,
 2021.": A) WHAT PLANS DID THE NPBCID REVIEW? NO PLANS
 ARE ATTACHED WITH THE CONDITIONS OF APPROVAL. B) THERE
 IS NO MENTION OF THE ADDITION OF THE PROPOSED MONUMENT
 SIGN AT THE EAST END OF THE WORK AREA/SITE PLAN IN THE
 CONDITIONS PROVIDED BY THE NORTHERN PALM BEACH COUNTY
 IMPROVEMENT DISTRICT. C) AS NOTED IN CONDITION NO. 3,
 "NO CHANGE TO THE SCOPE, PURPOSE OR NATURE OF THE
 APPLICATION IS PERMITTED UNLESS SUCH CHANGE HAS BEEN
 APPROVED IN WRITING BY EITHER O?NEAL BARDIN JR. OR
 DANVERS BEATTY, THE EXECUTIVE DIRECTOR AND DEPUTY
 DIRECTOR, RESPECTIVELY, PRIOR TO SUCH CHANGES PROFFER,
 SUBMITTAL OR APPROVAL."
  
 3.) WHAT IS THE SIZE IN SQUARE FEET OF THE EXISTING
 GUARDHOUSE TO BE DEMOLISHED? PLEASE INCLUDE THIS
 INFORMATION IN THE JUSTIFICATION STATEMENT.
  
 4.) CHANGES TO ANY OF THE PLAN SHEETS WILL REQUIRE
 CHANGES (IF APPLICABLE) TO ALL OTHER PLAN SHEETS FOR
 CONSISTENCY WITH THE APPLICATION/SCOPE OF WORK.
  
 5.) WILL THE PROPOSED GUARDHOUSE BE MANNED AT ALL
 TIMES? PLEASE PROVIDE MORE INFORMATION IN THE
 JUSTIFICATION LETTER.
  
  
 SITE PLAN COMMENTS:
  
 1.) A PARKING STALL STRIPING DETAIL IS REQUIRED IN THE
 SITE PLAN. STRIPING DETAIL SHALL BE CONSISTENT WITH THE
 STRIPING STANDARDS OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS) AND WITH THE PROPOSED CONFIGURATION
 OF THE SITE. ALTHOUGH A STRIPING DETAIL IS PROVIDED IN
 THE CIVIL PLANS, THE DETAIL IS ALSO REQUIRED IN THE
 SITE PLAN. ALSO NOTE THAT THE STALL STRIPING DETAIL
 PROVIDE IN THE CIVIL PLAN IS INCORRECT AND THE
 CONFIGURATION DOES NOT MATCH THE SITE PLAN.
  
 2.) PROVIDE WRITTEN CONFIRMATION FROM THE BUILDING
 DEPARTMENT THAT AN ACCESSIBLE PARKING SPACE IS NOT
 REQUIRED.
  
 3.) ALL PARKING ISLANDS SHALL BE CURBED. BASED ON
 STAFF'S REVIEW OF THE PLANS, A PORTION OF THE TERMINAL
 ISLANDS SEEM TO BE FLUSHED.
  
 4.) STRUCTURES DETECTED WITHIN EXISTING EASEMENTS ON
 THE PROPERTY. STRUCTURE(S) CANNOT BE LOCATED WITHIN ANY
 EASEMENTS ON THE PROPERTY UNLESS EASEMENT CONSENTS/HOLD
 HARMLESS LETTERS ARE PROVIDED.
  
 5.) IF THE PROPOSED NEW WALL SEGMENT ALONG THE NORTH
 SIDE OF THE PROPOSED GUARDHOUSE IS TO BE PROVIDED,
 PLEASE INCLUDE THE HEIGHT OF THE PROPOSED WALL IN THE
 PLANS.
  
 6.) HOW TALL IS THE PROPOSED GENERATOR? PLEASE NOTE
 THAT THE GENERATOR WILL REQUIRE FULL SCREENING FROM
 VIEW. INFORMATION ON THE PROPOSED HEIGHT OF THE
 GENERATOR IS REQUIRED AT THIS TIME TO DETERMINE THE
 TYPE OF SCREENING REQUIRED.
  
 7.) IF THE PROPOSED MONUMENT SIGN IS PERMITTED FOR THE
 PROJECT, ADDITIONAL DETAILS ON THE MONUMENT SIGN SHALL
 BE PROVIDED WITH THE RESUBMITTAL (I.E. DIMENSIONS OF
 THE SIGN FACE, SETBACK DISTANCE, ETC. CONSISTENT WITH
 THE SIGNAGE REQUIREMENTS OF ZLDR S.94-407(2),
 RESIDENTIAL DEVELOPMENT PERMANENT IDENTIFICATION SIGN.
 ANY DEVIATION TO THE SIGNAGE REQUIREMENTS OF
 S.94-407(2) SHALL REQUIRE A MAJOR PD AMENDMENT TO ALLOW
 FOR THE BIGGER SIGN.)
  
 8.) WILL THERE BE ANY SITE LIGHTING PROPOSED WITH THE
 SCOPE OF WORK? IF SO, THE LOCATION OF FIXTURES,
 DISTANCE FROM PROPERTY LINES AND AN ILLUMINATION PLAN
 IS REQUIRED AT THIS TIME.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF THREE
 (3) PAPER COPIES, ONE (1) REDUCED COPY IN 11 INCHES X
 17 INCHES AND AN ELECTRONIC COPY OF ALL PLANS AND
 DOCUMENTS.
  
 * CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE
 ($60.00).
