 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF THREE
 (3) PAPER COPIES AND AN ELECTRONIC COPY IN .PNG FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY 5 PM ON FRIDAY,
 MARCH 20, 2020, TO BE ELIGIBLE TO BE SCHEDULED FOR THE
 MAY 4, 2020 CITY COMMISSION MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY MAY 12, 2020),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($120).
  
 1) THE SQUARE FOOTAGE ON TABULAR DATA ON THE COVERSHEET
 OF THE PLAT DOES NOT MATCH THE SQUARE FOOTAGE ON THE
 SURVEY. IT LOOKS LIKE NUMBERS ARE TRANSPOSED BETWEEN
 SURVEY AND PLAT; HOWEVER, THE PARCEL DIMENSIONS ADD UP
 TO THE TOTAL ON THE PLAT. NOTE: THE SURVEY AREA IS SAME
 AS THE PREVIOUS APPLICATIONS.
  
 2) THE SITE PLAN THAT WAS PROVIDED WITH THE PARCEL
 OVERLAY VERIFIES THE MINIMUM REQUIRED SETBACK
 DIMENSIONS FROM THE PORTE COCHERE; HOWEVER, THE
 DIMENSIONS OF THE PARCEL B PROPERTY LINES WERE NO
 PROVIDED SO THAT STAFF CAN VERIFY THEY MATCH THE PLAT
 DIMENSIONS.
  
 3) ZONING STAFF HAS REVIEWED THE ACCESS AND PARKING
 EASEMENT DECLARATION AND NOTED THE FOLLOWING:
  
 A. THE LEGAL DESCRIPTION FOR THE GROUND LEASE PARCEL
 (WHICH WILL NO LONGER BE A LEASE) AND THE EASEMENT
 PROPERTY HAVE CHANGED BASED ON THE LOCATION OF THE
 PROPERTY LINES TO ENSURE THAT PARCEL B MEETS THE
 REQUIRED SETBACKS AT THE PORTE COCHERE.
  
 B. THE THIRD WHEREAS CLAUSE INCORRECTLY STATES THAT THE
 GROUND LEASE PARCEL CONTAINS NO PARKING FACILITIES
 (THERE ARE 38 FULL PARKING SPACES ON THE GROUND LEASE
 PARCEL) AND THAT THE GROUND LEASE PARCEL IS NOT
 ADJACENT TO A PUBLIC ROADWAY (IT DIRECTLY ABUTS THE
 45TH STREET RIGHT-OF-WAY).
  
 C. SECTION 3 LISTS THAT THERE ARE 105 PARKING SPACES, 6
 OF THEM ADA PARKING SPACES, WITHIN THE EASEMENT
 PROPERTY, WHICH IS INCORRECT. THERE ARE ONLY 101 FULL
 PARKING SPACES AND 4 ADA PARKING SPACES WITHIN THE
 EASEMENT PROPERTY AFTER THE GROUND LEASE PARCEL AREA
 EXPANSION TO MEET THE SETBACKS FOR THE PORTE COCHERE.
  
 4) THE ACCESS AND PARKING EASEMENT NEEDS TO BE UPDATED
 TO REFLECT THE PROPOSED SUBDIVISION AND EXISTING
 CONDITIONS. ALTERNATIVELY, YOU MAY WANT TO HAVE A
 BLANKET ACCESS AND PARKING EASEMENT THAT DRAWS FROM THE
 OVERALL PARKING WITHIN THE JFK NORTH CAMPUS CSPD.
  
 5) THE PROPOSED PARCEL LINE BISECTS THE EXISTING
 DUMPSTER ENCLOSURE. PLEASE DESCRIBE WHO USES THE
 DUMPSTER AND WHO WILL PAY THE SANITATION FEES FOR THE
 DUMPSTER PICK-UP. IF THIS WILL BE A SHARED FACILITY IT
 WILL NEED TO BE COVERED IN A RECORDED EASEMENT.
  
 6) THE GROUND LEASE PROPERTY AND EASEMENT PROPERTY
 REFERENCES NEED TO BE REMOVED FROM THE PLAT.
