 1.) THE SITE PLAN SHOWS MODIFICATIONS TO THE EXISTING
 CURB CUT(S) TO THE PROPERTY FROM SOUTH DIXIE HIGHWAY. A
 PREDETERMINATION LETTER FROM THE FLORIDA DEPARTMENT OF
 TRANSPORTATION (FDOT) APPROVING THE PROPOSED
 MODIFICATIONS TO THE CURB CUT(S) IS REQUIRED PRIOR TO
 THE ISSUANCE OF SITE PLAN APPROVAL. [1/5/2021 REPEAT

 SITE PLAN COMMENTS:
  
 1.) PLEASE ADDRESS THE FOLLOWING OUTSTANDING COMMENTS
 TO THE ZONING & SITE CALCULATIONS TABULAR FROM
 1/5/2021: A) THE PROVIDED BUILDING HEIGHT IS INCORRECT
 AND MUST BE CORRECTED FOR CONSISTENCY (THE OVERALL
 BUILDING HEIGHT IS CLEARLY NOT 29.5 FT.). ALSO NOTE
 THAT THE HEIGHT OF THE BUILDING IS MEASURED TO THE TOP
 OF THE PARAPET (NOT THE ROOF LINE AS PROVIDED IN THE
 ARCHITECTURAL ELEVATIONS). B) CHECK PARKING
 CALCULATIONS. THE NUMBER OF PARKING SPACES PROVIDED FOR
 THE PROJECT DOES NOT ADD UP TO 24.
  
 2.) A TWO-WAY DRIVE SHALL NOT BE GREATER THAN 20 FT.
 WIDE AT THE PROPERTY LINE. [1/5/2021 REPEAT COMMENT: A
 24 FT. WIDE CURB CUT WIDTH AT THE PROPERTY LINE IS NOT
 PERMITTED IN THE CITY.]
  
 3.) THE APPLICANT'S RESPONSE TO SITE PLAN COMMENT #10
 (1/5/2021), STATES THAT THE EXISTING FREESTANDING SIGN
 WILL BE RELOCATED. THE SITE PLAN MUST SHOW THE EXACT
 LOCATION OF THE SIGN RELOCATION. PLEASE NOTE THAT ANY
 RELOCATION OF SIGNAGE WILL REQUIRE THE SIGN TO COME
 INTO COMPLIANCE WITH THE SIGN REGULATIONS OF THE ZLDRS,
 INCLUDING SETBACKS, SIGN STRUCTURE HEIGHT AND SIGN
 AREA. ALSO, PLEASE INCLUDE A SIGN DETAIL SHOWING THE
 SIGN STRUCTURE HEIGHT AND GENERAL SIGN AREA. [1/5/2021

 4.) TO CLARIFY STAFF'S SITE PLAN COMMENTS #13 AND #14,
 CONSISTENCY IN THE PLANS IS REQUIRED (I.E. IF WHEEL
 STOPS ARE TO BE PROVIDED IN THE SITE PLAN, THEN THE
 DETAIL MUST SHOW WHEEL STOPS; IF A 2 FT. CURB OVERHANG
 IS PROVIDED IN THE SITE PLAN, THEN IT MUST BE DEPICTED
 AS SUCH IN THE DETAIL). AFTER SPEAKING TO RCARANCI
 (LANDSCAPING) IT WAS SUGGESTED THAT A 2 FT. CURB
 OVERHANG SHOULD BE PROVIDED IN LIEU OF WHEEL STOPS IN
 ORDER TO PROVIDE ADDITIONAL LANDSCAPE AREA TO THE SITE.
 PLEASE WORK WITH ZONING AND LANDSCAPING TO MAKE SURE
 THIS COMMENT IS CONSISTENTLY ADDRESSED. [1/5/2021

 5.) ALL NEW LIGHT POLE FIXTURES MUST BE SETBACK A
 MINIMUM OF 15 FT. FROM A RESIDENTIAL ZONING DISTRICT.
 THERE IS ONE LIGHT POLE FIXTURE ALONG THE NORTH
 PROPERTY LINE THAT DOES NOT COMPLY WITH THIS SETBACK

 6.) THE LOCATION OF THE BICYCLE RACKS SHALL BE
 CONSISTENT WITH THE STANDARDS FOR RACK PLACEMENT PER
 ZLDR S.94-485(Q). [1/5/2021 REPEAT COMMENT: THE
 PROPOSED LOCATION OF THE BICYCLE RACKS DOES NOT MEET
 THE MINIMUM STANDARDS.]
  
 7.) THE PROPOSED BACKUP/TURNAROUND SPACE SHALL BE
 HATCHED TO ILLUSTRATE THAT IT NOT A PARKING SPACE FOR
 CUSTOMERS.
  
 8.) TERMINAL LANDSCAPE ISLANDS ARE REQUIRED AT THE END
 OF EACH ROW OF PARKING. PLEASE WORK WITH RAY CARANCI,
 SENIOR LANDSCAPE PLANNER, TO SATISFY THIS REQUIREMENT.
  
  
 ARCHITECTURAL DRAWINGS:
  
 1.) PLEASE ADDRESS THE FOLLOWING AS IT RELATES TO THE
 CALCULATIONS AND INFORMATION PROVIDED FOR THE ALLOWANCE
 OF THE PROPOSED BAR FACILITY: A) THE SERVICE AREA
 SQUARE FOOTAGE ON SHEETS A001 AND A102 DO NOT MATCH.
 PLEASE ADDRESS FOR CONSISTENCY. B) CHECK THE SEATING
 NUMBERS. THERE DOES NOT SEEM TO BE 160 SEATS PROVIDED
 AND AS NOTED IN THE FLOOR PLAN (SHEET A102). PLEASE
 ADDRESS FOR CONSISTENCY.
  
 2.) THE BUILDING HEIGHT TO THE TOP OF THE PARAPET SHALL
 BE PROVIDED (I.E. DIMENSION PROVIDED IN THE PLANS TO
 THE TOP OF THE ROOF LINE IS INSUFFICIENT).
  
  
 PHOTOMETRIC PLAN:
  
 1.) SETBACK DISTANCE TO THE PROPERTY LINE FOR ALL LIGHT
 POLE FIXTURES MUST ALSO BE INCLUDED IN THE PHOTOMETRIC
 PLAN. ALL LIGHT POLES MUST COMPLY WITH THE MINIMUM

 2.) THE FOLLOWING NOTE MUST ALSO BE PROVIDED IN THE

 REFLECT LIGHT OR GLARE AWAY FROM ALL ADJACENT
 RESIDENTIAL DISTRICTS, ADJACENT RESIDENCES, OR PUBLIC
