 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. PARTIALLY SATISFIED. PROVIDE A TREE DISPOSITION
 CHART OF THE TREES WITHIN THE AFFECTED AREA AND
 INDICATE IF THEY WILL BE PRESERVED IN PLACE, RELOCATED
 OR REMOVED. LIST THE BOTANICAL NAME AND PROVIDE THE
 CANOPY DIAMETER. CALCULATE THE REQUIRED MITIGATION IN
 SQUARE FOOTAGE.
 ? PARTIALLY SATISFIED. SHOW CALCULATIONS FOR CANOPY
 SQUARE FOOTAGE BASED ON DIAMETER, 1:1 SAME CATEGORY IF
 UNDER 20 FEET, ACTUAL AREA 20 FEET OR MORE WITHIN THE
 DISPOSITION CHART.
 FICUS BENJAMINA DO NOT REQUIRE MITIGATION, AS THEY ARE
 UNMAINTAINED HEDGES, NOT TREES. CRAPE MYRTLE ARE
 CATEGORY 3 AT 100 SQ FT MITIGATION DUE EACH. SABAL PALM
 IS CATEGORY 3 AT 100 SQ FT ALSO.

 MITIGATION TO SHOW THE TOTAL MITIGATION DUE.
 RECALCULATE BASED ON NEW MITIGATION FIGURES.

 TREE AND FLOWERING TREE REQUIREMENTS PER SECTION
 94-443(C)(2)B. BASED ON REQUIRED OPEN SPACE OF 40%.
 THIS SHOULD BE 11,392 SQ FT.
  
 3. PARTIALLY SATISFIED. PROVIDE THE REQUIRED TERMINAL
 ISLANDS WITH FEET INTERIOR LANDSCAPE WIDTH AT THE END
 OF EACH ROW OF PARKING. NEW PARKING MUST INCLUDE
 REQUIRED TERMINAL ISLANDS, AND ANY INTERIOR ISLANDS
 THAT ARE EXISTING CANNOT BE REDUCED TO BELOW REQUIRED
 WIDTH.
 NEW TERMINAL ISLANDS FOR NEW PARKING SPACES DO NOT MEET
 THE REQUIREMENTS FOR THE 2 NEW SPACES WEST OF PROPOSED
 DUMPSTER, AND SOUTH OF PROPOSED DUMPSTER.
  
  
 4. SATISFIED. SECTION 94-443(C)(3) REQUIRES THAT A
 MINIMUM OF 75 PERCENT OF ALL TREES THAT ARE REQUIRED TO
 BE PLANTED WITHIN THE INTERIOR OF AN OFF STREET PARKING
 AREA SHALL BE CATEGORY 1 SHADE TREES. SHOW THE
 PERCENTAGE OF CATEGORY 1 TREES PROVIDED FOR THE
 REQUIRED LANDSCAPE AREAS.
  
 5. SATISFIED. PROVIDE A PLAN SHOWING THE PARKING
 LANDSCAPE AREAS COUNTED TOWARD COMPLIANCE WITH SECTION
 94-443(C)(3) AND (4) AND PROVIDE CALCULATIONS.
  
 6. PARTIALLY SATISFIED. SHOW THE LOCATIONS OF REQUIRED
 5 FOOT LANDSCAPE BUFFERS ON THE SITE PLAN AND LANDSCAPE
 PLAN PER SECTION 94-443(D).
  
 TWO NEW PARKING SPACES DO NOT LEAVE A 5 FOOT LANDSCAPE
 BUFFER BETWEEN THE PROPERTY LINE AND PROPOSED PARKING.
 THIS ALSO DOES NOT MEET THE TERMINAL ISLAND REQUIREMENT
 OF 8 FEET PER COMMENT #3.
  
 7. SATISFIED. EAST BUFFER IS SHORT ON MEETING THE 9
 TREES REQUIRED, MAY NEED TO ADD 2 PALMS.
  
 8. PARTIALLY SATISFIED. PROVIDE HEDGES TO SCREEN ALL
 PARKING AREAS FROM ADJACENT PROPERTIES AND STREETS.
  
 INDICATE AND LABEL ANY EXISTING HEDGES TO REMAIN.
  
 9. PARTIALLY SATISFIED. SHOW ALL REQUIRED CURBS
 ADJACENT TO LANDSCAPE AREAS PER SECTION 94-443 (C)(5).
 THERE APPEAR TO BE AREAS ON THE LANDSCAPE PLAN THAT ARE
 NOT SHOWING CURBS TO MATCH THE SITE AND ENGINEERING
 PLANS.
 CURBS ARE NOT SHOWN FOR ALL AREAS OF NEW PARKING.
  
 10. SATISFIED. SHOW LOCATIONS OF ALL PROPOSED WATER,
 SEWER AND DRAINAGE LINES ON THE LANDSCAPE PLAN. IT
 APPEARS THAT THERE ARE CONFLICTS WITH REQUIRED TREES.
  
 11. SATISFIED. IDENTIFY THE OBJECT IN THE LANDSCAPE
 ISLAND TO THE LEFT OF PROPOSED ENTRANCE FROM S DIXIE.
  
 12. SATISFIED. MODIFY THE PLANT LIST TO ADD COLUMNS FOR
 NATIVE PLANT AND DROUGHT TOLERANCE LEVELS TO PROVIDE
 EASIER REFERENCE.
  
  
 13. SATISFIED. SHOW COMPLIANCE WITH SECTION 94-445 L.
 PLANT SPECIES. A MINIMUM OF 60 PERCENT OF PLANT
 MATERIAL ADDED SHALL BE FLORIDA NATIVE OR DROUGHT
 TOLERANT SPECIES SELECTED FROM THE CITY LIST OR THE
 LIST OF SPECIES IN THE MOST RECENT EDITION OF SOUTH
 FLORIDA WATER MANAGEMENT DISTRICT WATERWISE SOUTH
 FLORIDA LANDSCAPES.
 PROVIDE THE TOTAL PERCENTAGE BASED ON FINAL PLANT LIST.
  
 14. SATISFIED. SHOW LOCATIONS OF FPL TRANSFORMERS ON
 THE LANDSCAPE PLAN AND RESOLVE CONFLICTS WITH
 LANDSCAPING.
  
 15. SATISFIED. PROVIDE A DETAIL AND LOCATIONS OF ROOT
 BARRIERS TO SEPARATE LANDSCAPING FROM UTILITY LINES.
  
 16. SATISFIED. PROVIDE SCREENING FOR ALL GROUND MOUNTED
 VALVES AND EQUIPMENT.
  
  
 17. SATISFIED. SHOW THE LOCATIONS OF ALL SITE LIGHTING
 ON THE LANDSCAPE PLAN AND RESOLVE ANY CONFLICTS WITH
 TREES.
 ADDITIONAL COMMENTS 1/15/21:
 18. NORTH BUFFER HAS ONLY ONE QUALIFYING SILVER
 BUTTONWOOD TREE, PALMS IN RIGHT OF WAY DO NOT COUNT.
  
 19. SITE PLAN AND LANDSCAPE PLAN DO NOT MATCH. PROBLEMS
 WITH SCALE ON SITE PLAN.
  
 20. PARKING SPACES CAN BE 16 FEET OF PAVED AREA WITH A
 6 INCH CURB AND OVERHANG OF 1.5 FEET THAT WOULD ADD
 LANDSCAPE AREA AND MAY BE MORE ECONOMICAL THAN THE
 ADDITIONAL PAVING AND REQUIRED WHEEL STOP.
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
