 NOTE THAT CHANGES ON THE RESUBMITTED PLANS OR THE
 SUBMITTAL OF INFORMATION/PLANS TO ADDRESS THE COMMENTS
 MAY RESULT IN ADDITIONAL COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE COMMENTS WITHIN 60 DAYS FROM
 THE DATE OF THE COMMENTS (BY JUNE 14, 2020), THE CASE
 SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL
 REQUIRE A NEW DEVELOPMENT APPLICATION.

 ADDITIONAL RESUBMITTAL AT NO ADDITIONAL COST. IF
 PREVIOUSLY-ISSUED COMMENTS CONTINUE TO NOT BE
 SUFFICIENTLY ADDRESSED, THE APPLICANT WILL BE ASSESSED
 A RESUBMITTAL FEE. SUCH FEE WILL BE 20% OF THE ORIGINAL
 APPLICATION FEE ($60).
  
 ENTIRE PROJECT LENGTH
  
 1) UPDATED COMMENT: STAFF HAS REVIEWED THE SIGHT LINE
 DRAWINGS PROVIDED WITH THE RESUBMITTAL AND NOTED THAT
 THE LOCATIONS FOR THE CARS USED TO DELINEATE THE SIGHT
 LINES ARE NOT 1) IN THE CORRECT LANE AT SAPODILLA; 2)
 USING THE CORRECT STREET DESIGN AT SAPODILLA; AND 3)
 SHOWN AT ALL ON THE SOUTH ROSEMARY SECTION. REGARDLESS
 OF THE PRECEDING STATEMENT, STAFF RECOGNIZES THAT
 MOVING CARS BACK TO THE STOP BAR LOCATIONS WILL
 CONTINUE TO HAVE THE SAME GENERAL SIGHT LINES THAT ARE
 SHOWN WITH THE CURRENT CONFIGURATION. THE RESPONSE
 STATES THAT THE DESIGN IS THE SAME AS THE KRAVIS CENTER
 WHERE THEY WERE UNABLE TO INSTALL ROYAL PALM TREES IN
 THE LANDSCAPE STRIP BETWEEN THE ROADWAY AND THE
 SIDEWALK DUE TO THE SIGHT LINE ISSUES. IN ORDER TO
 COMPLY WITH THE CITY'S ROADWAY LANDSCAPE REQUIREMENTS,
 THE KRAVIS CENTER INSTALLED CANOPY TREES ON THE NORTH
 SIDE OF THE SIDEWALK TO PROVIDE THE REQUIRED SHADING.
 YOU HAVE TWO OPTIONS:
  
 A. INSTALL CANOPY TREES ON THE NORTH SIDE OF THE
 SIDEWALK IN ACCORDANCE WITH THE CITY?S LANDSCAPE
 REQUIREMENTS.
  
 B. USE ROYAL PALM TREES TO PROVIDE SHADE. WHILE THE
 MOST APPROPRIATE LOCATION FOR ROYAL PALM TREES TO
 PROVIDE SHADE FOR THE OKEECHOBEE SIDEWALK IS ON BOTH
 SIDES OF THE SIDEWALK, DUE TO THE SIGHT LINE
 CONSTRAINTS, STAFF WILL ACCEPT ROYAL PALMS AS OUTLINED
 IN THE FOLLOWING SECTIONS.

 2) THE TREE CANOPY ALONG THE SIDEWALK HAS BEEN REDUCED.
 PLEASE SEE THE LANDSCAPE REVIEW COMMENTS FOR CORRECTIVE
 REQUIREMENTS FOR THE USE OF ROYAL PALMS.
  
 3) PROVIDE THE DIMENSIONS OF THE BICYCLE RACK PAD ON
 SHEET L.3.00.
  
 VALET PARKING LOT SECTION - DESIGN APPROVED
  
 4) THE PROPOSED ROYAL PALM CONFIGURATION ON THE NORTH
 SIDE OF THE SIDEWALK, IN CONJUNCTION WITH THE PARKING
 LOT ROYAL PALM TREES MEETS THE SIDEWALK SHADE AND THE
 STAGGERED ROWS OF ROYAL PALM TREE AESTHETIC ALONG
 OKEECHOBEE.
  
 LUCID SECTION - UPDATED COMMENTS
  
 5) THE TREE CANOPY ALONG THE SIDEWALK HAS BEEN REDUCED.
 PLEASE SEE THE LANDSCAPE REVIEW COMMENTS FOR CORRECTIVE
 REQUIREMENTS FOR THE USE OF ROYAL PALMS.
  
 6) THE USE OF ROYAL PALM TREES NEEDS TO INCLUDE TWO OR
 MORE ROWS OF ROYAL PALM TREES TO CONTINUE THE EXISTING
 DESIGN AESTHETIC. THE PROPOSED PLAN ONLY SHOWS ONE ROW
 OF ROYAL PALMS TREES. IF THE DOUBLE ROW OF ROYAL PALM
 TREES IS NOT ABLE TO BE INSTALLED IN THE PLANTING BED
 ON THE NORTH SIDE OF THE PROPOSED SIDEWALK (GRADE
 CONCERNS WERE MENTIONED IN AN EARLIER MEETING) ROYAL
 THEN ONE OPTION IS TO INSTALL ROYAL PALM TREES IN
 PLANTING BEDS IN THE PLAZA AREA (SIMILAR TO THE
 EXISTING CONDITIONS). ANOTHER OPTION IS TO INSTALL THE
 FIVE (5) FOOT WIDE BICYCLE PATH ALONG THE CURB
 (LOCATION OF EXISTING SIDEWALK) AND INSTALL A FIVE (5)
 FOOT WIDE PLANTING AREA FOR THE ROYAL PALMS BETWEEN THE
 BICYCLE PATH AND A NOW SIX (6) FOOT WIDE PEDESTRIAN
 SIDEWALK. NOTE: THE STREET SIGNS WOULD BE INSTALLED
 WITHIN THE PLANTING AREA.
  
 7) IN THE PRE-APPLICATION MEETINGS FOR THE USE OF THE
 SPACE AS A MOTOR VEHICLE SALES ESTABLISHMENT, IT WAS
 CONVEYED THAT THE PARKING OF MOTOR VEHICLES ON THE
 OUTDOOR PLAZA AREA IS NOT PERMITTED. SHEET L3.01
 INCLUDES A NOTE THAT STATES CARS WILL BE PARKED FOR
 DISPLAY IN THE PLAZA.
  
 8) ADDITIONALLY, IT WAS STATED THAT A BARRIER AT THE
 LIMITS OF THE ROOFED OUTDOOR AREA WOULD NEED TO REMAIN
 IN ORDER TO DELINEATE THE LIMITS OF THE SHOWROOM AREA.
 THE PLANS DO NOT SHOW A BARRIER. NOTE: THE EXISTING
 WALKWAY IS AT LEAST 10 FEET WIDE FOR ITS ENTIRE LENGTH.
 THE PLANS NEED TO SHOW THAT AT NO POINT IS THE
 PEDESTRIAN PATH LESS THAN 10 FEET IN WIDTH ON THE
 PATIO. THE PROPOSED PLANS SHOW IT AT 8.25 FEET AT THE
 NARROWEST POINT.
  
 APPROVAL CONDITIONS
  
 9) AMEND THE MMOA FOR OKEECHOBEE TO INCLUDE THE NEW
 WORK.
  
 10) CITYPLACE RETAIL WILL NEED TO SIGN A MAINTENANCE
 AGREEMENT WITH THE CITY FOR THE AREA COVERED BY THE
 MMOA.
  
 11) RECORD EASEMENTS FOR THE SIDEWALKS AND THE SIGNS.
