2019-12-11 13:20:50- PROJECT DOES NOT COMPLY WITH CURRENT ZONING
 REQUIREMENTS FOR NWD-5, NWD-R-C1, OR NWD-2. THE SITE IS
 NOT ZONED NWD-8. THE CITY HAS RETAINED THE SERVICES OF
 A CONSULTING FIRM TO STUDY THE AREA AND MAKE
 RECOMMENDATIONS ON CHANGES TO THE ZONING REGULATIONS TO
 ACCOMMODATE HIGHER INTENSITY DEVELOPMENT COMPATIBLE
 WITH THE HISTORIC DISTRICT. ANY CHANGES TO THE CURRENT
 ZONING WOULD REQUIRE AND AMENDMENT TO THE COMPREHENSIVE
 PLAN AND ZONING AND LAND DEVELOPMENT REGULATIONS.
 - AN APPLICATION FOR THE ALLEY ABANDONMENT SHALL BE
 SUBMITTED FOR REVIEW. IF ALLEY IS ABANDONED, THE TOTAL
 SQUARE FOOTAGE OF THE ALLEY SHALL BE DEDICATED AS A
 PUBLIC OPEN SPACE ON SITE, IN ADDITION TO ANY PUBLIC
 OPEN SPACE REQUIRED.
 - HAS THE PROPERTY ON THE SOUTH SIDE OF THE ALLEY (NOT
 PART OF THE PROPOSED PROJECT) CONFIRM SUPPORT FOR ALLEY
 ABANDONMENT?
 - STREETSCAPE DESIGN ALONG ROSEMARY AVENUE SHALL FOLLOW
 THE RECOMMENDATIONS OF THE DANCE INTO THE SUNSET
 STREETSCAPE DESIGN.
 - A PORTION OF THE SITE IS LOCATED WITHIN THE HISTORIC
 DISTRICT, THEREFORE HPB APPROVAL WILL BE REQUIRED.
 - DEMOLITION OF EXISTING BUILDINGS ON SITE CANNOT OCCUR
 UNITL BUILDING PERMIT FOR NEW CONSTRUCTION HAS BEEN
 APPROVED.
 - A PROPERTY RE-PLAT WILL BE REQUIRED.
