 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY 5 PM ON MONDAY
 DECEMBER 2, 2019, TO BE ELIGIBLE TO BE SCHEDULED FOR
 THE JANUARY 21, 2020 PLANNING BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS/THE PPRC MEETING (BY
 JANUARY 13, 2020), THE CASE SHALL BE CONSIDERED
 WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE A NEW
 DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF SECTION
 94-39(I)(5) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 1) THE EXISTING GAS STATION AND CHINESE RESTAURANT ARE
 PART OF WHAT WAS PARCEL 3 OF THE PALM BEACH LAKES INN
 AND GOLF COURSE CPD AND COVERED BY ORDINANCE NO.
 2622-93. PLEASE PROVIDE A RESPONSE TO THE CONDITIONS
 LISTED IN SECTION 5, SUBSECTIONS 3, 7, 8 AND 9 OF
 ORDINANCE NO. 2622-93.
  
 2) EVEN THOUGH THE TRAFFIC STATEMENT FOR THE
 REDEVELOPMENT SHOWS A REDUCTION IN TRIPS FOR THE
 MAJORITY OF THE TESTED TIME FRAMES, YOU ARE STILL
 REQUIRED TO SUBMIT AN APPROVED TRAFFIC PERFORMANCE
 STANDARDS LETTER FROM PALM BEACH COUNTY ENGINEERING.
 THE LETTER IS REQUIRED PRIOR TO SCHEDULING FOR PLANNING
 BOARD.
  
 3) THE CITY REQUIRES THAT THE APPLICANT PAY FOR POSTAGE
 FOR THE MAILERS. THE PROVIDED ENVELOPES DID NOT INCLUDE
 POSTAGE. YOU ARE REQUIRED TO PROVIDE POSTAGE ON THE 16
 ENVELOPES VIA FOREVER STAMPS.
  
 4) THE CROSS ACCESS POINT NEEDS TO BE CONSTRUCTED TO
 THE PROPERTY LINE SO THAT WHEN THE BRANDSMART SITE IS
 REDEVELOPED, THEIR SIDE OF THE DRIVE CAN BE DIRECTLY
 TIED IN TO THE CONNECTION. THE LANDSCAPE NEEDS TO BE
 ADJUSTED ACCORDINGLY.
  
 5) THE CONCEPTUAL ENGINEERING PLAN SHOWS THE PROPOSED
 CONTROL STRUCTURE AND OUTFALL PIPE WITHIN THE LANDSCAPE
 BUFFER. THIS NEEDS TO BE RELOCATED TO UNDERNEATH THE
 ENTRY DRIVE WITH THE CONNECTION TO THE EXISTING
 DRAINAGE INLET PERPENDICULAR TO THE LANDSCAPE BUFFER SO
 THAT THE LANDSCAPE BUFFER IMPACT IS AS MINIMAL AS
 POSSIBLE.
  
 6) PLEASE DESCRIBE HOW THE CAR WASH WILL FUNCTION. IS
 IT SELF-DRIVEN, ATTENDANT DRIVEN, OR DRIVERLESS (I.E.
 TOWED THROUGH)? STAFF HAS CONCERNS WITH THE 24 FOOT
 STACKING DISTANCE AT THE END OF THE CAR WASH. THERE ARE
 TIMES WHEN THERE IS A HIGH VOLUME OF TRAFFIC EXITING
 BEST BUY AND ENTERING THE SITE. IF THERE IS A DELAY IN
 MOVING ON FROM THE END OF THE CAR WASH, HOW WILL CARS
 THAT ARE FOLLOWING NOT REAR END THE ONE AT THE STOP
 SIGN?
  
 7) THE CARWASH EXIT DRIVE CURBING NEEDS TO BE
 CHANNELIZED BETTER TO PREVENT INBOUND VEHICLES FROM
 ACCIDENTALLY ENTERING THE CAR WASH EXIT.
  
 8) IS FREESTANDING SIGNAGE PROPOSED FOR THE RETAIL/CAR
 WASH PARCEL?
  
 9) THE CITY'S SANITATION DEPARTMENT NEEDS TO VERIFY
 THAT THEY CAN PICK UP THE RELOCATED DUMPSTERS WITH THE
 NEW ORIENTATION. PLEASE NOTE THAT THE DUMPSTER
 ENCLOSURES DO NOT MEET THE MINIMUM CITY STANDARDS.
  
 10) THE REQUIRED PARKING SPACE TOTAL IS INCORRECT. 44
 PARKING SPACES ARE REQUIRED.
  
 11) THE MINIMUM LANDSCAPE AND OPEN SPACE CALCULATIONS
 ON THE SITE DATA TABLE DO NOT SEEM TO BE CORRECT.
 PLEASE VERIFY THE NUMBERS.
  
 12) TURN OFF THE TREE DISPOSITION LAYER ON THE SITE
 PLAN. THIS NEEDS TO BE SHOWN ON A SEPARATE PLAN AS IT
 IMPEDES THE READABILITY OF THE SITE PLAN.
  
 13) ARE THERE USES THAT ARE BEING PROHIBITED FROM WHAT
 IS PERMITTED UNDER THE GC ZONING? IF NOT, THEN A USE
 TABLE IS NOT PERMITTED. NOTE: A DISCUSSION NEEDS TO
 TAKE PLACE ON THE PXR AND SB USES RELATING TO THE
 ADDITIONAL STANDARDS.
  
 14) THE VACUUM EQUIPMENT NEEDS TO BE SCREENED BY AN
 OPAQUE FENCE AND HEDGE FOR ITS FULL HEIGHT.
  
 15) PROVIDE DETAILS (OR PHOTO) OF THE VACUUM STATION.
  
 16) THE WAVE BICYCLE RACK IS NOT PERMITTED IN THE CITY.
 STAFF WAS UNABLE TO LOCATE THE BICYCLE RACK LOCATION
 FOR THE NEW BUILDING. PAD SIZE AND DIMENSIONS ARE
 REQUIRED ON A DETAIL AS WELL AS ON THE PLAN.
  
 17) THE RELOCATED BICYCLE RACK ON THE EXISTING SITE
 NEEDS TO BE REPLACED WITH A CODE COMPLIANT MODEL AND
 DETAILS PROVIDED.
  
 18) PLEASE CONSIDER USING A PERVIOUS PAVEMENT
 UNDERNEATH THE VACUUM AREA PARKING SPOTS.
