 1. THE SITE PLAN SHOWS A 132-UNITS HOTEL PLUS PENTHOUSE
 AND 3,207 SF RETAIL, BUT THE TRIP GENERATION ASSUMES
 128-UNITS HOTEL WITH ONE RESIDENTIAL CONDO DWELLING
 UNIT. PROVIDE REVISED TRAFFIC ANALYSIS ONCE AVAILABLE.
 2. PROVIDE TRIP DISTRIBUTION WITHIN THE RADIUS OF
 INFLUENCE PER COUNTY TPS. EVEN IF THE DEVELOPMENT IS
 WITHIN A TCEA, THE CITY CAN REQUEST MORE IN-DEPTH
 ANALYSIS.
 3. PERFORM TEST 1 AND 2 PER COUNTY TPS. EVEN IF THE
 DEVELOPMENT IS WITHIN A TCEA, THE CITY CAN REQUEST MORE
 IN-DEPTH ANALYSIS.
 4. PROVIDE AM/PM PEAK HOUR AND DAILY DRIVEWAY VOLUMES.

 6. PROVIDE QUEUING ANALYSIS FOR THE VALET OPERATIONS.

 7. PLEASE CLARIFY THE VALET OPERATIONS AND THE
 CIRCULATION ROUTES. ALL VALET CIRCULATION ROUTES MUST
 BE CONTAINED ON-SITE AND SHOULD NOT USE CITY STREETS
 (I.E. CANNOT CIRCULATE AROUND CITY BLOCKS FOR PICK-UP
 AND/OR DELIVERY OPERATIONS). EVEN IF THE DEVELOPMENT IS
 WITHIN A TCEA, THE CITY CAN REQUEST MORE IN-DEPTH
 ANALYSIS
 8. CLARIFY PARKING ARRANGEMENTS WITH EXISTING MARRIOTT
 HOTEL DURING CONSTRUCTION PHASE(S) AND AT BUILD-OUT.
 9. PROVIDE COUNTY TPS LETTER, ONCE AVAILABLE.
  
 SITE PLAN COMMENTS:
 10. PAYMENT WILL BE REQUIRED FOR REMOVAL OF ON-STREET
 PARKING SPACES ALONG GARDENIA. PLEASE COORDINATE WITH
 PARKING ADMINISTRATION FOR THE PROCESS AND PROVIDE
 OUTCOME OF SUCH PROCEEDING.
 11. GARAGE DRIVING AISLE SHOULD HAVE A MINIMUM OF 24
 FEET WIDTH WHEREVER SELF-PARKING VEHICLES TRAVERSE
 12. PROVIDE CIRCULATION ROUTES AND SHOW AUTOTURN PATHS
 FOR ALL DELIVERY, SERVICE VEHICLES AND GARBAGE TRUCKS.
  
 CONDITIONS:
 1. NO SELF-PARKING SHALL BE ALLOWED INSIDE THE GARAGE
 WHEREVER PARKING AISLE IS LESS THAN 24 FEET WIDE.
 2. PROVIDE EASEMENT FOR THE PORTION OF SIDEWALK OUTSIDE
 PUBLIC RIGHT-OF-WAY.
 3. PROVIDE MICROMOBILITY FACILITIES ON-SITE
 4. PROVIDE TDM MEASURES TO BE IMPLEMENTED AS PART OF
 THE DEVELOPMENT, INCLUDING BUT NOT LIMITED TO:
 4A. UNBUNDLED PARKING/PARKING CASH-OUT PROGRAM FOR
 EMPLOYEES
 4B. TRANSIT PASS SUBSIDY FOR EMPLOYEES
