 RESTAURANT AND MEETING ROOMS PROPOSED, AND PARKING
 CALCULATION.
 3. PLEASE CONFIRM THE CALCUALTION FOR THE GROSS
 BUILIDING AREA IS CONSISTENT WITH THE DEFINITION IN
 SECTION 94-109 OF THE ZLDRS. IN THE SUBMITTED SHEE
 A0.01 AND A0.02 PLEASE CLARIFY THE DIFFERENCE BETWEEN
 FAR AND GROSS. PLEASE USE THE DEFINITION IN SEC 94-109
 FOR GROSS BUILDING AREA.
 4. PORTE COCHERE SHALL COMPLY WITH REQUIREMENTS FOR
 PORTE COCHERE IN SEC 94-109 AND FIGURE IV-22.
 5. PLEASE EXPLORE IF THE PARAPET WALL OF THE TOP LEVEL
 OF THE GARAGE CAN BE REDUCED.
 5. SIGNS SHOWN IN ELEVATIONS EXCEED THE MAXIMUM NUMBER
 ALLOWED FOR IDENTITY SIGNS. SIGNS WOULD NOT BE INCLUDED
 IN THE SITE PLAN APROVAL.

 CONDITIONS TO BE INCLUDED IN THE SITE PLAN APPROVAL:
 1. PROJECT SHALL PAY FOR FOUR ON-STREET PARKING SPACES
 REMOVED.
 2. DEVELOPER SHALL ENTER INTO A LANDSCAPE AND HARDSCAPE
 MAINTENANCE AGREEMENT WITH THE CITY FOR ELEMENTS
 INSTALLED WITHIN THE ROW.
 3. PROPOSED CANOPY OVER ALLEY SHALL BE DETAILED FOR
 SEPARATE REVIEW. A SEPARATE AGREEMENT WILL BE NEEDED.
 4. A ROW AERIAL ENCROACHMENT AGREEMENT WILL BE NEEDED
 FOR THE CANOPY ENCROACHING OVER DIXIE HWAY ROW. A
 SKETCH AND LEGAL DESCRIPTION WILL BE NEEDED.

 WALL REGULATION EITHER. THE PORTION OF THE SOUTH
 ELEVATION CLOSEST TO DIXIE HWAY IS HIGHLY VISIBLE FROM
 THE STREET AND NEEDS TO BE TREATED AS A STREET FACADE,
 NOT AS AN ALLEY FACADE. FENESTRATION CAN BE PROVIDED.
 PLEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE WITH
 TABLE IV-4 REGARDING ALL ELEMENTS LISTED. BLANK WALLS
 ARE NOT ALLOWED. PROVIDE GRAPHIC INFORMATION TO CONFIRM
 COMPLIANCE.
