 1. PLEASE PROVIDE A CURRENT SURVEY, NO MORE THAN 1 YEAR
 OLD. PLEASE INCLUDE THE DIMENSION OF THE EXISTING
 SIDEWALK IN SURVEY, AND IMPROVEMENTS ALONG NORTH SIDE
 OF GARDENIA STREET.
 2. PLEASE ADJUST THE SITE AREA IN SHEET A1.01 TO
 REFLECT LOT SIZE AS INDICATED IN SURVEY. SITE IS
 32,522SF. PROJECT FACT SHEET ALSO HAS A DIFFERENT SITE
 AREA (32,527SF).
 3. PLEASE PROVIDE A DETAILED ANALYSIS OF THE AREAS
 IDENTIFIED AS GROSS BUILDING AREA (GBA) ACCORDING TO
 THE DEFINITION IN SECTION 94-109 OF THE ZLDR.
 4. PLEASE INDICATE PROPERTY LINES AND MINIMUM REQUIRED
 SETBACK LINES IN ALL FLOOR PLANS AND ELEVATIONS.
 5. DROP-OFF CURB CUT SHALL BE REDUCED TO A MAXIMUM 12
 FEET IN WIDTH, LESS IF POSSIBLE TO MINIMIZE THE
 PEDESTRIAN IMPACT.
 6. PLEASE COORDINATE THE PROJECT DATA IN THE DIFFERENT
 SHEETS. PROJECT FACT SHEET INDICATES 128 HOTEL ROOMS
 AND DOES NOT MENTION ANY RESIDENTIAL UNIT. SP-1 LIST
 152 HOTEL ROOMS AND DOES NOT LIST ANY RESIDENTIAL UNIT,
 BUT SHEET A1.05 LIST 128 HOTEL ROOMS AND 4,084 SF
 APARTMENT. PLEASE PROVIDE A CONSOLIDATED PROJECT DATA
 IN THE SITE PLAN SHEET.
 7. PARKING CALCULATION SHALL ACCOUNT FOR THE REQUIRED
 PARKING ASSOCIATED WITH THE EXISTING MARRIOTT RESIDENCE
 INN (42 PARKING SPACES). A RESTRICTIVE COVENANT SHALL
 BE RECORDED ENSURING THE 42 SPACES ARE PROVIDED FOR THE
 EXISTING MARRIOTT RESIDENCE INN.
 8. SIDEWALK ELEVATION SHALL BE MAINTAINED ACROSS CURB
 CUTS. PLEASE PROVIDE A DETAIL SPECIFICALLY ADDRESSING
 THAT REQUIREMENT.
 9. SITE PLAN INDICATES THE REMOVAL OF THE 8 EXISTING
 ON-STREET PARKING SPACES. IS THE PROJECT RELOCATING THE
 EXISTING CURB? PLEASE INDICATE HOW THE PROPOSED CURB
 RELOCATION AFFECTS THE WEST SIDE OF THE PROJECT AND THE
 EXISTING SECTION. CONSIDER THE NEW PROJECT CURRENTLY
 APPROVED ALONG THE NORTH SIDE OF GARDENIA STREET.
 INCORPORATE THAT PROJECT IN THE SITE PLAN FOR CONTEXT
 PURPOSES.
 10. IF ON-STREET PARKING IS REMOVED, PROJECT SHALL BE
 RESPONSIBLE FOR THE PARKING METER REMOVAL FEE.
 11. EXPOSED PARKING DECK REQUIRES 10% OF GROUND FLOOR
 PUBLIC OPEN SPACE. TWO PROPOSED OPEN SPACES AT GROUND
 LEVEL DO NOT COMPLY WITH THE PUBLIC OPEN SPACE
 REQUIREMENTS. MINIMUM SIZE IS 900SF, MINIMUM ACTIVE USE
 ABUTMENT IS REQUIRED, AND IT SHALL BE OPEN TO THE SKY.
 PLEASE SEE SEC 94-109 AND TABLE IV-7.
 12. REFLECTIVE GLASS IS NOT ALLOWED AT THE GROUND
 LEVEL, IT DOES NOT COMPLY WITH TRANSPARENCY
 REQUIREMENTS.
 13. PARKING ENTRANCE CEILING SHALL BE FINISHED AT A
 MINIMUM DEPTH OF 20 FEET. UTILITIES SHALL NOT BE
 EXPOSED.
 14. VARIANCE REQUEST FOR THE SETBACK ABOVE 3RD FLOOR
 PARKING REQUIRES DAC APPROVAL.
 15. VARIANCE REQUEST REGARDING THE AISLE WIDTH REQUIRES
 ENGINEERING REVIEW BEFORE IT CAN BE PRESENTED TO DAC
 FOR APPROVAL.PLEASE PROVIDE INFORMATION TO JUSTIFY THE
 REQUEST AND PROVE THAT PARKNG CIRCULATION STILL
 FUNCTIONS.
 16. PLEASE EXPLAIN WHY THE PLANAR BREAK REQUIREMENT
 CANNOT BE MET.
 17. PLEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE
 WITH TABLE IV-4 REGARDING ALL ELEMENTS LISTED. BLANK
 WALL ARE NOT ALLOWED. PROVIDE GRAPHIC INFORMATION TO
 CONFIRM COMPLIANCE.
 18. PLEASE CLARIFY LOCATION OF PROPOSED CANOPY OVER
 ALLEY. PROPOSED CANOPY OVER ALLEY REQUIRES AN AERIAL
 EASEMENT FROM THE CITY.
 19. DUE TO THE VARIANCE REQUEST PROJECT IS REQUIRED TO
 GO TO THE DAC FOR APPROVAL OF REQUESTED VARIANCES.
 20. PLEASE PROVIDE SECTIONS OF THE PROJECT.
 21. PLEASE PROVIDE CONTEXT COLORED ELEVATIONS INCLUDING
 CALL OUT MATERIALS, INCLUDING PICTURES OF PROPOSED
 MATERIALS.
 22. PLEASE EXPLAIN GARBAGE COLLECTION OPERATION.
 23. PEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE
 WITH BIKE PARKING REQUIREMENTS ALONG THE STREET
 FRONTAGE (1 SPACE/ 100 FEET OF FRONTAGE, AND INSIDE THE
 PROJECT SITE (1 BIKE SPACE/15 SPACES PROVIDED).
 24. PROJECT IS REQUIRED TO PROVIDE LIGHTING ALONG
 STREET FRONTAGE WITH MINIMUM 0.6 FOOTCANDLES. PLEASE
 PROVIDE PHOTOMETRICS AND DETAILS OF REQUIRED STREET
 LIGHTING TO FOLLOW CITY STANDARDS.
  
  
  
 RESUBMITTAL
 PLEASE SUBMIT A RESPONSE LETTER ADDRESSING EACH OF THE
 COMMENTS. IDENTIFY THE SHEETS WHERE THE COMMENT IS
 ADDRESS.
 PLEASE SUBMIT 10 LARGE SETS MAXIMUM 24" BY 36", ONE SET
 11" BY 17" AND A DIGITAL COPY OF ALL THE DRAWINGS,
 RESPONSE LETTER AND SUPPORT DOCUMENTATION.
 PLEASE UTILIZE THE GUIDELINES FOR RESUBMITTAL.
