 REVIEW COMMENTS:
  
 1. PURSUANT TO THE DEVELOPMENT APPLICATION, THE
 FOLLOWING INFORMATION SHALL BE PROVIDED:
  
 1.1. TWO (2) COPIES OF AN APPROVED TRAFFIC CONCURRENCY
 DETERMINATION FROM PALM BEACH COUNTY DEPARTMENT OF
 ENGINEERING AND PUBLIC WORKS ? TRAFFIC DIVISION
 INDICATING THAT THE PROPOSED PROJECT MEETS THE TRAFFIC
 PERFORMANCE STANDARDS OF PALM BEACH COUNTY.
  
 1.2. A JUSTIFICATION STATEMENT PROVIDING A GENERAL
 DESCRIPTION OF THE REQUEST, RELATED BACKGROUND
 INFORMATION ON THE PROJECT AND SITE, AND JUSTIFICATION,
 SPECIAL REASONS, OR BASIS FOR THE REQUEST.
  
 1.3. LANDSCAPE PLANS CONTAINING ALL INFORMATION
 CONTAINED IN THE LANDSCAPE PLAN CHECKLIST (PAGE 15 OF
 THE DEVELOPMENT APPLICATION).
  
 1.4. ELECTRONIC COPIES OF ALL DOCUMENTS, PLANS, ETC.
 SHALL BE PROVIDED.
  
 1.5. A COPY OF THE WARRANTY DEED FOR THE PROPERTY SHALL
 BE PROVIDED.
  
 1.6. UTILITY LETTERS SHALL BE PROVIDED FROM ALL UTILITY
 COMPANIES (SEE PAGES 6-7 OF THE DEVELOPMENT
 APPLICATION).
  
 1.7. RESPONSES TO THE STANDARDS FOR CODE COMPLIANCE
 (SEE PAGE 30 OF THE DEVELOPMENT APPLICATION).
  
 1.8. A CURRENT AND ACCURATE SURVEY PROVING ALL ITEMS
 LISTED ON PAGES 5-6 OF THE DEVELOPMENT APPLICATION.
  
 2. THE SITE PLAN SHALL CONTAIN ALL OF THE INFORMATION
 REQUIRED BY THE SITE PLAN CHECKLIST, AS LISTED ON PAGE
 14 OF THE DEVELOPMENT APPLICATION.
  
 3. OWNER?S CONSENT FORM SHALL BE SIGNED BY THE MAYOR,
 NOT STAFF.
  
 4. THE FOLLOWING INFORMATION ON SHEET A0.0 IS

 6. THE LOCATION OF THE PROPERTY LINE, SHOWN ON THE SITE
 PLAN, DOES NOT APPEAR TO MATCH THAT WHICH IS SHOWN ON
 THE EXISTING CONDITIONS SURVEY. AS STATE ABOVE, A
 CURRENT AND ACCURATE SURVEY SHALL BE PROVIDED AND SHALL
 BE THE BASIS FOR ALL SITE PLANS, ETC.
  
 7. WINDOW DETAIL SHALL BE PROVIDED SHOWING THAT ALL
 WINDOWS WILL BE RECESSED A MINIMUM OF TWO (2) INCHES,
 AS REQUIRED BY SEC. 94-222(H)(6) OF THE CITY?S ZLDRS.
  
 8. ELEVATIONS SHALL INDICATE THE OVERALL HEIGHT OF THE
 BUILDING, AS DEFINED BY THE CITY?S ZLDRS.
  
 9. PLEASE PROVIDE THE INFORMATION ON THE PLANS
 NECESSARY TO SHOW COMPLIANCE WITH ARTICLE XV (PARKING)
 OF THE CITY?S ZLDRS. PLEASE NOTE THAT ON-STREET PARKING
 IMMEDIATELY ADJACENT TO THE SUBJECT PROPERTY CAN BE
 COUNTED TOWARD THE PARKING REQUIREMENTS, HOWEVER,
 PLEASE PROVIDE CONFIRMATION FROM THE CITY?S TRAFFIC
 ENGINEER INDICATING THAT ON-STREET PARKING IS ALLOWED
 ON SUCH STREETS, AND PROVIDE THE NUMBER OF SPACES THAT
 CAN BE ACCOMMODATED.
  
 10. THE SITE PLAN INDICATES THAT THERE ARE EIGHT (8)
 SPACES WITHIN THE EXISTING PARKING LOT, HOWEVER, IT
 APPEARS THAT THERE ARE MAY BE NINE (9) OR TEN (10)
 SPACES. VERIFY WITH THE SURVEY AND ADJUST THE SITE PLAN
 ACCORDINGLY.
  
 11. BICYCLE PARKING SHALL BE PROVIDED IN ACCORDANCE
 WITH SEC. 94-485(Q) OF THE CITY?S ZLDRS. ENSURE THAT
 SUFFICIENT BICYCLE PARKING IS PROVIDED FOR THE NEW
 GYMNASIUM, AS WELL AS THE EXISTING COMMUNITY CENTER.
  
 12. PLEASE CONFIRM THAT THE PROJECT HAS BEEN PRESENTED
 TO THE COLEMAN PARK NEIGHBORHOOD ASSOCIATION AND THAT
 RESIDENT FEEDBACK HAS BEEN INCORPORATED INTO THE PLAN.
 A PRESENTATION SHALL ALSO BE MADE TO THE COLEMAN PARK
 TASK FORCE (PLEASE CONTACT ME FOR UPCOMING MEETING
 DATES).
  
 13. PROVIDE INFORMATION INDICATING THAT THE PROJECT
 WILL COMPLY WITH SEC. 255.2575, FLORIDA STATUTES,
 REGARDING CONSTRUCTION OF AN ENERGY-EFFICIENT AND
 SUSTAINABLE BUILDING. VERIFY WHETHER OR NOT SIMILAR
 PROVISIONS ARE CONTAINED IN THE CITY?S CODE OF
 ORDINANCES.
