 1. RECORD CROSS-ACCESS EASEMENTS ALONG THE NORTHERN
 BOUNDARY OF THE PROPERTY AND THE PARKING LOT WEST OF
 THE RAILROAD WITH ADJACENT PROPERTIES. THE EASEMENT
 SHALL BECOME EFFECTIVE WHEN THE NORTHERN PROPERTIES
 RE-DEVELOP AND CAN ONLY BE TERMINATED OR AMENDED WITH
 CITY'S APPROVAL.
 2. PLEASE CONSIDER BUILDING A WALK-UP COFFEE SHOP,
 REMOVING THE DRIVE-THROUGH LANE AND REDUCING THE
 SETBACK TO MINIMUM REQUIRED TO BE CONSISTENT WITH THE
 URBAN CONTEXT SOUTH DIXIE HIGHWAY IS TRANSFORMED INTO.
 3. PROVIDE 12-FOOT SIDEWALK WITH 4-FOOT LANDSCAPE
 BUFFER AND SHADE TREES ALONG SITE FRONTAGE ON BELVEDERE
 ROAD.
 4. PROVIDE WALKABLE SPACE IN FRONT OF THE SIGN WALL AT
 THE SOUTHWEST CORNER OF THE BELVEDERE ROAD/DIXIE
 HIGHWAY INTERSECTION, AND PROVIDE SIDEWALK EASEMENT FOR
 THE AREA IN FRONT OF THE SIGN WALL.
 TRAFFIC STUDY COMMENTS:
 5. THE LAND USE INTENSITIES USED FOR THE TRAFFIC STUDY
 ARE DIFFERENT THAN SHOWN ON THE SITE PLAN. PLEASE
 REVISE.
 6. THE LAND USE INTENSITIES AND TRIPS SHOWN IN THE JUNE
 13, 2019 COUNTY TPS LETTER ARE LOWER THAN IN THE
 TRAFFIC STUDY. PLEASE PROVIDE REVISED COUNTY TPS
 LETTER.
 7. SOME OF THE TRIP GENERATION RATES AND INBOUND TRIP
 PERCENTAGES ARE DIFFERENT THAN SHOWN IN THE PALM BEACH
 COUNTY TRIP GENERATION RATE TABLE. FOR EXAMPLE, HEALTH
 CLUB TRIP GENERATION RATES, GENERAL OFFICE INBOUND TRIP
 PERCENTAGES, AND RETAIL PASS-BY PERCENTAGE. PLEASE
 VERIFY AND REVISE.
 8. PLEASE CLARIFY THE REDEVELOPMENT CREDIT
 CALCULATIONS. THE CHANGE IN GENERAL OFFICE
 SQUARE-FOOTAGE IS 54,660 SF BUT A REDEVELOPMENT CREDIT
 IS CLAIMED FOR 86,660 SF OF OFFICE USE.
 9. 25% TO 40% OF TRIPS ARE EXPECTED TO TRAVEL THROUGH
 MONCEAUX ROAD. PLEASE EVALUATE THE TRAFFIC IMPACT TO
 THE NEIGHBORHOOD ALONG GEORGIA AVENUE AND MONCEAUX
 ROAD. PLEASE DISCUSS THE OPINIONS OF THE NEIGHBORHOOD
 RELATED TO THIS TRAFFIC IMPACT.
 10. PLEASE VERIFY THE 15% TRIPS ASSIGNED ON GEORGIA
 AVENUE AND SOUTHERN BOULEVARD. SOUTHERN BOULEVARD IS
 GRADE SEPARATED FROM GEORGIA AVENUE.
 11. PLEASE JUSTIFY IF IT IS REASONABLE THAT 50% OF
 TRIPS WOULD USE THE PARKING LOT WEST OF THE RAILROAD
 TRACK WHILE THIS PARKING LOT IS THE FURTHEST AWAY FROM
 THE ENTRANCE OF ALL USES.
 12. THE LOS RESULTS ON TABLE 6 ARE NOT CONSISTENT WITH
 THE RESULTS SHOWN IN THE HCS OUTPUT SHEETS. PLEASE
 REVISE
 13. PLEASE INCLUDE LOS ANALYSIS USING HIGHWAY CAPACITY
 MANUAL (HCM) 6TH EDITION METHODOLOGY AT THE FOLLOWING
 INTERSECTIONS:
 A. US 1/BELVEDERE ROAD
 B. US 1/SOUTHERN BOULEVARD
 C. US 1/MONCEAUX ROAD
 D. GEORGIA AVENUE/MONCEAUX ROAD
 E. GEORGIA AVENUE/BELVEDERE ROAD
 F. US 1/ALL THREE SITE ACCESSES
 14. PROVIDE QUEUING ANALYSIS FOR THE COFFEE SHOP
 DRIVE-THROUGH AND VERIFY THE QUEUES WOULD NOT BACK UP
 ONTO THE DRIVEWAY ENTRANCE.
 15. PLEASE CONSIDER MAKING CONTRIBUTION TO CITY TROLLEY
 INSTEAD OF PROVIDING PRIVATE SHUTTLE SERVICES.
 16. PLEASE CONSIDER RESERVING SPACE FOR FUTURE
 MICROMOBILITY FACILITIES.
 17. PLEASE CONSIDER OPENING UP THE PARKING LOT TO
 GENERAL PUBLIC USE.
 18. MAINTAIN SIDEWALK LEVEL ACROSS ALL DRIVEWAYS.
 CONDITIONS:
 1. PROVIDE A BUS SHELTER ON DIXIE HIGHWAY.
 2. PROVIDE MEDIAN OR QUAD GATES AND STREET LIGHTING FOR
 SAFETY AT MONCEAUX ROAD AND THE RAILROAD TRACK
 CROSSING.
 3. MILL AND RESURFACE MONCEAUX ROAD FROM SOUTH DIXIE
 HIGHWAY TO GEORGIA AVENUE.
 4. PROVIDE THE FOLLOWING TRANSPORTATION DEMAND
 MANAGEMENT (TDM) MEASURES AS INDICATED IN THE SUBMITTED
 TDM PLAN:
 A. PROVIDE SHOWER AND LOCKER FACILITY ON-SITE FOR ALL
 EMPLOYEES.
 B. IMPLEMENT ?PREFERRED PARKING? PROGRAM FOR
 CARPOOLERS.
 C. PROVIDE FREE TRANSIT PASS TO EMPLOYEES.
