2020-07-14 15:12:38APPROVED WITH THE FOLLOWING CONDITIONS:
  
 1.) THE FOLLOWING SHALL BE ADDRESSED PRIOR TO THE
 ISSUANCE OF A CERTIFICATE OF OCCUPANCY (C.O.): A) AN
 ACCESS EASEMENT FOR THE 3-FOOT SIDEWALK ENCROACHMENT
 ALONG THE EAST SIDE OF THE PROPERTY SHALL BE PROVIDED;
 B) REPAVE BOTH SIDES OF 33RD STREET AND THE ALLEY FOR
 50-FEET ON EITHER SIDE OF THE UNDERGROUND UTILITY
 TIE-IN POINTS PER ENGINEERING STANDARD; C) EXECUTE A
 UNITY OF TITLE FOR THE PROJECT SITE.
  
 2.) THE PEDESTRIAN WALKWAY BETWEEN THE PARKING LOT AND
 THE EAST SIDE OF THE BUILDING SHALL BE DESIGNED TO
 MAINTAIN A.D.A. COMPLIANCE AT ALL TIMES.
  
 3.) PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES OR
 PALMS ON THE PROPERTY, A TREE ALTERATION PERMIT SHALL
 BE SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT - PLANNING DIVISION.
  
 4.) ALL PRIVATE DEVELOPMENT PROJECTS, INCLUDING NEW
 CONSTRUCTION OR THE RENOVATION OR IMPROVEMENT OF ANY
 EXISTING BUILDING, WHERE THE TOTAL CONSTRUCTION COSTS
 ARE EQUAL OR GREATER THAN $750,000 IS SUBJECT TO THE
 ART IN PUBLIC PLACES REQUIREMENT OF CHAPTER 78, ARTICLE
 V, OF THE CITY'S CODE OF ORDINANCES.
