 GENERAL COMMENTS:
  
 1.) PLEASE ADDRESS THE FOLLOWING IN THE SURVEY (DATED
 7/15/19). THE SURVEY HAS BEEN DEEMED INADEQUATE:
 ABSTRACTED SURVEY IS REQUIRED; LOT SIZE CALCULATION
 DOES NOT ADD UP; NO LEGAL DESCRIPTION PROVIDED.
  
 2.) A TRAFFIC PERFORMANCE STANDARDS (TPS) REVIEW LETTER
 FROM PALM BEACH COUNTY DEPARTMENT OF ENGINEERING -
 TRAFFIC DIVISION, INDICATING THAT THE PROJECT MEETS THE
 TPS STANDARDS OF THE COUNTY IS REQUIRED.
  
 3.) ANY RESIDENTIAL PROJECT REQUIRES A SCHOOL CAPACITY
 AVAILABILITY DETERMINATION (SCAD) LETTER FROM THE
 SCHOOL DISTRICT OF PALM BEACH COUNTY. PLEASE PROVIDE.
  
 4.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION. PLEASE CONTACT THE CITY OF WEST PALM BEACH
 ENGINEERING SERVICES DEPARTMENT AT (561) 494-1040.
  
 5.) A LETTER FROM COMCAST CONFIRMING THAT THE PROPOSED
 PROJECT DOES NOT ENCROACH INTO THEIR EASEMENTS OR
 OTHERWISE INTERFERE WITH THE PROVISIONS OF THEIR
 SERVICES IS STILL MISSING. PLEASE PROVIDE.
  
  
 SITE PLAN COMMENTS:
  
 1.) DIMENSIONS OF THE PARCEL (PER THE SURVEY) SHALL BE
 PROVIDED IN THE SITE PLAN.
  
 2.) EXISTING STRUCTURES IDENTIFIED IN THE SUBMITTED
 SURVEY DOES NOT MATCH THE EXACT LOCATION PROVIDED IN
 THE SITE PLAN (I.E. EXISTING LIGHT FIXTURES, ETC.).
 PLEASE ADDRESS FOR CONSISTENCY.
  
 3.) SURVEY IDENTIFIES OVERHEAD LINES RUNNING THROUGH
 THE PROPERTY; HOWEVER, THE LINES ARE NOT DEPICTED IN
 THE SITE PLAN. IF THE LINES ARE TO BE RELOCATED, THEN
 THE PLAN MUST BE NOTATED AS SUCH.
  
 4.) FOLLOWING CORRECTIONS IN THE PROJECT DATA TABULAR
 REQUIRED: PARCEL SIZE INFORMATION IS INCONSISTENT WITH
 THE INFORMATION PROVIDED IN THE SURVEY; LEGAL
 DESCRIPTION SEEMS TO BE INCORRECT; CURRENT LAND USE IS
 MIXED USE (NOT MULTIFAMILY); CHECK LOT COVERAGE
 CALCULATIONS FOR CONSISTENCY; PROVIDE BUILDING FRONTAGE
 CALCULATIONS THAT SHOW THAT THE BUILDINGS MEET THE
 MINIMUM 80% FRONTAGE REQUIREMENT ALONG BROADWAY [ZLDR
 S.94-220(B)(1)]; SHOW THAT THE MAXIMUM FRONT SETBACK
 ALONG BROADWAY IS 5 FT. (NOT 4 FT.); CLARIFY THAT THE
 REAR SETBACK IS A MINIMUM OF 15 FT.; WHERE DID THE
 REQUIRED SIDE SETBACK INFORMATION COME FROM?
  
 5.) ANY CHANGES TO THE PROJECT DATA TABLE (SHEET A1.0)
 SHALL BE MADE CONSISTENT WITH THE CHANGES TO THE
 PROJECT DATA TABLE ON THE COVER SHEET AND IN THE TABLES
 IN THE PHASING SITE PLAN (SHEET A1.1).
  
 6.) SHOW REAR BUILDING SETBACK TO THE PROPERTY LINE TO
 DEMONSTRATE COMPLIANCE WITH ZLDR S.94-220(B)(4) AND
 CONSISTENCY WITH THE PROJECT DATA TABLE.
  
 7.) OPEN-AIR PORCHES AND STOOPS, STAIRS AND RAMPS MAY
 ENCROACH INTO ANY REQUIRED SETBACK TO A POINT NOT
 CLOSER THAN 3 FT. TO THE PROPERTY LINE. THE PROJECT
 DOES NOT COMPLY WITH THE STANDARD. PLEASE ADDRESS.

 8.) SIDEWALKS ALONG BROADWAY SHALL BE A MINIMUM OF 8
 FT. IN CLEAR WIDTH. THE PROPOSED PLAN DOES NOT HAVE AN

 9.) HEIGHT INFORMATION OF THE PROPOSED PERIMETER FENCE
 (NORTH, EAST AND SOUTH) SHALL BE PROVIDED IN THE SITE

 10.) PLEASE INCLUDE A DETAIL OF THE PROPOSED FENCE(S)
 AND GATE(S) TO DEMONSTRATE CONSISTENCY WITH THE
 ARCHITECTURAL STANDARDS OF ZLDR S.94-220(D)(2).

 ARCHITECTURAL (FLOOR PLAN AND ELEVATIONS) COMMENTS:
  
 1.) PURSUANT TO ZLDR S.94-220(D)(5), BUILDINGS SHALL
 HAVE CLEAR GLAZED AREAS AND OPENINGS EQUAL TO 25 TO 45
 PERCENT OF THE FACADE AREA. THE FENESTRATION
 CALCULATIONS PROVIDED ON SHEET A5.1 SHOWS THAT THE
 SOUTH FA?ADE IS INCONSISTENT WITH THIS ARCHITECTURAL
 STANDARD. ADDITIONALLY, PLEASE CLARIFY IF THE
 FENESTRATION CALCULATIONS ADDRESS EACH BUILDING.
  
 2.) PLEASE ADDRESS OR PROVIDE THE FOLLOWING NOTES FOR
 CONSISTENCY WITH THE ARCHITECTURAL STANDARDS OF BMUD
 BUILDING TYPE I: ALL EXTERIOR DOORS SHALL BE HINGED;
 WINDOWS SHALL BE RECESSED A MINIMUM OF 2-INCHES FROM
 THE EXTERIOR FACE OF THE FA?ADE.
  
 3.) A NOTE AND/OR ILLUSTRATION, DEMONSTRATING THAT ALL
 ROOFTOP MECHANICAL EQUIPMENT (AS PROVIDED ON SHEET
 A2.1) SHALL BE SCREENED IN ACCORDANCE WITH ZLDR
 S.94-220(D)(7) SHALL BE PROVIDED IN THE PLAN.
  
 4.) FLAT ROOFS SHALL BE ENCLOSED BY A PARAPET NO LESS
 THAN 42 INCHES IN HEIGHT. PLEASE DEMONSTRATE COMPLIANCE
 BY PROVIDING DIMENSIONS IN THE ELEVATIONAL DRAWINGS.

 5.) ARE THE RESIDENTS GOING TO HAVE ACCESS TO THE

 6.) HOW HIGH IS THE ENTRANCE GATE/WALL ALONG BROADWAY?
  
 7.) BUILDING FACADE ALONG BROADWAY CAN BE ENHANCED BY
 PROVIDING ADDITIONAL ARCHITECTURAL FEATURES (I.E. BROWS
 ABOVE THE FRONT DOORS, ETC.)
  
  
 SIGNAGE COMMENTS:
  
 1.) ELEVATION DRAWINGS (SHEET A5.1) SHOW PROPOSED
 SIGNAGE ALONG THE WEST BUILDING FRONTAGE. PLEASE
 PROVIDE DETAILS ON THE PROPOSED SIGNAGE. SIGN DETAIL
 MUST BE CONSISTENT WITH ZLDR S.94-220(E).
  
  
 PHOTOMETRIC COMMENTS:
  
 1.) SHOW SETBACK DISTANCE OF ALL LIGHT POLE FIXTURES IN
 THE PLAN.
  
 2.) THE FOLLOWING NOTE SHALL BE PROVIDED IN THE PLAN:
 ALL OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE GLARE
 AND SHALL BE ARRANGED TO REFLECT LIGHT OR GLARE AWAY
 FROM ALL ADJACENT RESIDENTIAL DISTRICTS, ADJACENT

 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS.
  
 * PLEASE NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY
 RESULT IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
