 1. THE NW CORNER FA?ADE NEEDS ADDITIONAL DESIGN WORK.
 THE NORTH ELEVATION OF THE TOWER IS ABSENT OF ANY
 FENESTRATION, AND THIS FA?ADE WILL BE HIGHLY VISIBLE
 FROM DIXIE HIGHWAY.
 2. THE GROUND FLOOR NORTH ELEVATION (VISIBLE FROM THE
 NORTH) COULD BE ENHANCED WITH ADDITIONAL ARCHITECTURAL
 TREATMENT, POSSIBLY SOME OPENINGS AND LANDSCAPE. THE
 UPPER FLOORS ALSO NEED ARCHITECTURAL TREATMENT TO
 SCREEN THE GARAGE (UP TO THE POINT WHERE THE COUNTY
 GARAGE STARTS). LANDSCAPE AT THE GROUND FLOOR NEEDS TO
 BE ADDED TO HELP WITH THE SCREENING. THE LA DRAWINGS DO
 NOT SHOW ANYTHING ON THAT AREA.
 3. PLEASE CLARIFY THE DETAILS OF THE BANYAN AND DIXIE
 BUILDING CORNER AT GROUND FLOOR. RENDER IN Z.3 AND
 ELEVATIONS SHOW A SOLID ELEMENT FRAMING THE DOORS ON
 BOTH SIDES, BUT FLOOR PLAN JUST INDICATES GLAZING. THE
 CORNER COLUMN/WINDOW FRAME IS ALSO SHOWN WITH A LARGER
 PROFILE THAN THE ONE INDICATED IN THE FLOOR PLAN.
 4. THE PORTION OF THE WEST FA?ADE WHERE THE STAIR IS
 NEEDS ADDITIONAL TREATMENT.
 5. PLEASE DIMENSION THE CANOPY PROJECTIONS FOR THE
 ENTIRE PROJECT, AND SPECIFY MATERIAL (SOME ERRORS ON
 CALL OUTS)
 6. PLEASE LOCATE ANY PORTION OF THE DCDA AND RPBA THAT
 PROJECT ABOVE GROUND BEHIND THE BUILDING FA?ADE. IF
 POSSIBLE, PROVIDE SPACE FOR LANDSCAPE SCREENING ALONG
 THE FRONTAGE.
 7. PLEASE DISCUSS WITH THE FIRE DEPARTMENT IF THE FIRE
 DEPT COMMAND ROOM CAN BE RELOCATED TO THE EAST SIDE OF
 THE GARAGE, WITH ACCESS FROM THE SURFACE PARKING LOT.
 THE RELOCATION OF THE FIRE COMMAND ROOM WILL ALLOW
 APPLICANT TO INCREASE THE GROUND FLOOR ACTIVE USE AND
 REDUCE THE VARIANCE REQUEST.
 9. THE RENDERINGS SHOW THAT THE EAST ELEVATION OF THE
 GARAGE HAS A GREEN WALL GROWING FROM THE STRIP OF
 LANDSCAPE EAST OF THE WALL, BUT THE LANDSCAPE DRAWINGS
 DO NOT HAVE ANY PLANT MATERIAL SPECIFIED THERE. PLEASE
 ADJUST THE LA DRAWINGS TO REFLECT THE APPROPRIATE
 PLANTS TO CREATE THE GREEN WALL. A GREEN WALL IS A GOOD
 SCREENING ENHANCEMENT FOR THE GARAGE.
 10. THE SAME EAST GARAGE RENDERING SHOWS A VINE GROWING
 DOWN FROM THE POOL DECK TO SCREEN THE GARAGE, WHICH
 COULD BE A GOOD ADDITION. HOWEVER, THE SPECIFIED PLANT
 MATERIAL AT THE POOL DECK IS A CLUSIA GUTTIFERA WHICH
 IS A HEDGE TYPE PLANT. PLEASE CHANGE TO REFLECT A VINE
 TYPE OF PLANT.
 11. FOR THE PROPOSED GARAGE SCREENING WE NEED THE
 FOLLOWING ADDITIONAL INFORMATION:
 O PLEASE PROVIDE A PLAN VIEW DETAIL OF THE GARAGE
 SCREEN TO INDICATE THE DEPTH VARIATION BETWEEN THE
 PANELS.
 O METAL SLAT PANEL DEPTH IS NOT ENOUGH TO CREATE ANY
 SHADOW EFFECT. STAFF RECOMMENDS AT LEAST A 4? DEPTH.
 O EAST SIDE OF GARAGE NEED ADDITIONAL PANELS TO
 SUCCESSFULLY PRODUCE THE ?DISSOLVING? EFFECT INTENDED.
 O RENDERINGS SHOW WALL PANEL SYSTEM WITH A COLOR
 VARIATION, HOW IS THAT VARIATION GOING TO BE ACHIEVED?
 PLEASE PROVIDE COLOR SAMPLES.
 O WHAT IS THE DEPTH OF THE REVEAL FOR THE WALL PANEL
 SYSTEM?
 O PLEASE CONFIRM THE GARAGE IS A MECHANICALLY
 VENTILATED GARAGE.
  
 12. ADDITIONAL ARTICULATION SHALL BE PROVIDED TO
 SEPARATE THE PAINT COLOR AT THE BASE FROM THE TOP
 (SOUTH ELEVATION, AREA ABOVE LOBBY ENTRANCE). CURRENTLY
 IS ONLY SEPARATED BY A REVEAL.
 13. THE WIDTH OF THE CAP ELEMENT SEPARATING THE BASE
 FROM THE TOP ALONG BANYAN BLVD IS DIFFERENT FROM THE
 ONE ALONG DIXIE HIGHWAY. SHOULD THEY BE CONSISTENT?
 14. RENDERINGS SHOW LARGE TREES AT THE ROOF TOP TERRACE
 LOCATED ON THE NW CORNER OF THE BUILDING (ON TOP OF
 GARAGE), BUT LA DRAWINGS DO NOT INDICATE ANY PLANT
 MATERIAL ON THAT TERRACE. A VINE SIMILAR TO THE ONE
 INDICATED ON THE GARAGE SCREENING AT THE EAST COULD BE
 A GOOD ADDITION.
 15. VIS.1 CONTEXT ELEVATION NEEDS TO INCLUDE THE
 COURTHOUSE BUILDING.
 16. THE PLANT MATERIAL (CLUSIA GUTTIFERA) ADJACENT TO
 THE ON-STREET PARKING SPACE NEEDS TO BE MODIFIED BY A
 PLANT MATERIAL THAT ALLOWS PEOPLE TO STEP OUT OF THEIR
 CARS (PERENNIAL PEANUT COULD BE AN OPTION).
 17. PLEASE REDUCE THE WIDTH OF THE CURB CUTS TO 20 FEET
 SO THE MAXIMUM WIDTH AT THE CURB SIDE IS 25 FEET.
 18. THE PROPOSED BANYAN STREETSCAPE DESIGN DOES NOT
 INCLUDE BRICK PAVERS ON THE SIDEWALK. PLEASE REMOVE
 PAVERS FROM DESIGN. PAVERS CAN ALSO BE REMOVED FROM THE
 DIXIE FRONTAGE AS DIXIE DOES NOT HAVE PAVERS ON
 SIDEWALK EITHER.
 19. THE THREE TREES ALONG THE BANYAN FRONTAGE OF THE
 EXISTING OFFICE BUILDING SHALL BE INSTALLED IN TREE
 GRATES AND NOT WITH BASE PLANTING AS THE SIDEWALK IS
 ONLY OVER 6 FEET.
 20. PLEASE CORRECT PARKING STRIPPING DETAIL TO REFLECT
 CITY STANDARD.
 21. PLEASE INCLUDE A DETAIL NOTE ON THE CIVIL DRAWINGS
 STATING THE SIDEWALK ELEVATION SHALL BE MAINTAINED AS
 IT CROSS OVER THE DRIVEWAY.
 22. PLEASE REMOVE THE SMALL MEDIAN AT THE WEST PARKING
 ENTRANCE (SHEET AS-1) AND REDUCE THE DRIVEWAY TO 20
 FEET.
 23. PLEASE REDUCE PARKING LOT DRIVEWAY TO 20 FEET IN
 WIDTH.
 24. PLEASE PROVIDE PHOTOMETRICS FOR THE SIDEWALK AREA
 AND PUBLIC OPEN SPACE AND INCLUDE THE STANDARD LIGHT
 FIXTURE DETAIL FOR THE DOWNTOWN FOR ALL FIXTURES WITHIN
 THE ROW.
 25. PLEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE
 WITH PLANAR BREAK REQUIREMENTS, TRANSPARENCY
 REQUIREMENTS, MAXIMUM FOOTPRINT, BLANK WALL REQUIREMENT
 ETC.
 26. PLEASE USE THE GUIDELINES OF DRAWING SUBMITTAL TO
 ENSURE ALL THE INFORMATION IS PROVIDED AND COMPLIANCE
 CAN BE VERIFIED.
 PLEASE RESUBMIT REVISED DRAWINGS AND A RESPONSE LETTER.
