 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:

 DISPOSITION PLAN:
 ? SATISFIED. TREES AND PALMS CANOPY SQUARE FOOTAGE TO
 BE MITIGATED BASED ON CATEGORY. ANY TREES 20 FEET OR
 MORE CANOPY DIAMETER TO BE MITIGATED BY ACTUAL SQUARE
 FOOTAGE. 1:1 MITIGATION IS EQUAL TO THE CATEGORY VALUE.
 BLACK OLIVE CATEGORY 1 EQUALS 300 SQ FT, YELLOW TAB
 CATEGORY 2 EQUALS 150 SQ FT.
 ? NOT SATISFIED. INCLUDE EXISTING STREET TREES TO BE

 IN GOOD CONDITION CAN BE RELOCATED TO PUBLIC PROPERTY
 IF THEY CANNOT BE USED ON SITE.
  
 3. PARTIALLY SATISFIED. THE STREETSCAPE CAN BE IMPROVED
 TO ACCOMPLISH THE INTENT OF THE CODE SECTION 94-113.
 THE PALMS MAY BE USED, BUT NOT AS COUNTING TOWARD THE
 TREE REQUIREMENT AT THE MAXIMUM 30 FOOT SPACING. ADD
 CANOPY TREES AS REQUIRED. TREE GRATES ARE NOT PREFERRED
 IF THE SIDEWALK MEETS THE MINIMUM 8 FOOT WIDTH
 REQUIREMENT, AND PLANTING AREAS SHALL BE USED INSTEAD.
 BANYAN STREETSCAPE NEEDS TO BE COORDINATED WITH THE
 CITY CAPITAL IMPROVEMENT PROJECT.
 STREET TREES NEED TO BE REPLACED ON BANYAN IN FRONT OF
 THE EXISTING BUILDING, AND ON OLIVE AVE. ADJACENT TO
 THE PROPERTY. PARKING SPACES NEE TO BE FINALIZED AS
 PART OF THE DESIGN. IT WOULD BE BETTER TO SPREAD OUT
 THE PARKING SPACES AND HAVE ALL TREES AT THE SAME
 DISTANCE TO SHADE SIDEWALK.
  
  
 4. PARTIALLY SATISFIED. CALCULATIONS FOR STREET TREES
 NEED TO BE CORRECTED. EXAMPLE- DIXIE FROM CURB AT
 BANYAN TO NORTH PROPERTY LINE SCALES AS 160 FEET AND
 REQUIRES 6 TREES. BANYAN SIDE MUST BE MEASURED FOR THE
 ENTIRE LENGTH OF THE PROPERTY AND THE REQUIRED TREES
 RECALCULATED. OLIVE SIDE MUST ALSO BE ADDED. EXISTING
 STREET TREES ARE TO BE REMOVED AND REPLACED WITH NEW
 TREES WITH STRUCTURAL SOIL AS REQUIRED.
  
 5. SATISFIED. PRIVATE OPEN SPACE AREAS SHOWN ON SHEETS
 LP.3 AND LP.4 NEED TO BE LABELED AS THE SELECTED OPEN
 SPACE TYPE AND FLOOR. ROOFTOP GARDEN IS ASSUMED, AS THE
 REQUIREMENTS MATCH THIS OPEN SPACE TYPE.
  
 6. SATISFIED. FUTURE SUBDIVISION LINE SHOWN DOES NOT
 ALLOW FUTURE LOTS TO MEET THE 5 FOOT LANDSCAPE BUFFER
 REQUIREMENTS ADJACENT TO PARKING AREAS.
 THE DISCUSSION WITH THE APPLICANT WAS TO REMOVE THE
 LINE FROM THE PLANS. ANY SUBDIVISION PROPOSED IN THE
 FUTURE MUST NOT CREATE A NONCONFORMITY WITH THE BUFFER
 REQUIREMENT. IF THE PROPERTY IS APPROVED AS ONE SITE
 PLAN AND A UNITY OF TITLE IS EXECUTED AS PART OF THE
 SUBDIVISION, IT MAY BE POSSIBLE.

 TREE NEED TO BE ADDED AT THE END OF THE ROW OF PARKING
 AT THE NORTHEAST CORNER OF THE PROPERTY.
 TERMINAL ISLAND TREES ARE MISSING FROM SEVERAL
 LOCATIONS ADJACENT TO THE ROWS OF PARKING IN THE
 SURFACE PARKING AREA. HEDGE MUST BE PROVIDED ALONG
 STREET FRONTAGE.
  
 ADDITIONAL COMMENTS 11/21/19:
  
 11. DRAINAGE LINES AND DRAINS ARE IN CONFLICT WITH THE
 TREE LOCATIONS FOR THE PUBLIC OPEN SPACE.
  
 12. FLORIDA FRIENDLY POINTS CANNOT BE COUNTED TWICE IN
 THE SAME CATEGORY. EXAMPLE: IF TAKING CREDIT FOR 51%
 NATIVE SHRUBS, CAN ONLY TAKE 25-50% FOR DROUGHT
 TOLERANT SHRUBS.
  
 13. CORRECT CANOPY AREA REQUIREMENTS FOR OPEN SPACE ON
 SHEETS LP.2, LP.3 AND LP.4 TO READ ?TYPE? INSTEAD OF
 ?CATEGORY?.
  
 14. ON SHEET LP-2 AND LP-3, HIBISCUS SYRIACUS IS NOT

 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
