2020-03-19 09:55:48A. THE FOLLOWING ITEMS SHALL BE ADDRESSED DURING THE
 BUILDING PERMIT PROCESS:
 1. THE SCREENING OF ROOFTOP MECHANICAL EQUIPMENT SHALL
 CONTINUE TO BE COORDINATED IF THE RAISED PARAPET DOES
 NOT PROVIDE SUFFICIENT SCREENING.
  
 2. THE PLACEMENT OF ALL UTILITIES, INCLUDING IRRIGATION
 METERS, SHALL CONTINUE TO BE COORDINATED TO REMAIN OFF
 OF THE PEDESTRIAN WALKWAY AND SCREENED TO THE FULLEST
 EXTENT POSSIBLE. FDC SHALL BE WALL MOUNTED AND IF
 POSSIBLE, PAINTED TO MATCH THE BUILDING COLOR.
  
 3. THE TWELVE CABBAGE PALMS MUST BE INCORPORATED WITHIN
 THE WESTERN BUFFER IN A WAY WHERE SUFFICIENT SCREENING
 OF THE PARKING GARAGE IS STILL MAINTAINED.
  
 4. THE APPLICANT SHALL WORK WITH CITY STAFF TO CONTINUE
 TO EXPLORE OPTIONS FOR THE RELOCATION OF THE LARGE LIVE
 OAK TREE #18 TO AN OFF-SITE LOCATION.
  
 5. THE APPLICANT SHALL SUBMIT A CORRECTED LANDSCAPE
 PLAN SHOWING THE TOTAL PERCENTAGE OF PLANT MATERIAL
 ADDED THAT IS FLORIDA NATIVE OR DROUGHT TOLERANT
 SPECIES SELECTED FROM THE CITY LIST OR THE LIST OF
 SPECIES IN THE MOST RECENT EDITION OF SOUTH FLORIDA
 WATER MANAGEMENT DISTRICT WATERWISE SOUTH FLORIDA
 LANDSCAPES.
  
 6. THE PHOTOMETRICS SHALL BE COORDINATED TO PROVIDE
 STREET LIGHTS ALONG THE ROW OF TRINITY PLACE AND WITHIN
 THE PUBLIC OPEN SPACE (NOT THROUGH EXTERIOR OR INTERIOR
 BUILDING LIGHTING).
  
 7. THE APPLICANT SHALL CONSIDER PROVIDING
 TRANSPORTATION DEMAND MANAGEMENT (TDM) STRATEGIES TO
 MEET THE MODE SHIFT GOAL OF 50% AND PROVIDE ANNUAL
 USAGE STATISTICS TO THE CITY, INCLUDING BUT NOT LIMITED
 TO: (TRAFFIC ENGINEERING)
 A. UNBUNDLE PARKING SPACES
 B. PROVIDE TRANSIT PASS SUBSIDY
 C. PROVIDE SHARED MOBILITY SUBSIDY
  
 8. THE APPLICANT SHALL CONDUCT A CURBSIDE MANAGEMENT
 STUDY TO EVALUATION THE UTILIZATION OF CURBSIDE
 ANNUALLY AFTER THE FIRST CO IS ISSUED UNTIL ONE YEAR
 AFTER THE LAST CO IS ISSUED (TRAFFIC ENGINEERING)
  
 9. THE APPLICANT SHALL REMOVE THE THREE PARKING SPACES
 MARKED AS "FUTURE CAR SHARE" AND ONE PARKING SPACE
 MARKED AS "RESIDENTIAL PARKING GUEST" THAT ARE LOCATED
 BY THE OVERHANG GATE, OR RELOCATE THE OVERHANG GATE TO
 ELIMINATE CONFLICTS. IF THE SPACES ARE REMOVED, THREE
 OTHER GUEST SPACES MUST BE RESERVED FOR ?FUTURE CARE
 SHARE? AND ONE ADDITIONAL PARKING SPACE MUST BE
 RESERVED FOR ?GUEST PARKING?.
  
 10. THE LEVEL OF SERVICE ANALYSIS FOR THE TRASH PICKUP
 SHALL BE PROVIDED TO PUBLIC WORKS TO DETERMINE CAPACITY
 NEEDED FOR TRASH BINS. THE MINIMUM TRASH ROOM HEIGHT
 CLEARANCE FOR CEILING AND DOOR SHALL BE 10 FEET.
  
 11. THE CONTEXTUAL ELEVATIONS ALONG TRINITY PLACE
 FACING WEST SHALL BE UPDATED TO CORRECT THE DISTANCE
 BETWEEN THE PROPOSED STRUCTURE AND THE EXISTING TWO
 CITY PLAZA.
  
 12. THE APPLICANT SHALL REMOVE ONE OF THE TWO LOUVERED
 DOORS LEADING TO THE FPL TRANSFORMER ROOM TO REDUCE THE
 AMOUNT OF LOUVRES ALONG THE NORTH FA?ADE. THIS COULD BE
 REPLACED WITH A FAUX GLASS WINDOW OR OTHER OPTIONS THAT
 CAN BE EXPLORED WITH CITY ZONING STAFF TO FURTHER
 ENHANCE THE FACADE.
  
 13. THE APPLICANT SHALL CONSIDER THE ADDITION OF ONE
 MORE DOOR LEADING TO THE RETAIL/RESTAURANT SPACE ALONG
 TANGLEWOOD COURT.
  
 14. THE PUBLIC BICYCLE RACKS ALONG OLIVE AVENUE CAN BE
 RELOCATED TO A SUITABLE LOCATION IN ORDER TO AVOID THE
 NEED FOR CONCRETE BASE PADS WITHIN THE PAVER AREA, OR
 OTHERWISE CAN BE MOUNTED WITHIN THE PAVERS (WITHOUT THE
 CONCRETE BASE).
  
 15. THE PERMIT PLANS SHALL BE UPDATED THROUGHOUT THE
 PERMITTING PROCESS AS THE PROPOSED GARAGE SCREENING
 ALONG OLIVE AND TRINITY IS SELECTED AS PART OF THE AIPP
 PROCESS. AN AMENDMENT OF THE ELEVATION AND RENDERING
 SHALL BE SUBMITTED AS A PERMIT AMENDMENT, IF THE
 BUILDING PERMIT HAS BEEN APPROVED BY TIME OF AIPP
 APPROVAL BY CITY COMMISSION.
  
 16. THE LOCATION AND DIMENSIONS OF THE MICROMOBILITY
 STATION WITHIN THE SITE?S ROW SHALL BE COORDINATED WITH
 CITY ENGINEERING AND CITY ZONING.
  
 17. THE PARKING GARAGE ENTRANCE SHALL BE TREATED,
 INCLUDING THE CEILING FOR THE FIRST 20 FEET. ALL
 PORTIONS OF THE PARKING GARAGE THAT CAN BE SEEN FROM
 THE PUBLIC SIDEWALK OR STREET SHALL BE TREATED
 INCLUDING THE CEILING, AT MINIMUM TO THE FIRST 20 FEET.
 ALL GARAGE LIGHTING SHALL BE SHIELDED FROM THE PUBLIC
 SIDEWALK AND STREETS.
  
 18. THE DEVELOPER SHALL BE RESPONSIBLE FOR ANY
 INFRASTRUCTURE IMPROVEMENTS REQUIRED TO SERVE THE
 PROJECT.
  
 19. ALL STREET LIGHTS, TREE GRATES, BOLLARDS, PAVERS OR
 ANY OTHER STREETSCAPE ELEMENTS INSTALLED WITHIN THE
 CITY?S ROW SHALL COMPLY WITH CITY?S STANDARDS, AND
 SHALL BE APPROVED BY THE PLANNING DIVISION AND THE
 ENGINEERING SERVICES DEPARTMENT DURING THE BUILDING
 PERMIT PROCESS. ANY FEES ASSOCIATED WITH THE REMOVAL OF
 EXISTING STREET LIGHTS SHALL BE A COST TO THE OWNER.
  
 20. PRIOR TO THE ISSUANCE OF THE FIRST BUILDING PERMIT,
 THE APPLICANT SHALL PREPARE A CONSTRUCTION SITE
 SECURITY AND MANAGEMENT PLAN FOR APPROVAL BY THE CITY
 OF WEST PALM BEACH POLICE DEPARTMENT CPTED OFFICIAL.
  
 21. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
  
 22. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
  
 23. IRRIGATION FOR STREET TREES AND LANDSCAPING IN THE
 RIGHT OF WAYS SHALL BE PROVIDED BY THE APPLICANT,
 SUCCESSORS AND ASSIGNS FROM THE SUBJECT DEVELOPMENT.
 ALL EXISTING CITY IRRIGATION LINES RUNNING TO
 INDIVIDUAL AREAS OR TREES SHALL BE REMOVED AND CAPPED
 IN SUCH A WAY TO ENSURE CITY IRRIGATION SUPPLY LINES
 SHALL REMAIN INTACT AND CONTINUOUS FOR OTHER AREAS
 SERVED BY THE LINES
  
 B. THE FOLLOWING ITEMS SHALL BE ADDRESSED THROUGH CITY
 ENGINEERING PERMIT REVIEW:
  
 24. THE OWNER SHALL COORDINATE WITH CITY ENGINEERING IF
 THE OWNER PROPOSES THE POSSIBLE USE OF THE TWO ON
 STREET PARKING SPACES ALONG TRINITY PLACE AS A LOADING
 AREA.
  
 25. THE CURB LINE ALONG TRINITY PLACE AT S. OLIVE AVE
 MAY NEED TO BE ADJUSTED TO ALIGN WITH THE PROPOSED TOP
 FOR THE EXISTING DRAINAGE STRUCTURE.
  
 26. SHOW EXISTING AND PROPOSED PEDESTRIAN EASEMENTS ON
 THE PERIMETER SECTIONS ON SHEET C8.00.
  
 27. TRENCH DRAIN AT THE SOUTH DRIVEWAY MAY NOT BE
 NECESSARY SINCE IT IS LOCATED SO FAR INTO THE GARAGE.
 GRADE THE DRIVEWAY TO DRAIN TO THE CONTROL STRUCTURE.
  
 28. CONSIDER SLOPING THE STORMWATER PIPES BETWEEN THE
 CONTROL STRUCTURE AND EXISTING CATCH BASIN ON TRINITY
 PLACE.
  
 29. CONSIDER FLATTENING THE SLOPE OF THE PARKING AREA
 IN PERIMETER SECTION B-B TO 2% AND STEEPENING THE SLOPE
 OF THE LANDSCAPE AREA BEHIND THE CURB.
  
 30. SHOW SWALE TYPE CROSS SECTIONS IN THE LANDSCAPE
 AREAS TO CAPTURE AND RETAIN/DETAIN RUNOFF FROM THE
 SIDEWALK AREAS.
  
 31. GRATE ELEVATION (11.50? NAVD) OF THE NORTH TRENCH
 DRAIN APPEARS TO BE LOWER THAN THE ADJACENT DRIVEWAY
 GRADES.
  
 C. THE FOLLOWING ITEMS SHALL BE ADDRESSED PRIOR TO
 ISSUANCE OF FINAL CO:
 32. THE OWNER SHALL WORK WITH CITY STAFF TO KEEP
 TANGLEWOOD COURT, TRINITY PLACE AND OLIVE AVENUE OPEN
 FOR VEHICLES AND PEDESTRIANS BY MEANS OF SCAFFOLDING OR
 OTHER MEASURES TO THE MOST EXTENT POSSIBLE THROUGHOUT
 THE CONSTRUCTION PROCESS.
  
 33. THE OWNER SHALL COORDINATE WITH THE CITY PARKING
 ADMINISTRATION FOR THE REMOVAL AND RELOCATION OF
 ON-STREET PARKING SPACES.
  
 34. THE PROJECT SHALL MEET THE REQUIREMENT FOR ART IN
 PUBLIC PLACES.
  
 35. THE OWNER SHALL CONTRIBUTE A TROLLEY FEE AT $10 PER
 MICRO-UNIT PER MONTH. THIS PAYMENT METHOD SHALL BE
 ESTABLISHED PRIOR TO CO.
  
 36. RECORDED SIDEWALK/ACCESS EASEMENTS SHALL BE
 REQUIRED AND ALL OTHER EASEMENTS DEEMED NECESSARY BY
 THE CITY SURVEYOR.
  
 37. PAVEMENT SHALL BE RESURFACED IN ACCORDANCE WITH
 CITY STANDARDS TO ANY AREA WHERE PAVEMENT MARKINGS ARE
 REMOVED.
  
 38. THE OWNER SHALL BE RESPONSIBLE FOR CAPTURING ANY
 MAJOR GRADE CHANGES WITHIN THE INTERIOR OF THE BUILDING
 AND KEEP THE PUBLIC AREAS OF THE LOT FREE OF
 TRIP-HAZARD CURB LINES OR ANY RAMPS.
  
 39. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION ADJACENT TO THE
 DEVELOPMENT. THIS WILL BE THROUGH A SEPARATE
 MAINTENANCE AGREEMENT WITH THE CITY.
