 1.) PROVIDE AUTO TURN DIAGRAM FOR LOADING AND UNLOADING
 TRUCKS FOR BOTH BUILDINGS. NOTE: THE JUSTIFICATION
 STATEMENT STATES AN AUTO TURN DIAGRAM HAS BEEN
 PROVIDED; HOWEVER, IT SEEMS TO BE MISSING FROM THE
 SUBMITTALS.
  
 2.) AMEND THE JUSTIFICATION STATEMENT TO ADDRESS THE
 FOLLOWING: WILL THERE BE VALET PARKING ATTENDANT AT ALL
 TIMES? IF SO, THIS MUST BE NOTED IN THE STATEMENT, AS
 VALET PARKING MUST HAVE AN ATTENDANT; PER ZLDR
 S.94-207(B)(1), THE PROPOSED PLANNED DEVELOPMENT SHALL
 COMPLY WITH S.94-33, ARTICLE XII AND ARTICLE XVII.
 PLEASE PROVIDE THE RESPONSES FOR CONSISTENCY.
  
 3.) PROVIDE WRITTEN CONFIRMATION THAT THE CITY'S PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES. ALSO, PROVIDE LETTERS FROM THE
 FOLLOWING PUBLIC UTILITIES CONFIRMING THAT THE PROPOSED
 PROJECT DOES NOT ENCROACH INTO THEIR EASEMENTS OR
 OTHERWISE INTERFERE WITH THE PROVISION OF THEIR
 SERVICES: AT&T, FPU AND FPL. NOTE: LETTERS MUST
 REFERENCE ALL APPLICABLE PARCELS OF THE PROJECT.

 4.) A PREDETERMINATION LETTER FROM THE FLORIDA
 DEPARTMENT OF TRANSPORTATION (FDOT) IS REQUIRED FOR THE
 PROPOSED CHANGES ALONG SOUTH DIXIE HIGHWAY [6/11/19 AND
 9/24/19 REPEAT COMMENT]
  
  
 SITE PLAN COMMMENTS:
  
 1.) AS DISCUSSED AT THE MEETING HELD ON 11/1/2019 WITH
 STAFF AND THE AGENT, THE FAR CALCULATIONS MUST BE
 REVISED, TO ACCURATELY REFLECT FAR AND NON-FAR SPACES.
  
 2.) PLEASE ADDRESS THE FOLLOWING IN THE SITE DATA
 TABULAR AND/OR WAIVER CHART: THERE IS AN ASTERISK BY
 THE WORD "OTHER." PLEASE DEFINE; CORRECT THE
 RESIDENTIAL DENSITY TO 32.15 DU/AC (NOT 32 DU/AC, AS
 THIS IMPLIES THAT THE DENSITY IS 32 DU/AC WHICH IS NOT
 ACCURATE; CHECK PARKING CALCULATIONS, AS THEY SEEM TO
 BE INCORRECT; ALSO NOTE THAT THE CALCULATIONS FOR GUEST
 PARKING IS BASED ON THE OVERALL UNIT COUNT FOR THE
 PROJECT; SETBACK CALCULATIONS ARE INCORRECT - PLEASE
 ADDRESS FOR CONSISTENCY.
  
 3.) ARE THE IMPROVEMENTS ALONG SOUTH DIXIE HIGHWAY
 CONSISTENT WITH THE SOUTH DIXIE HIGHWAY CORRIDOR
 IMPROVEMENT PLAN? PROVIDE DOCUMENTATION OF THE
 CORRESPONDANCE WITH FLORIDA DEPARTMENT OF
 TRANSPORTATION (FDOT) STATING THAT THERE ARE NO ISSUES
 WITH THE PROPOSED CHANGES ALONG DIXIE HIGHWAY.
  
 4.) IT IS VERY DIFFICULT TO SEE THE EXTENT OF THE
 PROPOSED 8 FT. HIGH WALL ALONG THE REAR PROPERTY LINES
 OF BOTH PARCELS (EL FLAMINGO AND EL CORDOVA). PLEASE

 5.) SETBACK DISTANCE OF ALL PROJECTIONS (I.E.
 BALCONIES) MUST BE DIMENSIONED IN THE SITE PLAN. NOT
 ALL PROJECTIONS (I.E. BALCONY) AND/OR SETBACK
 DIMENSIONS HAVE BEEN PROVIDED.
  
 6.) BICYCLE RACK DOES NOT MATCH BICYCLE RACK DETAIL ON
 SHEET SP-2.
  
  
 ARCHITECTURAL (FLOOR PLANS AND ELEVATIONS):
  
 1.) ON SHEET A-0CV, THE FAR AND UNIT CALCULATIONS ARE
 INCORRECT. ALSO, THE FAR SPACE CALCULATIONS WILL NEED
 TO BE ADJUSTED FOR CONSISTENCY.
  
 2.) ARE THE ADJACENT BUILDINGS SCALED IN THE SITE
 SECTIONS (SHEET A-800)? IF NOT, PLEASE SCALE, AS THIS
 WAS REQUESTED IN PAST COMMENTS AND DISCUSSIONS BETWEEN
 STAFF AND THE APPLICANT.
  
 5.) THE LOCATION OF THE PROPOSED ACCESSIBLE PARKING
 SPACES WITHIN THE UNDERGROUND PARKING GARAGE REQUIRES
 APPROVAL FROM THE BUILDING DEPARTMENT. PLEASE PROVIDE
 WRITTEN DOCUMENTATION THAT THE BUILDING DEPARTMENT HAS
 REVIEWED AND AND HAS APPROVED THE LOCATIONS OF THE
 ACCESSIBLE PARKING SPACES. [6/11/19 AND 924/19 REPEAT

 SIGNAGE COMMENTS:
  
 1.) AT MINIMUM, A NOTE SHALL BE ADDED TO ALL PLAN
 SHEETS WITH SIGNAGE INDICATING THAT ALL PROPOSED
 SIGNAGE SHALL COMPLY WITH THE SIGNAGE REGULATIONS OF

 PHOTOMETRIC/LIGHTING PLAN COMMENTS:
  
 1.) ANY SOURCE OF ILLUMINATION LOCATED WITHIN A
 COMMERCIAL PLANNED DEVELOPMENT (CPD) DISTRICT SHALL NOT
 EXCEED ONE-FOOT CANDLE AT OR BEYOND THE BOUNDARIES OF
 THE SUCH DEVELOPMENT. THE PROJECT DOES NOT COMPLY WITH

 2.) ALL OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE

 INCHES X 11 INCHES, AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS.
